The main living and dining area is where the house makes its first impression — and it delivers. A dramatic cast-iron fireplace anchors the room, flanked by a formal dining table for 8 and a sun-filled breakfast nook for another 8. The kitchen is designed to match: a large center island, a sleek professional-grade stove, and an elegant oversized refrigerator make cooking for a crowd a genuine pleasure, not a chore. The living room continues the same design language — carefully curated, warm, and inviting without feeling untouchable. A wooden upright piano adds a classic touch to the space.

— YOUR PRIVATE OUTDOOR OASIS —

The property's outdoor life unfolds across two separate areas, each with its own character. Right off the house, the BBQ zone is built for al fresco living: a full BBQ setup, a fire pit, and two pergola-covered structures — one with an outdoor dining area, the other with a comfortable outdoor lounge. It's the natural extension of the kitchen for long group dinners under the open sky. A separate pool area functions as its own self-contained retreat. The kidney-shaped pool and jacuzzi are the centerpiece, flanked by a dedicated pool house structure with a private bedroom, full bathroom, and kitchenette (refrigerator, microwave, and sink) — giving guests staying there a fully independent experience. Attached to the pool house, a covered outdoor living room with an exterior fireplace creates the perfect sheltered spot for evenings by the water. A second fire pit rounds out the area for late nights under the stars.

The game room has you covered from every angle: a pool table, air hockey, foosball, a full bar with counter seating, and two classic arcade cabinets — a Pac-Man machine loaded with 8 games (including Galaga) and a Mortal Kombat cabinet with 12 titles. The basement area features multiple TVs spread throughout, ideal for watching the game from multiple vantage points. Board games and a cozy gas fireplace lounge round out the options when the pace slows down.

When it's movie night, head up to the fourth-floor private cinema: an 85" screen, a JBL surround sound bar, and a built-in snack bar stocked with a microwave and popcorn. The experience is complete.

The primary suite is a destination in itself. Oversized windows frame the surrounding forest from every angle, a gas fireplace creates a warm ambiance, and the sitting area — with a reclining loveseat and dedicated TV — gives you a private living room within your room. A coffee bar means you never have to face the morning without caffeine, and a private deck with a chat set lets you ease into the day with nothing but treetops in view.

A second main-level bedroom features its own private deck — convenient for guests who prefer to avoid stairs. The pool house bedroom sits steps from the water, offering a unique and private experience within the property. All remaining bedrooms are generously sized with a thoughtful mix of king, queen, and full beds to accommodate every configuration.

New York City is approximately 90 minutes away, making this an ideal base for groups driving up from the city.
This estate is available year-round. Each season offers a completely different — and equally compelling — experience.

Guests have full access to the entire home, including all indoor and outdoor areas such as the pool, hot tub, game room, and theater.

The house is completely private — no shared spaces.

Self check-in is available via smart lock.

— A FEW THINGS BEFORE YOU ARRIVE —

🐾 PETS

Well-behaved dogs are welcome — up to 2 dogs per stay at $200 per dog. No cats or other pets permitted.

· Dogs are welcome indoors and in all outdoor areas except the pool and jacuzzi. Please do not allow your dog in or around the pool or jacuzzi at any time.
· Please clean up after your pet immediately, both indoors and outdoors.
· Dogs must be under control at all times. Please do not leave your dog unsupervised indoors or tied up outside unattended.
· Any damage caused by pets will be the guest's responsibility.
· Please bring your dog's bed, crate, or blanket — pets are not permitted on furniture or beds.
· If your dog tends to bark excessively, please be mindful of quiet hours after 11:00 PM.

We want you to have the best stay possible — and a little heads up goes a long way. Here's what you need to know:

-Check-in is at 4:00 PM and check-out is at 10:00 AM. Need a little extra time on either end? Early check-in or late check-out may be available for an additional fee — just ask and we'll do our best to make it work.

-Please keep things calm after 11:00 PM. The forest is at its most magical when it's quiet — trust us on this one.

-Smoking is welcome outside. We just ask that you keep it outdoors and dispose of cigarette butts thoughtfully. The indoors is smoke-free.

-This is a private retreat, not an event venue — so the guest list stays at 18. No external visitors without prior approval. That said, if you're dreaming of hosting something special here — a birthday, a small wedding, a family reunion with a few extra faces — reach out before booking. We love making those moments happen and are happy to talk through event options.

-The pool, trampoline, and water slide are yours to enjoy — just please use common sense and keep a close eye on the little ones around the water at all times. All amenities are used at guests' own risk.
