Experience Southern California indoor/outdoor living at its finest with a three-level deck, pool, spa, palapa, BBQ, and expansive grounds where you might encounter deer, peacocks, and other wildlife. The villa features a striking mural by internationally renowned artist Kokon.

Pool heating is an extra $100/night. If you want the pool heated before your arrival we can send someone on our team to do so in the morning of your arrival for $100. The pool can take anywhere from 5-10+ hours to get to the desired temperature depending on outside temp. Jacuzzi heating is Free and takes about 30 mins-1 hour depending on the temperature outside.

FAQ:

- Dynamic Pricing: Our pricing software uses dynamic pricing and may change from time to time.

- Noiseaware: Our property is equipped with a Noiseaware system that alerts us if the noise level reaches a certain threshold(to prevent party level noise). This device does not record video or audio, it only notifies us of the noise level if it gets to party level. You don't have to worry about normal get togethers or light music inside, that won't trigger it. It's solely to prevent noise complaints as Los Angeles county is very strict with that.

- Pool Maintenance: Due to the natural surroundings of our pool area, leaves and twigs may gather in the water and surrounding areas when windy. We do have pool servicing on a weekly basis, but if it's not our servicing day, feel free to use the pool net to clean out any leaves or twigs.

- Serving Utensils: We have enough utensils to serve 16 guests.

- Towel Changes: We do not provide hotel amenities, but we do supply one regular towel and one pool towel for each guest for the duration of the stay. We also have washing and drying machines that you're welcome to use.

Check-in and checkout times: We're happy to offer early check-in or late checkout if we can, but it depends on availability. There is an extra fee of $50 per hour.

Pets are welcome! But there's a $250 fee per pet, and we need to approve it first, so just message us the details.

ACCESSIBILITY:
The third bedroom is a separate unit with its own outside entrance, which requires the use of stairs and pathway to get to. Only one of the bedrooms is accessible without stairs.

AIR CONDITION or A/C:
Please note that there is no AC in the third bedroom. We provide a fan, and an evaporative cooler keeps things at a comfortable temperature.

VENDORS:
Please note that pool & spa service is every Wednesday afternoon. They will not enter the home but need to access the backyard.

FAMILY & PETS:
We are family and dog friendly! Children 2 years old and above must be included as part of the total guest count. and if you would like to include a crib/ pack-n-play please reach out 24 hours prior to arrival so we can accommodate this request. Please send us your dog's breed and age for consideration. We will request a $250 cleaning & companion fee. We ask that no pets are allowed on the furniture (beds, sofas, and etc.). Please see our House Rules for more information.

EXTRA GUESTS:
Overnight guest count must be the same as on the reservation. Keep in mind there is an added $50/night Usage & Amenity fee (plus booking fees & taxes) per guest over the 2nd to cover extra cleaning and amenity usage for overnight guests. Any day guests must be approved prior to arrival. Day guests must leave by 10pm. There will be an additional cost of $20 per day guest. Children over 2 years old are considered as part of the total guest count.

PLEASE BE RESPECTFUL OF OUR NEIGHBORS! Follow our Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours may result in cancellation of your reservation without refund.

RESPECT:
There are strict county ordinances regarding excessive noise and light pollution after 10pm. Please respect our neighbors, and refrain from loud noises and outdoor music by 9pm. Home is equipped with a decibel monitoring sensor located inside and outside of the home to ensure that neighborhood noise levels are respected. Removing the decibel monitor will result in a full security deposit loss.

CHERISH:
Some of the things visitors to the high desert cherish the most are clean air, mesmerizing night skies and the abundance of wildlife and fauna. Cigarette butts, trash and food left on the ground can hurt our precious ecosystem. 150 acres burned down the road because of one cigarette.

CLEANING:
Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!

PHOTOSHOOTS & VIDEOS:
If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. If approved, we have an additional fee for licensing and usage.

NO SMOKING:
No smoking or burning candles. This is a non-smoking home. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline.

POOL AND HOT TUB:
Please note that pool heat is not included. Please inquire about the pool heat if you'd like it heated 48 hours prior to your arrival. Energy costs are $100 per day. We provide a 6-person hot tub for your enjoyment (heat included!).

DEPOSIT OR WAIVER:
Our bookings are protected by SUPERHOG, our trust and safety partner. Guests must verify themselves through SUPERHOG after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be asked to put down a refundable $500 deposit (minus a $15 processing fee) or a non-refundable $35 damage waiver that covers any damage up to $500. Guests will be contacted directly by SUPERHOG via text with a URL link to start the verification process.

EV CHARGER:
There is an EV charger on the left side of the home in the driveway. There is also a public EV charging station nearby.

CHECK-IN / CHECK-OUT:
Saturday check-ins and check-outs are not allowed. We may grant an exception to this for last-minute reservations.

LACK OF CELLULAR COVERAGE:
Please note: the T-Mobile cellphone coverage is not the best in the area, please make sure to connect to the high speed WiFi to get the best results.
