- Air Conditioner (AC): Available ONLY in the bedrooms.
Things are different in Mexico, our electricity bills have skyrocketed as electricity is much more expensive in Mexico. Thank you for following our house rules.
- Please use the AC responsibly with ALL windows and doors closed.
- For best results, when using the BEDROOM AC, ALL windows, including the bedroom door and bathroom door must be closed due to an open air screen window concept in the shower.
- Turn OFF the AC when not in the room and when leaving the house.
- Point the AC remote towards the AC when turning on/off.
- All early check ins and late check outs are not guaranteed but might be available upon request for an additional fee pending availability. They are up to the discretion of the host, and must be approved in writing through the airbnb app before the booking is finalized.
- Regular additional cleaning fee(s) apply if staying over 9 days or longer.

UPON DEPARTURE:
- Check out is at 11AM so our cleaning crew can work their magic for the next guests.
- All dishes used should be cleaned and put away.
- Please leave used towels hanging in the bathroom.
- Turn OFF the A/C every time you leave the house.
- Please leave the key inside the house.
- If using the key from the lockbox, please return the key into the lockbox.

RENTAL POLICY: As a renter, I understand my responsibilities as occupant and accept financial burden for any damages to the property caused by me or any member of my party. I agree to pay the owners for repairs in the event damages are caused by us during our stay, and I agree to pay replacement value for any items which are broken during my stay. I understand that this is a non smoking house. I agree that if I chose to use the air conditioning that I will do so wisely, economically, with all doors and windows closed, and will not leave it on when I leave the house I agree to let the owner, manager, or maid enter to turn off the A/C if I accidentally leave it on when I am not home. The owners are not responsible for accidents or injuries to guests or for loss of money, jewelry or other valuables during their stay. The owners are not responsible for any interruption in electrical service (and any subsequent inconveniences to the guest), or water shortage, as this does occasionally happen from time to time in this small coastal village.
Please note that Mexico is different from the USA, Canada or Europe in that the country/people has their own sets of traditions, values, norms, and ways of life. Many things we take for granted “up north” are not quite the same down here in Sayulita.
While the owners make every effort to ensure that the guests' stay is enjoyable, the owners are not responsible for disturbances beyond their control including, but not limited to, difficult road access (especially during the rainy season June - October), town/neighborhood festivities, smells, partying vacationers, neighbors, cars, animal life, repair-times, road work/closures, early morning roosters or birds, neighborhood dog barking, and tropical storms. Remember this is a rustic village in a third world country with dirt and cobblestone roads! While we do our very best to insure a delightful and 100% positive vacation, please understand that some of reasons we love living and vacationing in Mexico can occasionally be a bit inconvenient. Thus, our refund policy will not cover any of the above items unless it is something within our immediate control. Thank you for understanding. We look forward to hosting you!

SMOKING
Smoking is not allowed anywhere in the house.
NOISE
All guests agree to keep excessive noise to a minimum and be aware and respectful of the neighbors. Please be considerate of the other people's enjoyment. Loud noise or music is not permitted after 10pm.
Under no circumstances may any parties or events take place at the house.
The owners take great care to make the house a relaxing place to enjoy while visiting, so to ensure the overall quality and appearance of the property these policies are strictly enforced.
The wildlife noise you might hear in the morning are birds called chachalacas.
GUESTS
The maximum number of overnight guests allowed is the number of people stated on the reservation. Any increase must be approved prior to arrival and no more than the maximum occupancy for the property will be allowed. No guest may assign this agreement or sublet use of any part of the house. Only registered guests are allowed on the property. The guest that booked the house must be staying at the property for the entire duration of the booking.
KEYS
As the renter I agree to be responsible for the keys and will pay $75 for each lost key.
SECURITY
Please lock all doors and windows when leaving the property.
MAINTENANCE
- Please help us keep our septic system reasonably maintenance free by using the waste basket for all waste paper and all non-biodegradable items including coffee grounds, cooking fats, facial tissues, etc.
- Routine pest control happens quarterly or as needed. We will notify you ahead of time about the routine preventative maintenance. If this is not okay, we can reschedule any pest control appointments. Same applies to any repair appointments unless it’s an emergency.
- Please put away all food (fridge) and keep the kitchen counters or any other space, food and crumbs free. This will help keep the tiny ants or any other insects away.
- Changing the 5 gallon water bottle in the water garrafón/dispenser:
The white water garrafón/dispenser gets cleaned out in between the changes of new 5 gallon water bottles to make sure things stay sanitary. If you happen to need to change the water yourself, please wash the inside of the garrafón/white dispenser with soap and water between the changes or let us know if you need any help.
INSPECTIONS
Owner or owner's agent will have the right to show the premises to prospective clients with 24 hour notice to Renter at Renter's convenience. The owner or owner's agent also has the right to inspect the premises at anytime if there is reasonable cause to believe the Renter or any other person is misusing or damaging the premises or furnishings therein.
Breaking any of the above house rules can result in cancellation of the reservation with no refund. Thank you for respecting our House Rules.
