CLEAN AFFORDABLE PEACEFUL 5 CABIN ~ SLEEPS 8! - Gatlinburg

Stay TOGETHER and forget about booking tacky, noisy, dirty, cramped, impersonal hotel rooms with no kitchen, washer/dryer, or outdoor fire pit {how else would you make s'mores?!}. And don't settle on a place way out-of-town forcing you to spend half your vacation stuck in the usual heavy traffic commuting to/from Gatlinburg during weekends, summers, holidays, and special events. "It's just not worth the few dollars you may save" we constantly see posted on social media from those who have made this mistake. Time is precious. Waste it wisely.

This charming 3 bedroom/2 bathroom cabin sleeps 8 {3 queen beds and a queen-size sleeper sofa with 3 new 2"-3" memory foam mattress toppers if needed} and is located in the popular Arts & Crafts community of Gatlinburg.^ It is NOT on a mountain, so is easily accessible year-round by any type of vehicle! The driveway, with a new carport, can accommodate up to three standard vehicles. Although the cabin is a short stroll to many good shops and eateries {no sidewalk on actual street but new paved walking trail for safety/convenience about a block away at end of street}, free trolleys are available to take you to the downtown "strip". There you will find Ripley's Aquarium, Anakeesta, Space Needle, Sky Park, popular stores, delicious restaurants, moonshine bars, and various entertainment. The cabin is also conveniently located near the Gatlinburg Convention Center, the Gatlinburg Dog Park, the Ober Gatlinburg ski slopes, Dollywood, and Smoky Mountains National Park. Many guests simply park at the post office and grab a free trolley from there for wherever they want to go, including Rocky Top Sports World and Gatlinburg Community Center. The Center is open all year and offers many fun, affordable recreation options. This includes a large/heated/indoor swimming pool that is available from June to September. Be aware that Gatlinburg is extremely strict about DUI's and there is NO Uber or Lyft service. The free trolley service throughout Gatlinburg is highly advised for all guests wishing to go downtown for moonshine tasting or cocktails. There is a trolley stop within walking distance of the cabin for those who prefer to do no driving at all.

The property offers Luxury Vinyl Plank flooring throughout with 100% gel-infused memory foam furniture, a fully-equipped kitchen {new refrigerator/freezer, stove, oven, microwave, new dishwasher, blender, mixer, toaster, griddle, small coffee maker, tea kettle, utensils, dishes, stemware, pots/pans, bake ware, cookbooks, cooking spices, etc.}, Weber charcoal grill/grilling utensils, WiFi {superfast 1 Gig internet speed}, 3 Roku televisions with over 85 popular streaming channels, cordless telephone {FREE long-distance calls throughout U.S., Canada, Mexico, and some Caribbean}, facsimile machine, built-in desk with basic office supplies, books, puzzles, AM/FM radio, portable AM/FM CD boombox, DVD player with movie collection, luggage rack, sound spa {acoustic relaxation machine} for the light sleeper, alarm clocks, hair dryers, iron/ironing board/starch, ceiling fans {1 in every bedroom}, air conditioning, heating, realistic electric fireplace that emits heat, heated throw, full-size washer/dryer {detergent supplies provided}, pantry, dog feeder/mat, 2 wood decks totaling 40 feet in length {pet gates available to keep dogs securely/safely on decks}, extended boardwalk, babbling stream along the entire front yard, outdoor furniture {including 2 tables that seat 8 total}, outdoor games {pickleball, badminton, horseshoes, ring toss, bean bag toss}, large stone fire pit {wood not provided but abundant sticks/branches on property}, back pack, binoculars, and abundant pillows/linens/blankets/towels to easily accommodate up to 8 persons are all provided for your convenience. Check-in {self, via lock box} can commence on any day of the week, if available. Check-in time is 4:00 P.M. and check-out time is 11:00 A.M. Eastern Time, OR guest can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out. The later option must be chosen BEFORE the rental agreement is drafted.

As stated above, all posted reservation costs are clearly detailed on an Invoice for guests to review PRIOR to paying AFTER they advise us that they are ready to book.

**HOLIDAY PREMIUMS: We add $50 {$100 if BOTH Christmas Eve or Day and New Year's Eve or Day are included} to EACH night of the reservation if it includes, INCLUDING check-out day, ANY Federal or Popular holiday. Popular holidays include Valentine's Day {$100 if BOTH Valentine's Day and President's Day are included}, St. Patrick's Day, Easter, Mother's/Father's Day, Halloween, etc. Again ~ This is for "EACH night of the reservation", NOT just the holidays, and are NOT reflected in the posted rates. The above Holiday Premiums also apply if the reservation is part of a HOLIDAY WEEKEND whether the actual holiday is included or not. Holiday Premiums are Non-Negotiable but are waived on reservations of 28 nights or more.

