⚠️ PRE-ARRIVAL REQUIREMENTS (AFTER BOOKING) ⚠️
To ensure a smooth and secure check-in, ALL guests must complete a short pre-arrival process AFTER the booking is confirmed. This is managed through the platform's preferred third-party guest portal and helps protect both you and the home. This verified process keeps everything platform compliant and ensures a worry-free stay for both guests and hosts.

‣ Damage Waiver ($56-82 depending on length of stay) – Covers accidental damage up to $700. (No deposit hold required)

‣ Refundable Security Deposit ($700) – Pre-authorization only; collected 24 hours before check-in and released 5 days after checkout if no damages, missing items, or issues.

Such costs may be charged separately or submitted through the platform's Resolution Center. By booking, you confirm your agreement to these terms.

🔈 QUIET HOURS
‣ Please observe quiet hours from 10 PM to 8 AM, as we have neighbours to respect. We ask for your respect and cooperation to maintain a peaceful environment. A $500 fee will be charged if there is evidence of any unauthorized events or parties on the property at any time.
🚫 NO PETS
‣ Pets are not permitted in the home. A minimum $250 fee will be charged if there is evidence of any unauthorized pets in the property and may increase to cover additional cleaning or damages.
📞 CHECK-IN & PROFILE REQUIREMENTS:
‣ To ensure smooth communication, all guests must have a complete profile with a valid phone number, verified ID, and email address. The host reserves the right to cancel the reservation if the profile is incomplete or if contact cannot be established with the listed phone number prior to check-in
🚭 SMOKING, VAPING, & DRUG POLICY
‣ Strictly NO smoking, vaping, or illegal substances inside the property. Violations incur a minimum $400 fee, with additional cleaning charges if damage or lingering odours are found.
👥 OCCUPANCY LIMIT:
‣ The maximum number of guests is as stated in the listing details. Unauthorized guests will be asked to leave, and unregistered guests will incur a $40 fee per person per night.
🧹 CLEANING FEES:
‣ Additional cleaning fees may apply if the home is left messy. Please follow the check-out procedures to avoid extra charges.
🔑 LOST, DAMAGED OR MISSING KEYS/FOBs:
‣ Where applicable to properties using physical keys or access fobs, a $250 fee will apply for any items that are lost, damaged, or not returned after checkout. Guests are responsible for ensuring that all provided access devices are securely returned prior to departure.
⏰ EARLY CHECK-IN / LATE CHECK-OUT
‣ We are strict on check-in and check-out times due to cleaning needs, but may allow up to 2 hours of flexibility with at least 24 hours’ notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren’t always possible. If the home is ready sooner, we’ll let you know. A $50 fee will apply if you check out more than 30 minutes past the scheduled time without prior notice or approval. An additional $50 will be charged for every subsequent 30 minutes up to 2 hours. Please note that this fee does not extend your stay if another booking is scheduled. If you remain beyond 2 hours, security may be involved and further fees will apply.
🧳 LOST OR FORGOTTEN ITEMS
‣ Please double-check before leaving. Items left behind are stored for 14 days, then donated or discarded. Coordination for pickup or return will incur a shipping and admin fee. We are not responsible for items left, lost, or damaged after departure.
📦 MAIL & PARCELS
‣ We do not have access to a mailbox at this property. Please do not use our address for receiving mail. If you require postal service, contact a local post office for options. For larger parcels, arrange door drop-off or depot pick-up. We are not responsible for retrieving, storing, or replacing any mail or packages that are lost, delayed, or mis-delivered.
🛠 MAINTENANCE & ACCESS
‣ Emergencies may require entry without notice. For non-emergencies, we will always provide notice where possible. Guests will always receive a message from us as soon as possible in all situations.
💳 CANCELLATIONS
‣ For bookings where Contigo Properties is the payment processor, a 10% non-refundable processing fee applies at the time of booking. Cancellations and refunds follow the Contigo Properties Cancellation Policy provided at reservation for these platforms. If any site displays “free cancellation,” the Contigo Properties policy takes precedence. By booking, guests authorize Contigo Properties to charge the card on file per the agreed payment schedule and acknowledge that chargebacks for authorized transactions are not permitted.
👤 GUEST SCREENING
‣ Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

‣ By booking this property, guests agree to all terms in the listing, rental agreement, and house rules.
This includes:

Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you’re staying in our home, treat it with care and respect.
Failure to complete these steps or violation of rules may result in cancellation of the reservation, inability to access the property, or additional charges. These policies are structured to ensure transparency and protection for all parties while remaining fully compliant with booking platform guidelines.
