The Bedrooms

The home features three comfortable bedrooms, all designed for restful sleep. Fresh towels and bedding are provided for your stay.

Please note: a fourth bedroom is locked and used solely for storage and cleaning supplies.

The property includes:
• One family bathroom upstairs (toiletries provided)
• One downstairs toilet (Saniflow system – please use toilet paper only. Any blockages or call-out charges caused by misuse will be chargeable to the guest.)

Fresh towels and hot water are provided for your convenience.

The Kitchen

The brand-new kitchen is fully equipped with modern appliances and everything needed for daily cooking, longer stays or family meals. The washing machine and tumble dryer are located here.

Please remember:
✔ Leave the washing machine door open after use
✔ Empty the tumble dryer water unit after cycles
✔ Leave the dishwasher open after use

The Lounge

Relax on the comfortable sofa and enjoy Sky TV + Netflix. The space is bright, spacious and ideal for unwinding after a busy day.

The Neighbourhood

Located in Swinton (M27), the area is peaceful yet well-connected, with easy access to Manchester City Centre, Trafford Centre, major venues and attractions, plus motorway links (M60 & M62).

Guest access
Guests will have access to the entire home and garden, including the private driveway for parking. The only areas not accessible to guests are the locked storage room and shed. Check-in details will be sent on the morning of your arrival. If you have any questions before or during your stay, please feel free to reach out — we’re always happy to help.

Security cameras: There are exterior security cameras covering the front of the property (3 cameras), the rear (2 cameras), and a Ring doorbell at the front door. These are for security and insurance purposes only. There are no cameras inside the home.

For safety and emergencies:

Fire extinguisher + fire blanket: kitchen cupboard near the back door
Fuse box: kitchen cupboard (above the coffee station cupboard)
Stop tap: cupboard near the back door

Other things to note
Due to the high standard of the property, we require a fully refundable damage deposit. This will be refunded within 48 hours of checkout, provided the house is left as found, clean, and the house rules are followed.

Maximum occupancy is 8 guests at any time.

No parties, events or celebrations.

Smoking or drug use is strictly prohibited. Any violations may result in immediate cancellation.

The log burner is not to be used. If it is found to have been used, cleaning/damage costs may be deducted from the deposit.

Please use the patio lock on the French doors at night.

Long stays are welcome and ideal for business trips, contractors and families

Please leave the bathroom window slightly open after use to help with airflow.

The hot tub is emptied and switched off and is not available for guest use (power is isolated and not accessible).

The BBQ and shed are not available for guest use.
