Escape to the heart of New Braunfels, TX in our newly renovated and furnished 2BR/2BA condo on the Comal River, directly across from Schlitterbahn East Waterpark. Perfect for families, it sleeps six guests comfortably with a queen bed, two twin beds, a twin trundle, and a couch. Enjoy brand-new appliances, A/C, and a relaxing modern interior. Step outside for river access or walk to Schlitterbahn. Close to downtown, dining, tubing, shopping, and live music.
Guest access:
On the day of your reservation, guests will receive check-in details via Airbnb/email shortly before 3:00 PM to access the condo directly (no additional check-in location is required). It is important that guests understand all policies and that the reservation is paid in full so there are no interruptions in receiving your check-in details. Please check your spam or junk folder if you do not receive them by 3:15 PM.
IMPORTANT: If guests do not receive check-in details/code by 3:30 PM please call us immediately.
Once inside the condo, guests will find wristbands, parking permits, and additional information on the kitchen island regarding the use of the property.
Other things to note:
***NO EXCEPTIONS POLICY:
1) The primary guest making the reservation must be 25 years of age or older. (All members of the group must be 21 years of age or older unless a parent or guardian is present during the entirety of the stay for anyone younger.)
2) No day visitors are allowed. (Six guests maximum occupancy; occupancy includes children.)
***PARKING:
1) Guests will receive two (2) parking permits, which MUST BE DISPLAYED in their vehicles AT ALL TIMES. Only ONE covered parking space is provided; the second space is an uncovered parking space located off Gilbert Avenue facing the condominiums. Mobile homes, RVs, boat trailers, and other trailers are NOT PERMITTED in the parking lot or in any assigned parking spaces. Towing WILL BE ENFORCED by a third-party company if a valid parking permit is not displayed, and unfortunately we have NO CONTROL over towing decisions.
2) As a guest in our neighborhood, we bring the following important information to your attention. Please drive slowly and courteously through the parking lot of the Comal River Condominium Association and the surrounding neighborhood, including S. Gilbert Avenue, E. Coll Street, and S. Market Avenue. The area is populated with deer. While the deer are beautiful to see and part of our community, please do not feed them, as human food is harmful to their health. Please use caution, drive slowly, and yield to deer moving through the neighborhood.
***BOOKING POLICY:
1) Monthly reservations for January, February, and March must be booked from the first day of the month through the last day of the month.
2) Monthly reservations for October, November, and April, must be booked for 30 consecutive days, e.g., 1st through 30th or 31st, or 6th through the 6th, or 25th through the 25th.
3) Monthly reservations for May, June, July, August, and September may be considered based upon availability.
4) Short term reservations for stays during May, June, July, August, or September must be a minimum of two or three nights.
***CLEANING POLICY:
1) Unit #359 is stocked with basic kitchen utensils, such as dishes, glassware, flatware, pots, and pans. A starter supply of toiletries is also provided, including toilet paper, paper towels, sponge, trash bags, dishwasher tablets, bar soap, hand soap, and dish soap. Bath towels are provided for maximum occupancy, with half that number for hand towels and washcloths. A washer and dryer are available in the unit. Guests should bring their own food, toiletries, and beach towels.
PLEASE TAKE NOTICE: Bath towels are NOT to be used as beach towels on the Comal River or at Schlitterbahn. In addition, loss or theft of any item provided in Unit #359 will be charged to the guest who made the reservation.
2) The cleaning fee covers preparing the unit for each arrival, including supplies, laundering linens, and a full cleaning and sanitizing of Unit #359. Guests are asked to remove trash, run the dishwasher, and place used linens and towels in a pile before departure. The foregoing request is also stated in the check-out instructions.
3) Completing these tasks helps maintain the four-hour turnover and allows for early check-ins when possible, though this cannot be guaranteed during high turnover days.
4) Excessively dirty conditions (including guests leaving behind urine, feces, vomit, stained linens, confetti, glitter, or damaged items, etc.) will result in the guest incurring additional cleaning fees. Guests are asked to treat Unit #359 and the property of the Comal River Condominium Association with cleanliness and respect, as they would their own home or vacation property.
