🚧 CONSTRUCTION NOTICE:Stucco repair work is ongoing at the resort. It does not affect the pool, fitness center, lobby, or elevators, but light noise may occur during daytime hours.
🏚️ UNIT CONDITION:This condo is older and not remodeled. It is extremely clean and well-stocked, but furnishings and décor are dated.Please consider this before booking if you prefer modern interiors.
🏨 HOTEL ZONED:This property is Hotel Zoned and NOT in danger of the possible upcoming short-term rental ban.
🌊 BEACH INFORMATION:The beach fronting Royal Kahana experiences seasonal ocean current changes that can affect beach size and accessibility.During fall and winter, sand may recede, making the beach narrow or temporarily inaccessible. It typically returns in spring and summer.When direct access is limited, a public beach access point is available within a 5-minute walk.&nbsp;Our HOA, the County of Maui, and the State of Hawaiʻi are working diligently to restore Kahana Bay to its full potential.<em>(Photos taken 1/16/23 show usable beach, but this cannot be guaranteed year-round.)</em>
🐓🦎 PEST CONTROL AND ROOSTERS:Due to Maui’s rural location you may experience the occasional rooster, as well as harmless geckos.Geckos are friendly, eat insects, and are considered good luck in Hawaiʻi. Please don’t kill them.The HOA schedules regular pest control, but some insects and lizards are part of island life.
