Come and enjoy staying in Lancaster’s historic conservation area and enjoy this quiet, elegant area, whilst being close to railways and bus stations, moments from Lancaster’s bustling centre, and yet have the rich local countryside, dramatic coastline and southern Lake District just a short ride away.

Our spacious flat sits in a historic building but has all the modern comforts you’d expect to feel at home. The place works well for singles, couples, colleagues or friends who are looking to be in a quiet peaceful neighbourhood (and who are similarly peaceful and respectful - this is the wrong place if you plan to party!) whether visiting Lancaster for business, family catch-ups, or a holiday.

We accept non-smokers only, and while we can’t accommodate young children, we welcome people travelling with a well behaved child of nine years or older. Sorry, strictly no pets admitted.

You’ll enjoy sole use of the entire flat, including:
- Two bedrooms: full access to a large comfortable double bedroom, and a second small room with a narrow but full length single bed;
- Fully equipped kitchen that also has informal dining space for two;
- Spacious lounge with comfy seating, and a dining area;
- bathroom: with bath, shower (over) toilet.

All bedding and towels are provided.

Please note that access to our property is via a steep, cobbled lane, and is on the top floor of an old building. We have a flight of stairs to our front door, and unfortunately have no lift, so please be sure that we are the right and safe choice for all in your group.

When agreeing a stay, we like to know a little about the people to whom we’re handing over the keys, so, when you enquire to book, please include a little information about yourself (and anyone else in your group), perhaps let us know for instance what’s bringing you to Lancaster, whether you’ve been before or maybe this is your first trip here? Also, please confirm you’ve taken a good look through the details of the listing and that you are happy with our house rules, and finally, you must confirm that all guests are non-smokers.

Getting around

You’ll find us minutes walk from Lancaster railway, and five minutes - in the opposite direction - from the bus station, so getting here, and travelling about is easy and convenient. The city itself is compact and is best explored on foot! If you do bring a car, parking an be at a premium, but with planning can be easily and economically arranged. Let me know if you are bringing a car and I’ll send specific advice.

I normally like to meet guests, hand over the keys, welcome them to our flat, and show them around the place. On the occasion that this isn’t possible, self check-in can be arranged, but this must be by advance agreement. Be sure to check the itinerary sent to you with all the key details you'll need for your stay. While I will try to offer some flexibility with check-in/out times, the limits are there to allow for the flat to be properly cleaned and prepared for your arrival, and made ready for our next guests when you leave. I may be able to offer early checkin IF we have no guests boooked in the previous day. If you know that you’ll definitely want to arrive before 15:00, (or depart after 11:00),there is normally a charge as the date before/after your stay will need to be blocked. The extra time will usually be charged at 50% of the nightly rate.

House Rules
We are STRICTLY NON-SMOKING. This is a requirement of our insurance, and we host only non-smokers. Unregistered visitors to the property are not allowed. Exceptionally, guests can make a specific request - only those AGREED WITH US IN ADVANCE are permitted. The use of candles is strictly prohibited and you may not use them in any part of the property. We are the top flat (of three) in a converted building, with shared access across a small courtyard; relationships with our neighbours below, and across the way really matter - we expect guests to look after our property, and our standing with our neighbours, by being peaceful, polite and tidy. If you're looking to host a party, this is not the right place. We need to know who is staying at our flat so please provide a little background nformation about yourself and fellow travellers when enquiring or requesting to book; note ONLY those identified and registered through the booking process are permitted to stay overnight. For your comfort and hygeine, and to reduce noise for our neighbours below (as well as to protect our pale coloured carpets!), we require you to remove outdoor shoes (to be left on the outside landing) - so do pack your slippers, or you can borrow some slipper-socks to use during your stay! Hair dyes ruin the white grout in our tiled bathroom, and stain our towels; we therefore ask you not to use our place to colour your hair. Remember that our gas, electricity and water are all metered, and ensure that care is taken to use amenities responsibly, save power and water where possible, turning lights and appliances off when not actually needed. Please look after our property and leave it in the same clean and tidy state you found it. We make sure everything is lovely, clean and fresh for your arrival, and with no cleaning charges, we expect you to return it in a similar state. There is no maid service, though we will refresh linens and towels for those staying more than a week. The everyday cleaning is down to you - we don't expect to return to dirty dishes, kitchen mess etc! Damage and breakages (beyond the inevitable, occasional glass etc) will be reported and charged for. Cancellations after 30 days but before 14 days will be reimbursed 50% after the admin fee unless the dates are re-let (in which case the refund will reflect the number of days refilled)
Cancellations within 14 days of start date will not be reimbursed.
