Wake up to the sound of the waves at Villa Karaway, a stunning 4-bedroom, 5-bath oceanfront villa with over 4,000 square feet of luxury living in the Puerto Vallarta South Zone area.
Ideal for family vacations, group trips, retreats, and special celebrations, this private villa offers breathtaking bay views, a private soaking pool, spacious indoor-outdoor living, and the rare comfort of dedicated chef and maid service already included in your stay.
Many folks ask how far we are from the beach - our response, "If we get any closer, you would be on the beach." You would be hard-pressed to find any home, condo, or apartment this close to the beach. Soak in your private pool while you watch your loved ones frolic on the fine sandy beach in front of you.
Designed for relaxing and gathering, Villa Karaway features soaring ceilings, beautiful natural light, and two patios overlooking the ocean, beach, and bay. The large dining table seats up to 12, making it perfect for sunset dinners, shared breakfasts, and memorable evenings with family and friends.
Each bedroom offers privacy and comfort, with en-suite bathrooms and peaceful ocean or courtyard views. Guests also enjoy paddleboards, kayaks, boogie boards, pool toys, and fiber optic Wi-Fi throughout the villa, making it easy to unwind or stay connected.
Your private chef can prepare meals customized for your group, whether you choose a pre-paid meal plan (extra charge, contact us for details) or prefer to pay separately for groceries and drinks.

Bedrooms:
- All bedrooms are individually temperature-controlled and have a TV and en-suite bathrooms.
We have named our bedrooms to reflect their positions: sea to heaven.
- Del Mar (the Sea) - a downstairs, super quiet location with two twin beds that can be converted into a king. Due to the location, Del Mar is also ideal for guests who want to avoid many stairs.
- El Nubes (the clouds) - one of our largest bedrooms that includes a queen and king-size bed. Even the bathroom is large, with a huge shower area.
- El Sol (the sun) - two queen-size beds.
- El Cielo (heaven) - the main master bedroom with a king-size bed and a futon/couch for an extra bed. There is a large porch to view the ocean, wildlife, and incredible sunsets.
You will NOT be disappointed selecting Villa Karaway for your next getaway.
Special note about our food and beverage options:
The services of the chef and housekeeper are already included in the Airbnb rate you pay. The only additional cost is for food and beverages, whether you choose a prepaid option or not.
If you select the pre-paid meal option, the chef will prepare two meals per day for you and your guests from our menu. The cost is $70 USD per adult per day, $35 USD per child ages 3–5 per day, and free for children 2 years old and under.
If the group wants to add liquor, we can do that for an extra $35 USD per adult (18+). ALL adults must agree to this. We cannot charge only a few people. And of course, this is also OPTIONAL.
If you prefer not to choose the pre-paid option, the chef will still handle grocery shopping and meal preparation. In this case, you will simply reimburse her directly for the actual cost of the requested food and drinks.
You are also welcome to provide your own food and not use the chef. Please note that this option does not change the Airbnb rental price, as the chef and housekeeper services are already included.

Guest access
The most efficient way to get around Puerto Vallarta is taxi or Uber. There are normally taxis sitting outside that you can wave down, or have the front desk call one for you. We are about 10 minutes from the Romantic Zone!
If you need transportation arranged from the airport, just let Hillary know and she will take care arranging it for you. You can also choose one of the many taxis that are outside of the airport.
Other things to note
This is an entire 3-story villa!
We recently upgraded our wifi to fiber optic. The wifi equipment is very sensitive, so please do not disturb it. If you have any questions or problems, please send a message to Hillary. You will have super-fast internet in every room of the Villa!
There are Nest Hub displays in every bedroom. You can ask them to play music, translate phrases into Spanish, and much more! They will display a slideshow of photos taken by past guests of the Villa.
We have stand-up paddle boards, boogie boards, and kayaks for you to take to the ocean and enjoy!
Old town, part of Puerto Vallarta, is only a 10-minute cab ride from the Villa.
Security Officers on duty 24/7. Gated Community. Lifeguard patrols the beach.

Before your arrival
Upon booking, please access the Guest Arrival Form. This form allows us and the staff to prepare for your arrival, so we must receive it at least three days before your arrival, so our staff can make preparations. If you are late in sending this form, please understand that we will do our best to accommodate all of your requests, but some items may be missing.
What to pack
Passports!
Puerto Vallarta's weather is very nice year-round. Of course, the summers tend to be warm (the ocean breeze makes Villa Karaway a pleasant environment). Winters can be cool, so we recommend a light sweater or windbreaker.
No need to pack beach towels, shampoo, conditioner, or bath gel; we provide those items. Besides standard travel items, we suggest you pack sunscreen, bug repellent, sunhats, and/or umbrellas (during the rainy season, mid-June to mid-October, even though we have some on-site). We have a wide variety of beach items, including life jackets, beach toys, paddleboards, kayaks, beach chairs, and beach umbrellas.
The PV airport is very close to town on the north end. Villa Karaway is about 25 to 35 minutes by car from the airport. Once you leave the south part of town, we are about 4 miles south of town. (See also the map.)
Most likely, you will arrive at Terminal B. It will be a somewhat long walk to enter the immigration area. Mexico is now eliminating paper immigration forms. However, the line to go through this check stop can be long, especially on weekends.
Once through immigration, you collect your luggage and proceed to customs. Here, you might need to complete a customs form – one per family. Mexico is working on implementing a paperless system. Upon approaching the customs checkpoint, you will push a button – green light, clear to go; red light, the customs agent will inspect your luggage.
After clearing customs, you will go through many travel-focused booths and people offering you rides. We recommend ignoring these people. Most are timeshare sales agents. You then come to the main terminal.
Transport
Upon exiting customs at the main terminal and maneuvering past the crowd vying for your attention, you will pass through glass doors, where a few taxi stands await. If you haven’t arranged a ride in advance, we recommend using one of these stands, especially for first-time visitors. They offer fixed prices. Let them know that you wish to go to Los Palmares at Playa Punta Negra. As of now, the fare should be around $20 to $30 per person, one way.
We suggest pre-arranging transportation. If you do this, you will find a person outside the terminal with your group’s name on a handheld sign. To pre-arrange a ride, please contact our concierge, Enrique (Kike) Perez at enriquepv@karaway.com or +01-52-322-135-0619 (US dialing, so added the +01).
Car Rental: This option is not advisable unless you know the area and Puerto Vallarta driving quirks. Also, be advised that Mexican car insurance is mandatory and very expensive.
Villa Karaway’s location
Villa Karaway is part of the Los Palmares Condominiums complex, located at Playa Punta Negra, 6.5 kilometers (about 4 miles) south of town via Highway 200. The travel time from the airport is approximately 25 to 35 minutes. Los Palmares is the last building in the Playa Punta Negra section. Some cab drivers may not know where Los Palmares is, so be sure to mention “Playa Punta Negra."

After enjoying the initial ocean view from the Los Palmares’ 5th-floor lobby, check in at the front desk. You will be asked to sign a guest book and acknowledge the rules and policies.
Proceed to the elevator and go down to the 1st floor.
On the first floor, turn right and walk down the hall to the very end, where you will find the blue gated door. The keypad for access to the Villa is located there. Upon your arrival, you will be given the current keypad code. Our staff will be ready to greet you (unless you arrive very late, in which case our manager will make special arrangements to meet you there).
