Awesome summer naps, colorful foliage, ducks, geese, loons, osprey, eagles, turtles, and pinkletinks to name a few.... anyone will agree it's a perfect setting for a family gathering, girlfriend getaway, and any celebratory weekends. This lakeside cottage will draw you in, wrap you up, and beg you to stay awhile. This cottage has been updated/preserved/and continually renovated to include modern creature comforts.

Dog fee:$25/night/dog.
Sorry, but there is a $30 "Time & Trouble" fee for key replacement and/or mailing back left-behind items.

DOGS: Dogs are accepted on a case-by-case basis. Please inform the owner you want to bring your dog. Please describe your dog by providing breed, age, and temperament. Dogs left unattended must be crate trained. Dogs must be bathed and groomed before arrival. You must pick up (poop) after your dog.

Rural Area: Guests will need their vehicle. If winter, snow tires are a must, not all-season radials. AWD or 4-wheel drive is a bonus to get around in wintery Vermont. Adding to this, please wear proper winter boots and not "city boots" on your feet or you will fall.
You are responsible for sanding and salting your walkway; there is no way we can predict when the ice will form. We will supply the salt and sand.

House Rules: Limit 8 people.
Vermont has recycling laws we all participate in & abide by.
The guest will receive a contract once booked. Payment = acceptance of contract outline.
Travel insurance is strongly recommended.

GUEST OCCUPANCY AGREEMENT - All rental transactions are held accountable to the Guest Occupancy Agreement between the guest and owner. It outlines check-in and-out times, recycling requirements/laws, cancellation policy, emergency procedures, Acts of God, and things you must know for a healthy, safe, and easy stay. The contract will be mailed to the guest and we ask it to be returned via e-mail or snail mail within 3-7 days. The rental may be canceled by the owner at the owner's discretion if terms are not met. Trip insurance is strongly encouraged and recommended.

Rental Payment Policy & Cancellation Policy
• If paying with a credit card, 50% of the total payment is immediately due upon booking. The remaining 50% is due 90 days before commencement. If less than 90 days until the commencement of stay, the full amount is immediately due.
• If paying by check or cash for a discount, a $200 non-refundable fee (we will invoice you) is required to hold the dates. The $200 will be applied to the total amount due. If less than 90 days from commencement, payment must be paid within 5 days along with this signed Guest Occupancy Agreement.
• No substitutions/trade-in of dates. Dates are final and binding.
• No refunds for extra guest(s) charges if they end up not staying.
• Trip insurance- Please check your credit card to see if you have trip cancelation/trim interruption insurance. As part of this Agreement, purchasing trip
insurance is highly encouraged. Generally, 3 conditions must be met to purchase a Cancel For Any Reason (CFAR) Rider as follows: 1)
Purchase the policy within 10 - 21 days of the First Trip Payment; 2) Insure ALL prepaid and non-refundable travel expenses before departure; 3) Trip
arrangements must be canceled more than 48 hours before the departure date. If you meet all 3 of these conditions, most of the policies will r
reimburse you 75% of your trip costs, unless otherwise noted. Please read the fine print of your insurance policy carefully.
• Canceled bookings will receive a refund minus $200 cancellation + any credit card fees IF canceled 120 or more days from the commencement of the stay. If cancellation is between 179-31 days from commencement date AND the property can be re-rented for that same time, a $500 cancellation fee plus cc fees apply. Cancellations less than 30 days will not receive a refund due to short notice. Upon notice of the desired cancellation, we will remove you from the calendar, and re-open the calendar in a goodwill effort to re-rent.
• Refunds at any time are only issued if we have a Vermont state mandatory evacuation or travel ban in our area.
• All rental agreements are final and binding.

RULES~
We don't like to have to post rules, but.......
We need to list the rules no matter how common sense they may seem. Rules are simply to keep you and the property safe, running smoothly, and free from damage. It's mostly common sense, etiquette, and actually quite simple.
Requesting to rent means you have read, understand, and agree to all requirements on this site! So let us be frank and upfront.

GUEST OCCUPANCY AGREEMENT/CONTRACT - Payment indicates agreement to the number of people staying and the rules outlined within this listing.

The TOTAL # of GUESTS IS 8 HUMAN BEINGS- This listing is listed as "Not suitable for children". Airbnb does not require you to list infants and children, but our town and we do. It is for our local ordinance and in case EMS is needed. There will be a charge of $55/per infant, child, or adult for over the limit of 8 humans.

OUTSIDE SURVEILLANCE CAMERAS - We do have outside surveillance cameras aimed at parking areas and the boat area. As the guests, you are required to notify the owner via the platform and text 802-558-0040 once you have safely arrived. There are also cameras in restricted/private areas which are generally locked. We will turn off the outside cameras once we know you have arrived.

