How to Set Pricing Offsets on Houfy (Fixed or Percentage)

Setting Pricing Offsets on Houfy
Houfy makes it simple to adjust your rental rates without having to change each date manually. With pricing offsets, you can increase or decrease your prices by either a fixed dollar amount or a percentage. A pricing offset adjusts the rates your channel manager sends to Houfy every time it syncs, so you can cover platform fees or stay competitive without editing your rates in two places. Before you start: Pricing Offset is only available on listings connected to a channel manager (Hospitable, OwnerRez, Hostaway, Lodgify, Hostfully, Rentals United, or Airbnb via Hospitable). If your listing is not connected to one of these, the Pricing Offset section will not appear on the Base Pricing tab.
How to Add a Pricing Offset
Log in to your Houfy account.
Go to Edit Listing > Calendar.
Click Settings in the calendar toolbar, then open the Base Pricing tab.
Click Edit at the top right of the Settings panel. Nothing on this panel can be changed until you do - this is the step most often missed.
Scroll to the Pricing Offset section at the bottom of the tab.
Under Type, choose Fixed or Percentage. Under Amount, enter the number only - for Fixed your listing currency symbol shows to the left of the box, for Percentage a percent sign shows to the right.
To the right of the Amount box is a coloured button. Green with an up arrow reading Markup increases your rates. Click it once and it turns red with a down arrow reading Markdown, which decreases them. This button is the only way to enter a discount - the Amount box will not accept a minus sign.
Example: Percentage with Amount 10 and Markup raises every incoming rate by 10%. Fixed with Amount 5 and Markdown lowers every incoming nightly rate by 5 in your listing currency.
Click Save.
Applying Your Offset
The offset is applied to the prices arriving from your channel manager, each time it syncs. For a Fixed offset, Houfy adds (or subtracts) your amount on each incoming nightly rate; for a Percentage offset, that percentage of the incoming rate.
It does not change prices you typed into Houfy yourself, and it does not restate your existing calendar.
If your channel manager has stopped sending rates, setting an offset has no visible effect, because there is no incoming price to adjust. Check that your listing is still syncing before concluding the offset is not working.
What Happens Next
Once saved, every future sync from your channel manager arrives with the offset already applied, so your Houfy calendar stays adjusted without you touching individual dates.
Tip: Use percentage offsets to cover fees proportionally, and fixed offsets if you prefer consistent adjustments across all dates.
