That's a much better Houfy presentation to me. It sells the experience first, makes the sleeping arrangement easy to understand, and still clearly discloses the important lake-access situation without making it sound like a negative.

One other thing I'd change: “just steps from Tim's Ford Lake” could potentially make someone think you're waterfront. I'd probably use “just across the street from Tim's Ford Lake” because it's still a strong selling point and is completely unambiguous.