CHECK-IN & -OUT ON TIME- Check in after 4 pm and check out before 11 am. $50/hour, part of an hour, for UNAUTHORIZED late check-out.

IT IS YOUR RESPONSIBILITY TO TAKE CARE OF THE PROPERTY ~ It’s about safety. What are you responsible for while staying? Please take care of the vacation home and treat it like you would your own or a good friend's. Please leave the cottage in the same tidy condition as when occupancy commenced. Leave common areas clean & tidy. Keep counters, tables, appliances, stove, and floors wiped and swept clean. This helps to prevent raccoons, bears, rodents, and bugs from entering the property. They have many more senses than humans. It’s for your own safety!

LOCKED AREAS - Maid's closets are locked, the upstairs is locked, and the garage & tool shed is locked. If there is a lock on it, it is private and not for guest(s) use. If you need to access the basement for the electric panel, please advise the owners.

"ACCESSIBILITY FEATURES" We are concerned about Airbnb's outlines and leading interpretations of "accessibility features." Please discuss any needs/concerns with us before booking if you need special accommodations of any type! There are 2 steps to get into the property at the main entrance.

NATURE - We are in nature with wooded and water areas. We share the environment with creatures great & small. You may encounter a creature at any time during your visit. If you do not want to see other living things of all kinds besides human beings, please do not rent from us. There are no refunds.

COURT - Don't do anything that will make us take you to court.

REVIEWS – You are REQUIRED to do an initial walk-through and report ANYTHING which would cause you to leave less than a 5-star review. We offer a commodious amount of amenities and we are human. It is inevitable that something will get missed, but we work hard at making it as close to perfect as possible. We must be given the chance to remedy anything amiss. Otherwise, your review will be taken down by Airbnb if you did not notify us via the Airbnb platform of a problem. Notify us as soon as you spot a problem and we will make fix/repair/replace it as long as materials and labor are available. We will attempt to make any accommodations you find necessary within reason. We will inform you if we cannot accommodate a request.

FURNISHINGS & LAYOUT - At times it will be necessary for the owners and crew to move things around. This is season/weather dependent. If there was damage, the item may have been taken out at the last minute and may or may not be replaced with another. Example: stained rug, broken chairs, etc. The photos give you an idea of our boutique style.

CLEANING- All appliances, dishes, cookware, utensils, and grills MUST be cleaned after use by guests. We do not charge a cleaning fee for this rental. If any of these are left in less than a 5-star shape, it will be reflected in the review. If anything is found to not be in 5-star shape for your use, PLEASE call us and we will make it right. Please do not give us less than 5 stars if we have not had the opportunity to correct anything! Why? Because we have had some ridiculous complaints due to some things not looking new. We spend a lot of money on amenities and replace anything that looks a bit used.

UPON ARRIVAL~
• Notify us you have arrived so that we may turn the cameras off. Use the
Airbnb platform and text to
802-558-0040 or 802-291-3839.
• Pull in and unload by the porch, but do not remain parked there. There is
a No Parking sign. It's due to the ordinance and fire requirements.
• Designated parking is away from the cottage. We will send you pictures.
• Remove shoes inside the door if it is wintertime to preserve our natural
wood floors.
• Do an initial walk-through and immediately report anything
unacceptable to you.
We will remedy it asap if possible. We'll let you know if not possible.
• Report damage immediately. Failure to do so may affect your ratings.
• Quiet hours dusk to dawn (8 pm -8 am). Be respectful of the neighbors.
• Lights- Turn outside flood lights off when no longer needed. Do not
leave them on during the day. Turn them off by 11 pm. Turn off lights in
rooms you are not using. Since the installation of our solar panels, our

electricity is free and ample; it is NOT!


WHILE STAYING~
• Wash your own dishes, pots & pans, and appliances very well and put
them
away where found.
• Keep counters, tables, stove, and floors wiped clean so as to not attract
raccoons, bears, mice, and bugs.
• Clean grills after each use so that rodents and animals are not attracted
to
them.
• Put lawn games back after use in the lean-to neat and organized in
designated bins.
• Rinse all recycling containers before you put them in recycling bins. This
prevents wild animals from coming to feed.
• Take all trash and recycling to the recycling area behind the lean-to
shed. Plastic, glass, aluminum, & tine MUST be RINSED!
Compost in the bucket provided. When no snow is on the ground, the
compost needs to be taken to the compost pile in the woods next to the
back lawn left of the volleyball court.
Burn paper plates with food residue on them in the fire pit.
• Freeze meat and dairy in the freezer.
• Put any broken or chipped glasses or dishes on top of the fridge (on the
red tray) so that we know and they can be replaced.
• No smoking. No butts on the property, anywhere! Not in cans/bottles,
not in the fire pit, not in the garbage! Use the ashtray in your car and take
them home with you. No Smoking Property!
• Recycle and compost (Vermont law ACT 148) as outlined below. Take out
recycling at end of the stay. If you feel you can't do this, please find
another
rental. If you know how to sort clothes, you will know how to recycle.
Refer to the recycling notebook provided. It reads like a picture book.
• If children are accepted, they must be supervised at all times.
• Supervise dogs at all times. Pick up poop.
• No candles, glitter, confetti, slime, play-doh, silly string, fireworks, hair
dye, or anything that will ruin/stain an item... etc.
• Report damage immediately. Failure to do so may affect your ratings.
• Allow lawn & garden personnel access during your stay in order to
maintain
the property. This could be any day of the week.
• Do not play ball on the front lawn. We have had too many broken
screens from this. Play on the big back lawn.


