You can use the entire property – but some cabinets and the little house on the terrace are locked because we store our private belongings there.
The entrance area is not part of the apartment because the alarm system is installed there for the safety of everyone!

Statutory reporting obligations

Prior to arrival, the legally required data of all arriving persons must be submitted. This includes, in particular, first and last name, gender, ID details, date of birth, nationality, permanent address and the required contact details (phone number and email address). Upon check-in, the information will be verified against the identification documents.

Purpose of stay and required documentation

The apartment is rented exclusively for stays of limited duration for vacation, recreation, and leisure purposes, with a minimum duration of 32 days. Use as a primary residence or to meet a temporary housing need for professional, educational or other reasons is excluded.

In accordance with the applicable Catalan regulations, Guests must state their permanent place of residence before the start of their stay and provide appropriate documentation to prove that the purpose of their stay is leisure or vacation. In particular, this requires the signing of a separate rental agreement and a self-declaration (Declaración Responsable) expressly confirming the purpose of the stay. Both documents are also required for the legally mandated registration and payment of the security deposit.

Meeting these requirements is a prerequisite for the rental. If the required documentation is not provided or if it turns out that false information has been provided regarding the purpose of the stay, we reserve the right to cancel the reservation in accordance with the applicable legal provisions and Airbnb policies or to take appropriate legal action.

The apartment is not being rented for the purpose of establishing a permanent or habitual residence. Using the apartment's address as a permanent registered or residential address is not part of the agreed purpose of the rental. Statutory registration obligations and registration rights remain unaffected.

Security Deposit

A statutory security deposit must be paid for the rental. For stays of less than one year, this will be calculated on a pro-rata basis based on two months' rent in accordance with the agreed term of the Agreement.

The security deposit will be refunded promptly after vacating the apartment and returning it in proper condition, provided there are no justified claims arising from the tenancy, damages or other legally permissible deductions.

Utilities and Resource Consumption

Wi-Fi and weekly basic cleaning are included, as well as the following utility allowances:
Electricity: Up to 300 kWh per 30 days
Gas: Up to 100 m³ per 30 days
Water: Up to 9 m³ per 30 days

Any consumption exceeding these allowances will be charged as follows:
Electricity: €15 for every additional 50 kWh or part thereof.
Gas: €15 for every additional 10 m³ or part thereof.
Water: €25 for every additional 10 m³ or part thereof.

We expect energy and water to be used responsibly and appropriately. In particular, the air conditioning and heating are not intended for continuous 24/7 operation. When you are away, they should be adjusted accordingly or switched off.

Security and monitoring

The apartment is equipped with an alarm system. For security reasons, the entrance door and the access to the private roof terrace are monitored by outdoor cameras.

In the living room, there is a Minut noise meter that measures only the noise level. No conversations or other audio recordings are recorded.

Acceptance of the terms and conditions

By booking, guests acknowledge the terms and procedures described above. The required contractual documents will be provided for signature before the start of the stay.