***HOLIDAY MINIMUM NIGHTS: There is a 4 NIGHT MINIMUM if Easter or a Federal holiday {please look up if unsure} is included, even on check-out day. There is a 6 NIGHT MINIMUM if THANKSGIVING is included, even on check-out day, and there is a 6 NIGHT MINIMUM from DECEMBER 22ND through DECEMBER 31ST. Holiday Minimum Nights are also non-negotiable. Please note that due to the EXTREMELY high volume of holiday inquiries received, those for less than the posted Holiday Minimum Nights are considered generic and deleted.

^LOCATION: This cabin is located on Shields View Drive. For obvious privacy/security/safety reasons, we never disclose the street number to strangers over the Internet. It is, of course, specified on the rental agreement. Please look up distances to points of personal interest {downtown strip, restaurants, shops, attractions, buildings, parks, hiking trails, ski slopes, etc.} from the property's road. We are just not able to provide this type of concierge service, that includes answering questions about the weather, due to the high volume of inquiries we receive. Such messages are deleted. Your understanding is appreciated. Sorry, EV charging is not permitted at this property. Please look up closest locations.

BOOKING FEES: Unlike large online vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us with ZellePay. There is no "middle man" that requires a ridiculous commission! {Please see below for additional details}.

CLEANING CHARGE: There is a standard departure Cleaning Charge of $150 {recently increased in order to retain 5⭐️ rated cleaners} added to each reservation for this spacious 3 bedroom/2 bathroom property. ALL vacation rentals have a cleaning fee in addition to their posted rates.

PET FEE: Dogs Only Allowed {MUST Be Completely House-Broken, Totally Flea-Free, Very Well-Behaved, & Crated When Left Alone If Necessary} ~ Non-Refundable Flat $50 Fee Per Dog. There is No Limit on the Amount of Dogs, the Size of Dogs, the Weight of Dogs, or the Breed of Dogs. Please Disclose if You Will Have a Dog{s} When You Submit Your Initial Inquiry. An Additional $50 Fee Will Apply if the Rental Agreement Needs to be Re-Drafted to Include Any Dogs After the Booking has been Made.

TAX: 14% {Rentals that do not charge this mandatory city/county/state total tax are illegal and NOT licensed or regulated}.

REFUNDABLE DAMAGE DEPOSIT: 25% of the base rental amount or $250, whichever is greater {double for guests who reside outside the continental United States and for those under the age of 25}. This is standard policy of virtually all PayPal and ZellePay merchants since, as further explained below, we do not obtain our guests' confidential credit card information as collateral.

DEPOSITS: To keep our rates competitive, we must keep our administrative costs low. Therefore, the full rental amount is due to confirm a reservation.

PAYMENT: Due to popular demand, we accept 2 convenient payment options ~ all major Credit Cards via PayPal {3% to guest but still MUCH cheaper than the 15% average vacation rental platforms charge} and ZellePay {FREE to guest}. Unlike large/overseas vacation rental platforms and management companies, we {merchant} never obtain the guest's credit card OR bank account information so cannot charge any booking/service fees and have unlimited access to make unauthorized charges to their account. Additionally, all merchants are thoroughly and regularly vetted for ultimate safety/security. Please Note: Due to rampant credit card fraud, ZellePay is the only payment option offered for reservations 5 days or less away. Sorry ~ no exceptions.

DISCOUNTS: Our best rates are those posted and are FIRM. As a 5⭐️ rated and fully-licensed property, we do not offer any "last minute" deals, specials, etc. However, we do not charge more for weekends like most vacation rentals and hotels do! All rate reduction requests are considered generic and deleted. Accordingly, we kindly ask all travelers to please respect our very competitive posted rates.

OCCUPANCY: The non-negotiable posted 8 person maximum that this property sleeps/allows {per fire code} obviously includes children of ALL ages. If your group will exceed this limit, you will need to book a different property or book an additional property. Please be aware that there are, of course, exterior cameras surrounding the property that document the ingress/egress of all occupants/pets. The violation of any rule will result in immediate eviction and/or forfeiture of all monies paid, including damage deposit. An extra charge per person will apply if the total amount of persons stated on the original inquiry form is increased after the reservation has been accepted and paid.

RENTAL AGREEMENT: Must be properly signed by the primary guest only and E-mailed back within 48-hours of being sent, or reservation will be automatically canceled with no notice. The primary/paying/non third-party guest who signs the rental agreement {current physical address required for it} must be at least 25 years of age {proof required via valid/current government-issued photo ID; passport/visa for foreign guests} unless posted damage deposit paid, or reservation will be automatically canceled with no notice. Please be aware that we reserve the right to decline travelers with poor language, communication, and/or reading skills for obvious reasons.

~ Always Rent OWNER-DIRECT if you desire prompt and excellent service that a management company is rarely able and/or willing to provide. Also, this way you will avoid paying the huge booking/service fees that the large vacation rental platforms charge, while using third-party/overseas/unsafe payment system software that frequently gets hacked. ~