UPON LEAVING~
• Follow check-out instructions posted on the refrigerator.
• Put appliances back in the pantry and be sure to clean them well.
• Leave all linens on the beds so that the cleaning crew can treat, sort &
clean efficiently.
• Place towels in hampers provided.
• Yard tidy by putting chairs back where originally found.
• Lock up the boat and be sure it is bailed out.
• Turn off all lights, turn down the heat, and lock all doors & windows upon
departure.

OTHER THINGS TO NOTE~
WALKWAYS IN WINTER- You will need to keep your walkways safe during your stay because we are not able to predict when the ice will form. Salt, sand, and shovels are provided for you to use.

OUTDOOR SHOWER- Is only available from April 15 - November 1. This could vary depending on the temperatures predicted. In the cold season, it will be shut down.

DOGS - Dogs are accepted on a case-by-case basis. Limit 3 dogs. The dog fee is $25/night/per dog. Must inform the owner you want to bring your dog. Please describe your dog by providing breed, age, and temperament. Dogs left unattended must be crate trained. We do offer a cash discount. Airbnb only supports one dog in the rental process, therefore, you will be charged accordingly for extra dogs. Dogs must be bathed and groomed prior to arrival. You must pick up (poop) after your dog.

INFANTS & CHILDREN MUST BE PRE-APPROVED - We don't supply baby furniture and we are not childproofed. However, some people do bring infants & children without our knowledge. Example- You can't rent for 8 adults and then bring 2 infants in addition, to = 10 humans. Over the limit of 8 for this rental option will be $55 per infant and/or child per night.

RETURN FEE - A minimum $30 charge for lost keys & items that need to be mailed back- time and trouble fee. If it costs more than $30 to return an item, we will invoice you the total correct amount. The closest UPS store or post office with flexible hours is 40 minutes away. It can be expensive. Do the last walk-through before you leave.

ALL AGREEMENTS FINAL AND BINDING - All rental agreements are final. There is no trading of time. No discounts/refunds for those not showing up. If you decide to leave early, there will be no refund.

TRIP INSURANCE - You are highly encouraged to buy trip insurance- we don't offer refunds. Check your credit card for covered trips.

EARLY CHECK-IN AND -OUT FEES APPLY – It is $25/hour, for any part of an hour for early check-in. Please let the owner know if you are wanting to check in early. We will try and accommodate. Approved on a case-by-case basis. It is $25/hour, for any part of an hour, for late check-out. Please let the owner know if you are wanting to check out late. We will try and accommodate. PENALTY FOR UNAUTHORIZED LATE CHECK-OUT - $50/hour, for any part of an hour, for UNAUTHORIZED late check-out. Check-out is before 11 a.m.

Rental Payment Policy & Cancellation Policy

• Homeowners are not responsible for Guests inability to arrive, if Guests chooses to depart early for any reason, or if any member(s) of Guests party do not show up. No refunds or rebates will be made based on weather; power failure; mandatory evacuation; acts of God; earthquake; fire; flood; sabotage; strike; civil or military disturbance; acts of terrorism; war; epidemic or pandemic; riot; acts of government; and any other circumstances beyond Homeowner’s reasonable control.
• Tiered cancellation system- Policy of the platform you rented through always applies first. 1) Cancelled bookings will only receive a refund if booking is cancelled 180 days or more before commencement. A $200 cancellation fee plus any credit card charges will be deducted. 2) IF cancellation request is 179-60 days before commencement date AND the property can be re-rented for that same time and price, a $300 cancellation fee plus credit card fees will be applied and deducted from your refund payment. 3) Cancellation requests less than 59 days will most likely not be refunded due to short notice. We will re-list and put forth a good will effort to fill the vacancy. IF re-booked, a $500 cancellation fee will be applied and subtracted to the rental fee. Any refunds will be made 2 weeks past the END of an original booking period and if the replacement booking is successfully completed and paid in full.
• Please check your credit card to be see if you have trip cancellation/trip interruption insurance. If not, then we suggest purchasing (in case of emergency, illness, inability of other members to make it, or bad weather) as there is a no refund policy, unless owner can rent to another group at the same time and same amount. We highly recommend CFAR travel insurance.
