To minimize encounters:
• Keep doors and windows closed, especially at night
• Store food properly and clean crumbs immediately
• Take trash out daily
• Shake beach towels before bringing them indoors
• Keep wet items away from entry doors
Refunds are not provided for insect encounters, which are normal in tropical environments.

Guests have access to all areas of the condo. There are a few locked drawers & closets for the owner's use.
We live out of state but are available to guests via Airbnb msg. We also have an on-island contact if needed. She will reach out on the day of arrival.
While in a secluded area, Keauhou Resort is just a 10 min walk to KTA supermarket, Rite Aid, movie theater, & restaurants. The Hele-On trolley takes you into downtown Kailua-Kona, which is also a 13 min car ride. The property is also a less than 10min walk to Keauhou Bay, known for its snorkeling tours & manta ray dives. Golf at Kona Country Club just a few minutes away.
For guests renting a vehicle, there is one assigned parking stall located right outside the unit. We also have a Turo referral if needed. Just let us know after you’ve booked.
The Hele-On Trolley is also nearby.
HAWAII COUNTY RESTRICTIONS:
- Quiet hours shall be from 9:00 pm to 8:00 am, during which time the noise from the rental shall not unreasonably disturb adjacent neighbors
- Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area
- Vehicles shall be parked in the designated onsite parking area
HOUSE RULES:
- 4 guests maximum
- This is a non-smoking property & condo
- No events or parties
- No Pets
- Guests will need to fill out a property registration form & submit it to the host before receiving their door access code
- Do not disconnect the Wi-Fi equipment, Ring Doorbell or smart thermostats.
** Minimum $100 fines apply for violation of any rules or restrictions. Rental may also be terminated with no refunds**
Because of the tropical climate, insects are common & almost unavoidable. However, there are steps that can be taken to help you avoid them as much as possible :
- Always keep all food & beverages stored properly & sealed
- Keep surfaces clean & take out the trash daily
- Keep all screen doors shut
- Turn off exterior lights as they attract flying insects
*Our property borders a golf course. Early morning yard maintenance may be heard from occasionally.
