Some of our rules may sound stern but we just want to make sure we're all on the same page before we get you all checked in. Thanks in advance for taking a quick second to acknowledge them!

* A copy of the front and back of a credit card and govt ID is required.
* Short Term Rental Agreement required for all rentals of 30 days or less.
* No eating or drinking in the bedrooms and/or beds.
* Guest acknowledges that they will keep their noise level to a minimum after 10:00 pm until 8 am as sound will travel if too loud.
* No parties or events allowed.
* No pets allowed.
* The guest must provide us with a working phone number.
* NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage.
* Late check-out fee of a full night stay will be charged unless arrangements are made ahead of time with the property manager.
* Guests who make reservations for over 30 days maximum of 90 days must sign our standard short-term lease agreement or long-term agreement if over 90 days and agree to a background check before check-in (it will be provided before check-in).

Any of the following violations/damages will result in an Automatic Fine or Fee and will be charged to the guest upon check-out.

1. All On Demand or PayPer View/Movie Rentals will incur an extra charge.
2. Maximum Occupancy Violation: A Fine of $100 per person per night.
3. Damage is done to the house or its contents.
4. A cleaning fee of $200 will apply if additional cleaning services are required beyond the normal service due to negligence or abuse.
5. All controllers shall be left on the TV console in the living room as found at check-in. Replacement of lost or missing controllers will be charged against a security deposit.
6. Other household device remotes such as gate remotes will be charged at replacement cost.
7. Any signs of smoking will automatically forfeit the security deposit.
