Choose one location within a 1.5-hour radius. Receive 10–30 images plus short video clips. Indoor or outdoor — your choice. Authentic, creative, and fun.Guided UTV Tour — $350 for a half-day private tour (4 hours)

$100 per additional hour. We can drive up to three adults, or you’re welcome to bring your own UTV/ATV and explore the trails.Gun Range Access with a licensed gun owner (who acts as range safety): $200 for a small group. Sessions must end at sundown and cannot start before 10 a.m. Participants must be trained in rifle, handgun, and conceal-carry safety. With our certified range safety expert (includes use of our weapons): $300 for 4 hours.

Fitness Coaching Sessions — $30–$60

30-minute to 1-hour sessions focused on mobility, strength, weight loss, or athletic performance. With 30+ years of experience in kinesiology and coaching, every session is tailored to your goals and designed to get you moving, raise your heart rate, and deliver real results.Rental Agreement & Liability Waiver1. Assumption of Risk & Release of Liability

Guest acknowledges that activities on the Property (including contact with animals, use of the weight room, hyperbaric oxygen chamber, hiking, fire pit, and other amenities) involve inherent risks. Guest assumes all such risks and releases the Owner from liability for any injury, illness, or loss of property resulting from these or any other activities on the Property.

2. Hyperbaric Oxygen Chamber

Use of the hyperbaric oxygen chamber is at the Guest’s own risk. Guests must confirm they have no health conditions that make it unsafe and should consult their doctor before use.

3. Guest Responsibility

Guest is responsible for the conduct and safety of everyone in their party, including children and visitors. Children must be supervised at all times, especially around animals, the jetted tub, and the steam room.

4. Damages

Guest is responsible for any damage to the home, furnishings, or Property beyond normal wear and tear. Repair or replacement costs will be charged to the Guest and may be deducted from the security deposit. Any amount above the deposit is due within 7 days of notice.

5. House Rules
No smoking indoors.
Pets are not allowed on furniture or in beds (and must be approved in advance).
Quiet hours are 10:00 p.m. to 8:00 a.m.
Do not feed or enter animal areas without the Owner’s permission.
Follow all posted rules and use the Property respectfully.


6. Weddings, Events & Special Activities

Events require a separate written agreement and may include additional fees, a higher deposit, and proof of event insurance.Use of the shooting range requires a valid concealed carry license. All responsibility for range use rests with the licensed individual.7. Cancellation

8. Right of Entry

The Owner may enter the Property with reasonable notice, or without notice in an emergency.
