House Rules
The person booking is ultimately responsible for these policies and expectations during your stay, must be present for the FULL duration of the stay, and must be 25 years or older on the date of check-in.

For liability reasons ALL overnight guests names, address, and ages must be provided to the homeowner. We reserve the right to collect additional fees for anyone not noted.

Beds: Our home has a king bed (bedroom 1), twin bunks plus trundle (bedroom 2), and a twin to king size daybed (kitchen/dining area). It is your responsibility to bring sheets and pillows. The day bed can accommodate two twin sheets or king. The trundle is NOT to be used as a step or to be stood on at any time. The trundle is intended for use for small children only.

Golf-cart is NOT included for guests booking through any platform than direct booking with the owner*** We have strict expectations around use of our cart and only include when booked direct with specific cart use agreement paperwork completed. These rules are STRICTLY enforced. At times, an additional deposit for direct booking guests is required to include the cart.

If you or a guest violates the policy of the homeowner or Ocean Lakes and/or OL Security issues a fine to renters/guests during the duration of your stay you will be responsible for all fines immediately, including fines to the homeowner.
-FULL security deposit will be forfeited.
-Guest may be at risk of removal from the home without refund on remaining days.

*Properly should be secure to avoid theft, damage, etc. at all times

Parking Passes: You will be required to have an Ocean Lakes issued parking pass for each vehicle. This price is not included in our agreement and is paid directly to Ocean Lakes by the guest.
When reservations fees are paid in full, the homeowner will provide Ocean Lakes staff with your name, email, and phone number authorizing ONE parking pass for the dates of reservation. Express check-in is available at a reduced rate of $12 per day if related funds are submitted to Ocean Lakes 10 days prior to your stay, otherwise fees are $15/day. The homeowner will not be held responsible for how Ocean Lakes uses the information provided. An additional parking pass authorization may be requested. Ocean Lakes could change parking pass rates at any time.


Site Parking: The home accommodates one car comfortably. Depending on the size of vehicles a second car may have space. Overflow parking is an option provided for Ocean Lakes, but additional charges may apply. Please speak with someone in the front office for assistance.


Pets:
While we adore our furry friends and like yours, ours are very much a part of our family, it can present challenges in this setting. For a while we did not allow pets at all. We began considering pets off-season and slower times of the year and have thus far experienced very respectable guests and furry friends. Due to the maintenance needs we continue to offer options for pets but at very limited availability. To see if we can meet your needs we request that you reach out to us and assess if we can accommodate your furry family member for your dates. Age, weight, and breed should be noted. We coordinate with our cleaning team to ensure time is available for extra cleaning, therefore may turn down pets simply for this reason during certain dates. We also require use of slipcovers on furniture we provide (we ideally have these in place for your arrival but it may not always be possible).
•Any service animal must be reported at time of contract submission.


Smoking/Vaping/Tobacco: Smoking and vaping are not allowed inside the home. Failing to appropriately dispose of cigarette butts and/or evidence of spitting tobacco products around the property WILL cause you to forfeit your security deposit.


Courtesy to others/Quiet Time: Ocean Lakes has quiet time from 11pm-7am daily. Guests must abide by this expectation. OL does not permit golf cart riding during these hours. At all times, it is expected that guests will be respectful and mindful of neighbors as evidenced by ensuring moderation of radios, televisions, voices, and any other noise sources.


Prohibited items: Illegal drugs, firearms, explosives, candles; fireworks are not permitted on the property. Violation of any of these rules will cause automatic forfeit of deposit and you agree you will accept liability for any damage to property.

Groups/House parties: *Video surveillance cameras* monitor the exterior of our home to ensure the safety of our guests and home. Footage remains private and may be used for liability reasons and to monitor occupancy and other policies noted here. It in no way infringes upon the expectation of privacy in these public areas. To adjust, disable, or obscure the cameras is prohibited and may result in removal from the property without refund including deposit.


TV/Internet: You are responsible for purchases and browsing during the dates of your stay.


Laundry: We provide a washer and dryer for your use on site. You are to provide your own detergent, avoid over filling loads, and to clean the lint tray following use. Ocean Lakes has a laundry-mat should you need to wash larger loads.


Grilling: A charcoal grill is provided for your use. It is expected that it is cleaned following use. Please be mindful of disposal of hot charcoal.


Cleaning: There is a non-negotiable cleaning rate of $150. Basic cleaning supplies are provided to maintain the home during your stay. It is expected that you will leave the home in the condition in which you found it upon arrival. It is considered normal in Ocean Lakes to find palmetto bugs. We have the home sprayed routinely but please know this does not equate to a “dirty home”. Please be considerate to wash off sand and dry off before entering the home.


Motorcycles: Riding motorcycles in the campground is prohibited. Motorcycles must be on a trailer or can be pushed/towed to the home or parked in the designated area of the campground.


Repairs/Service Calls Refunds: We cannot guarantee against mechanical failure of heating, air conditioning, TV, cable, internet, or other appliances. Please report any inoperative equipment via text . We will make every effort to have repairs made quickly and efficiently. Should a repair person make a call to the unit and find equipment is in working order and the problem was due to a guests’ oversight or neglect, the charge for the service will be the guest’s responsibility. Guests understand and agree that we may need to enter the property at any time for the purpose of making a needed repair.


Liability: Guests are expected to behave responsibly and avoid any situations that could result in injury. Guests agree to hold the owner harmless without liability for any injury caused by careless behavior of any guest(s) or those accompanying them while at Ocean Lakes. Owner will not be held liable for children who are not supervised properly during their stay. Guests will immediately report to the owner any safety hazard that needs attention.


Check Out Expectations: Check out is 10 AM. A $50.00 per HALF-HOUR late charge will be charged for late departures. Please be considerate of those who are eager to vacation following your stay. We want to ensure ample time to provide those guests with a clean home by their check-in time just as we expected of the guests prior to your stay.

Payment Policy
To secure the reservation, we collect $500 booking fee. This transitions to be your refundable security/damage deposit on the date of check-in. This is reimbursed following your visit, assuming there are no damages, fines, or paperwork violations.
Cancellation Policy
We strongly suggest you consider purchasing travel insurance to protect against unforeseen events that could cause you to cancel or interrupt your stay.

Refunds are NOT issued on the booking fee. We strongly encourage you to research your options prior to booking. We also reserve the right to keep all payments for cancelations in the final four weeks prior to check-in.

Reservations left unpaid beyond the due date will be automatically canceled.

While not expected, we reserve the right to cancel reservations. A refund would be provided in these instances.

Refunded nights include only those that are mandatory evacuations issued by authorities.
