The kitchen includes a large open style layout that consists of a beautiful center island, dining table and chairs, new appliances (dishwasher, fridge & freezer, microwave, oven). The kitchen offers cooking necessities inclusive of silverware, dishes, pots and pans, baking dishes, serving trays, glass and plastic cups, wine glasses & coffee cups. You'll have a 4 slice toaster, Keurig coffee maker, pour over coffee maker (and filters), blender, cooking and barbecue utensils along with many commonly used spices.

By the way, we have never asked guests to clean our homes:) Oh the fun we are navigating and so much conflicting information in the public. So...Relevant platform terms of service apply (we think this will align with their new requirements, but who knows, it could change tomorrow!) It's always important to remember guests have choices where to book their stay. Hospitality is everything, On Hospitality Time is coming soon!

By reserving this vacation rental Guest acknowledges and agrees to the following:

1) On Beach Time Vacation Rentals requires Guest ID verification for all guests over 18 years of age, a signed short term agreement w/pool waiver and security deposit hold authorization with matching credit card, for access to the property.
2) Bookings within 24 hours of arrival require prep time; this means check in time may be after our standard 4pm check in time. **no credits or refunds will be given**
3) Outdoor security cameras are present on the exterior of the home (1 facing the driveway and 1 ring doorbell). Security cameras may not be covered or tampered with. Management reserves the right to review live footage if violations are reported or suspected.
4) 6 adults max. NO pets.
5) Pool is heated to 85° December-April. IMPORTANT: heating speed depends on the outdoor temperature. The heater will only heat the pool 20° above the air temperature. The pool heater is locked and may not be modified or tampered with.
5) Waverly Escape has driveway parking for 4 cars. There is no garage parking, there is no street or grass parking.
6) Events hosted or Commercial Filming without owner knowledge will result in immediate termination of stay and loss of deposit. Events include but are not limited to Bridal/Wedding Showers, Birthday or Engagement parties, Girls/Guys Weekend, etc. ALL EVENTS/FILMING REQUIRE APPROVAL (if you're not sure, please ask) Any additional fees will be discussed based on the individual request.
7) Violations of the short-term rental agreement/house rules will result in termination of stay without notice or refund.
8) Guest is responsible for payment of damaged or missing items. The property is videotaped and photographed prior to each guest's stay. Upon arrival, if anything is not as expected, it must be reported within 12 hours.
9) Waverly Escape has weekly pool service, and lawn service, and, monthly pest control services. You may see these vendors on site during your stay. Inside access is required for 5-10 minutes, for pest control services. If scheduled during your dates of stay, notice will be provided a day in advance; guests do not need to be present.

As of 10/25/2025 Airbnb fees are built into the nightly price you see. We have no control over their rate and the pricing is set based on the new "host only model". The cleaning fee is also included in the nightly rate and Airbnb collects 15.5% on the total. Discretionary/PBC/State of FL Taxes ~ 12% mandated on all booking platforms. All stays more than 10 days are invoiced a mid-stay cleaning fee of $180.00 separate from the total of the booking.
Rates are subject to change until confirmed with deposit. Early check-in/Late check-outs are NOT guaranteed and will only be offered in writing if available. Check in time is 4:00PM. Check-out time is 10:00AM Please be courteous.
Guests are responsible for all damage occurring on the premises during their stay. Smoking, unauthorized events, filming and illegal activity or violations of the short term agreement in the premises will result in an automatic forfeit of deposit. Any additional damages are payable within 24 hours of proof of payment. No refunds will be provided due to neighboring construction, if any. Guest releases On Beach Time Vacation Rentals, OBT Management and its associates of all liability and ensures that they are covered by their own health/accident insurance.
