Guest Capacity
In accordance with Township of Springwater bylaws, the home accommodates a maximum of 10 adults plus up to 4 children under 18.
Infants (under 2) are not included in the guest count. Please ensure your reservation complies at all times.

No Parties or Events
We welcome respectful families and groups, but parties, events, and gatherings are strictly prohibited to protect our home and neighbourhood.

If your plans involve noise, celebrations, or unregistered guests, this property will not be a suitable fit. Please message us if unsure.

Pets & Service Animals
All animals, including service animals, require prior approval. Due to family allergies and scheduled stays, we may not be able to accommodate animals during certain periods.

BBQ Use
Guests are welcome to use the BBQ. Please bring your own propane tank or purchase one nearby. This helps us keep nightly rates fair for all guests. Thank you for your understanding.

Guest Verification & Booking Requirements
• All guests must be declared on the reservation.
• Government-issued photo ID for the booking guest (and additional guests if requested) must be shared through Airbnb messaging prior to receiving check-in instructions.
• False identification or impersonation is strictly prohibited and may result in immediate cancellation without refund. Additional charges may apply for damages, extra cleaning, or violations.

Security & Monitoring
• Exterior security cameras are in place (no interior cameras).
• Cameras monitor entry points for safety, occupancy compliance, and to prevent unauthorized gatherings.
• Alerts may result in follow-up or on-site verification.

No Parties Policy (Strictly Enforced)
Parties, events, or unregistered gatherings are strictly prohibited.

Violations may result in immediate cancellation without refund and penalties, including:
• $2,000 minimum party fee
• $200 per night per unauthorized visitor
• Additional charges for damages or extra cleaning

If your booking does not meet these rules, please cancel within 24 hours of booking for a full refund.
