1. How far are you from the beach?
Our house is about 400 ft from the beach. The access, a paved sidewalk, runs right next to the house.
2. How big is your pool?
Our pool is the largest private pool on the island. It is approximately 40 x 20 feet and the shallow end is 3 feet with the deep end at 9 feet.
3. Are the bikes free to use? How many are there?
All our amenities are free for guests use. We have from 12-16 bikes of all sizes. If you want extra bikes, beyond what we offer, check out the rental opportunities on the beach. Many will deliver and pick-up.
4. Is the house handicap accessible?
The house, like most homes on the beach, is built on pilings. It is not handicap assessible, but by entering the house from the back, the number of steps into the house can be minimized. The main level is all one level. The master on the main level has sliding pocket doors to make it easier for persons with limited mobility or using any mobility device.
5. Where is the nearest grocery store?
There are several convenience stores within a mile of the house. But for a full service grocery store, you will need to make a trip to Gulf Breeze, just over the bridge.
6. Do you allow weddings, receptions, or parties?
We do not charge extra for events. But we ask that you clear any party or event first. We do have limits on the number of persons we can comfortably and safely host at the house. Inside and out. The neighborhood is a residential area with full time residents. Just ask and let us know your plans before renting, and we can let you know if your event will work at the house as well. We do have a 30 person limit due to permitting requirements. Any non-disclosed party or open party will result in guest removal.
7. What is your cancellation policy?
60+ days prior to Check-in =100%; 60-30 days=50%; <30 days=no refund
8. What if there is a hurricane?
Standard cancellation policy applies, unless there is a mandatory evacuation. Unused nights can be refunded or rescheduled.
We have a heat exchange heat pump. It works like a heat pump for your home. It removes warm air from the outside and uses it to heat the pool. Because it is an exchange system, it doesn't warm the pool more than 20-25 degrees above the air temperature and is not effective below 50 degrees F.
10. Why do you charge to heat the pool if the stay is 3 days, but not 7?
The charge only subsidizes the heating cost. But a short rental, of 3 days, means our cost is higher per day of a stay. A longer rental helps pay our costs. It is a perk for our longer term guests we don't mind offering.
11. You say you have a 20 person limit. Why can't I bring 25 people if many of them are small kids?
The house is large, but trying to fit more people into it than 20 is not only uncomfortable, it is unsafe. Florida occupancy law require 150 square feet per person. At 3064 sq.ft, Tiki House is only allowed 20 persons per law. If you are found to have more than 20, you are in breach of contract and could lose your deposit, be evicted, or both.
12. Why no pets or smoking?
We want to keep the home as allergen free as possible. If we find you have brought a dog, cat, or other pet or have smoked in the house, you could be evicted, lose your deposit or both.
13. Where are the cameras? And why do you have them?
We have security cameras for the security of the property. We also use the cameras to monitor check-in. They are aimed at public areas only, such as access points to the property. We see when people arrive. The existence of cameras is disclosed on our listing sites and there is a sticker to alert and remind people as they arrive at the front door. We do not monitor private areas of the outside, like the pool, hot tub, balconies, or deck except when the property is empty of renters or in the case of emergency or at the request of renters. And there are no cameras or views from cameras of the inside of the property. All areas viewed are areas that can be seen from the street or other public area.
14. Why do you sleep 20 but limit it to 15 adults.
We have 3 sets of bunk beds and a full-sized futon that are perfect for children. The limit is to help you have a comfortable stay. If 20 adults would like to rent Tiki House Pensacola Beach, 3 of them will have to sleep in weight restricted, top bunks and 2 on a full-sized futon together. Although the weight limit is 150 lbs on top bunks and can accommodate many adults, not all will feel comfortable climbing up and down. If you think this is not a problem for your group, let us know.
15. What do you provide at no extra cost?
