• Basement is a separate, standalone apartment. It does not have ANY shared spaces with your condo. There are also noshared entrances.
• The Condos does not share the backyard. The backyard is only for you!
• Pets are on-site and your Condo has shared airflow with the apartment.
• Not a good fit for guests with dog/cat allergies
• You may hear city sounds/traffic while outside.
- the property is not best suited for young children or unattended children. There are many safety hazards for children and children can do a lot of damages to the gardens and equipment if left unattended.

Guest Access
For everyone’s comfort, please note that the backyard is briefly unavailable from 7AM to 8 AM for daily pool cleaning and yard maintenance—this ensures the swim spa and gardens are always fresh and ready for you.

The only spaces not available to guests are the patio under the deck, the basement apartment, and the garage.

Important Safety Notice

This property was intentionally designed for adult occupancy and is **not child-safe**. The home includes multiple inherent hazards for children, including but not limited to open staircases, elevated platforms, hard edges, and unfenced drops.

There is also a swim spa on site that is not separately fenced. The swim spa has powerful jets that can create strong currents and may be unsafe for children, inexperienced swimmers, or anyone who is not closely supervised. There is no lifeguard on duty. Guests are responsible for using the swim spa safely and supervising all members of their group at all times.

The property does **not** include childproofing features, guards, gates, pool fencing, or additional safety barriers, and the layout cannot be modified for guest stays. Guests are responsible for carefully reviewing all photos, descriptions, and listed safety information before booking to determine whether the property is appropriate for their group.

## Pets

Dogs may be allowed **only with prior approval**. Guests bringing dogs do so at their own risk and are fully responsible for their pets at all times.

The property includes extensive gardens and landscaping. Some plants, garden areas, or outdoor features may not be safe for pets. In addition, unattended pets may cause significant damage to the gardens, landscaping, or property, and guests will be responsible for any resulting repair or replacement costs.

**No cats are allowed.** The only animals permitted on the property are approved dogs, unless otherwise required by applicable law or platform policy.

## Property Layout

This is a unique duplex property located in a residential cul-de-sac with a large private backyard. Guests are renting only the upper unit and the backyard. The lower apartment is separate and is not included in the rental.

Guests may not access the lower apartment or any areas not specifically included in the listing.

## Exterior Cameras

There are exterior security cameras on site. Guests may not tamper with, cover, disconnect, disable, or interfere with any cameras or security equipment. Doing so may result in cancellation of the remainder of the reservation, without refund, to the extent permitted by Airbnb rules and applicable law.
