ALL INCLUDED! - This modern FULLY AIR CONDITIONED 6BR/4BA villa on Via Francigena is an enchanted paradise for friends and families with kids (trampoline, basketball area, soccer and volleyball/beach tennis nets, table tennis and foosball) and with pets (fenced garden). It is located in the small village Abbadia Isola in the shadow of the medieval castle of Monteriggioni, right on the path the ancient road and pilgrim route running from France to Rome (via Francigena)

Siena is the closest town (12 min by car) and Florence is 45 min away

Our home is perfect to offer you peace and fantastic countryside location to rest. Our guests always enjoy several indoors and outdoors ... amenities (see photos). The house has internet Wi-Fi coverage, a fully equipped large and modern kitchen with AC, TV screen in the living room including Netflix.

One bedroom and one bathroom on the ground floor.

3 bedrooms and 2 bathrooms on the first floor, all with Air Conditioning.

In addition, the attic with view on the castle, offers another big air-conditioned family room, with a 2 kingsize beds on tatami, and a 120 cm long wooden fenced baby bed, plus laundry room with en-suite toilet, dryer and washing machine. Iron and iron table also available.

All bedrooms have mosquito nets and adjustable shutters: the area in summer is nice and ventilated and you can sleep with open windows, without need of AC, listening to the countryside night sounds.

AC is available in all bedrooms (including kitchen and living room).

For families with small babies and toddlers we have 2 Stokke Tripp Trapp and 2 IKEA high chairs. Two safety car seats would also be available for use by 4+ year old kids.

You can access the entire house and listed rooms, including garden and parking area.

If availability allows, alternative check-in/out times can be considered upon request.

If I am not around, at any time you will be able to contact us by phone, WhatsApp and email. When in the house, you will have wifi internet connection.

Moreover, our dear neighbours (also hosts) and our friends in Siena will be helping you with all you need.

It is the ideal location to start your bike and mountain bike tours of the area. A detailed hike and bike trails map is available for you to borrow during your stay.

Get used to greet hikers passing by and asking for directions to Monteriggioni's castle: the house is located on a portion of Via Francigena, that the pilgrims used to walk to reach Rome from France - today it is a well indicated and beautiful hiking track, across olive trees fields and vineyards.

Across an easy path though the fields and alongside the woods, you can bike to Monteriggioni in 15 min or walk there in 30 min. The last part is uphill, so you need good legs ... but the nice view and an icecream at the castle will repay the effort!

Another little jewel at 10 min drive or 1 hour walk along the via Francigena, is the Rock of Staggia, a well preserved fortified fortress dating back to the 14th century. Look for "roccadistaggia" for more information.

The house is located 300 mt out of the small village of Abbadia Isola, so you will enjoy the nature and the natural sounds of the countryside, while still being at 3 min drive from the nearest supermarket, bank, pharmacy, bus and train stop.

You can park your cars in front of the house or inside the fence.

Siena is the closest main town and can be reached by car in 12 minutes, while Florence is 45 mins drive away.

Rapolano Terme (thermal baths area) is also within 35 mins reach by car.

Driving to the seaside (Cecina, Piombino, Castiglione della Pescaia, Marina di Grosseto) would take a little more than one hour, while ski mountains can be reached (Monte Amiata) in one an a half hour.

San Giminiano, Volterra, Pienza, Montalcino, Bagno Vignoni, S.Galgano, San Quirico d'Orcia are just a few of the nice excursions within less than one hour drive.
