While you may receive packages (e.g., from Amazon or UPS), please understand that Lucas Luxury Group cannot be responsible for any lost or stolen items. Additionally, any packages arriving after your departure will not be forwarded or held.

Please do not retrieve any mail from the property’s mailbox, as it is reserved for our concierge service. Thank you for your understanding!

Other things to note
Important: Rules, Fees, IDs, Pets, and Access Protocols (Read Before Booking)

By requesting to book, you acknowledge and agree to the following terms:

1) All guests must acknowledge our Rules and Requirements prior to check-in (sent digitally after booking). Failure to acknowledge that you read all information may result in in your booking being denied

2. This is an enormous luxury home and we must protect the property and prepare it properly for each arrival. Therefore, we only accept bookings that guest acknowledges our rules and applicable fees if rules are broken.
All damages, fees, rule-violation charges, excessive cleaning, unauthorized vendor/visitor charges, and any guest-requested items/services will charged to guest (with documentation).

If damages and/or fees are accessed it will be immediately submitted to Airbnb for reimbursement/claims processing, along with photos, invoices, and supporting documentation.

3) Pet Approval Requirements + Fees

Pets may or may not be allowed only with written approval before booking is accepted.

To be considered for approval, guest must provide prior to acceptance:
• Type/breed and photos of each pet
• Current shot/vaccination records

If approved:
• Pet fee: $1,000 per pet , per month (non-refundable)
• Any pet-related cleaning, odor treatment, flea treatment, or damage will be charged with photos or written documentation

4) Move-Out / Deep Cleaning Fee

A move-out deep cleaning fee of $6,000 applies to this property.

5) Guest-Requested Items / Add-Ons

Any items or services requested by the guest (including but not limited to supplies, furnishings, special setups, deliveries requiring coordination, replacements, or extra support will be charged with documentation.

6) All Adult Occupants Must Provide ID

For safety and verification, all adult occupants must provide a valid government-issued photo ID prior to check-in. Guests should cover/black out sensitive information (such as license number) and may show only: name + photo + DOB (and state/country). Failure to provide ID for all adult occupants may result in cancellation and/or denied entry.

7) No Unauthorized Vendors / Contractors

Guests may not contract, schedule, or allow entry to any vendors/contractors/service providers (including cleaners, repair persons, movers, inspectors, handymen, etc.) without prior written approval from host in the Airbnb message thread. Unauthorized vendor access is a serious violation due to safety, liability, and property protection.

8) Third-Party Booking Policy (No Unapproved 3rd Party Stays)

Bookings must be made by the actual primary guest who will be staying at the property. Third-party bookings (booking on behalf of someone else) are not permitted unless approved in writing in advance by host.

If a third-party booking is requested for corporate/insurance placement, the booking party must provide before acceptance:
• Full legal name of the staying guest(s) and all adult occupants
• IDs for all adult occupants (sensitive info covered)
• Acknowledgment in Airbnb messages that the booking party and staying guests agree to all house rules and liability requirements
• A single point of contact responsible for communication during the stay

If we determine the booking is a third-party stay that was not disclosed and approved in writing, it is considered a material violation and may result in immediate termination of the reservation.

9) Good Faith Booking + Strict Rule Enforcement

You are booking in good faith and agree to follow all house rules and protocols. Any violation may result in immediate termination of the reservation and removal from the property, with no refunds to the extent permitted by Airbnb policy and applicable law.

10) Non-Retaliation / No Harassment Policy

We maintain a zero-tolerance policy for retaliation. Guests agree not to engage in any retaliatory behavior including: threats, intimidation, harassment, extortion, coercion, doxxing, false claims, or attempts to pressure the host into altering rules or refunds. Any such behavior will be documented and escalated to Airbnb and, if necessary, local authorities. Required Guest Verification Policy – Ensuring a Safe and Luxurious Stay
