Main Level (2 balconies): Largest with seating for 4, overlooking the front yard, and a smaller deck overlooking the backyard.

The backyard features a private charcoal grill, picnic table, and plenty of space to relax in the sand. Please bring your own charcoal, and note that pets are not allowed in the backyard.
PARKING:
There is parking for up to 4 cars in the driveway. There is an outdoor shower to rinse off after a day at the beach.

TRASH:
There are 2 trash bins in front one for trash and one for recycling. Trash pick up days are Monday and Thursday, no need to do anything we have a service to take and replace the trash cans.

As common for vacation rentals in our area, our cleaning service provides start-up supplies including: one roll of paper towels, one small liquid dish soap, 2 dish washer pods, 2 laundry pods, kitchen and bathroom trash can liners, one hand soap and face soap in each bathroom and one roll of toilet paper per bathroom. These are travel size items, please be prepared to purchase more to get you through your stay.
We provide towels for bathing and bedding but please bring your own beach towels.
REFUNDS:
We adhere to the cancellation policy agreed upon at the time of booking and strongly encourage purchasing travel insurance. Please note that hurricane season runs from June 1 to November 30 each year. We do not offer refunds for weather-related issues or circumstances beyond our control. Travel insurance is highly recommended to protect your trip from any unexpected disruptions.

☞Security Deposit: A $500 security deposit will be placed on hold by the host 1 day before check-in and released 3 days after check-out, provided no damages are reported. The time it takes for the funds to appear in your account will depend on your banks processing times.
☞Trip Insurance: We recommend purchasing trip insurance for weather or health-related emergencies. Please note that no refunds or date changes are allowed after the free cancellation period.
☞Cancellation Policy: We will adhere to our cancelation policy, In the event of cancellation, any Travel Insurance, Damage Protection and any processing fees are non-refundable.
☞Rental Age Policy: Must be 25 years or older reserve the home AND must be present for the entire duration of the stay. No third party bookings permitted.
☞OCCUPANCY LIMIT: Max occupancy is 10 (including children). An additional fee of $150 per person, per night will apply for over-occupancy, charged to the card on file. Please only seep children on the top bunkbed.
☞Visitors or unregistered guests: Are not permitted under any circumstances. Only those listed on your reservation are allowed on the property. Unregistered guests will incur a charge of $150 per night per person. If the number of guests exceeds the maximum occupancy, a $500 over-limit fee will be applied. No exceptions will be made.
☞No Parties or Gatherings: Parties and gatherings are not allowed. Do not tape or tie banners or balloons anywhere on the property. You, the person who made the booking, will be responsible for any damages and additional cleaning fees.
☞Parking: Parking is available for up to 4 cars. No street or remote parking available. Do not park on the grass.
☞Check-In: Self Check-in anytime after 4pm with the door code provided. Early check-ins incur a $50-$100 fee, subject to cleaner availability and not available during peak seasons or holidays.
☞Checkout: Check-out time is by 10:00 AM. Late checkouts will incur a fee of $50 for each additional half-hour past the designated check-out time. Please ensure you depart on time so that we can prepare the space for the next guests.
☞No Smoking: Smoking of any substance is strictly prohibited inside the home or on the balconies. Any evidence of smoking will result in a $250 fine, loss of the security deposit, and additional charges for any damages incurred.
☞Security Cameras: There are 2 surveillance cameras at the property—one above the parking area and one at the staircase. These cameras will be active and recording throughout your stay. It is occasionally monitored to ensure the safety and security of the property. Do not tamper with or obstruct the camera in any way.
☞Pest Control: We have monthly pest control service and bed bug inspections. Due to our natural setting, occasional insects may appear. Please be aware that this is a common occurrence. To minimize their presence, we kindly ask that you keep doors and windows closed when not in use.
☞Power Outages: Electricity, internet, and cable services may be interrupted during storms or due to issues beyond our control. While such disruptions are rare and typically resolved within a few hours, we cannot offer refunds for outages, weather conditions, natural disasters, or other unforeseen circumstances.
☞Trash: There are 2 trash bins one for trash and one for recycling. Trash pick up days are Monday and Thursday. We have a service that will take them to the curb and bring them back in.
☞Outdoor Grill: You are welcome to use our park style charcoal grill. Always ensure the grill is supervised while in use. Clean the grill after use, removing any leftover charcoal and food debris. Bring your own charcoal for grilling.
☞Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect the neighbors. Violations will result in a $250 fine, loss of the security deposit, and immediate eviction without a refund.

We absolutely love the Great Smoky Mountains, mother nature and tons of activities for the whole family. We love the area so much that in August of 2020 our family decided to purchase our first vacation home. ⭐️Refunds: We will enforce our cancellation policy agreed upon in the booking platform and STRONGLY encourage purchasing traveler insurance. We do not refund for weather, weather related issues or natural disasters.
⭐️ Any use of pool, hot tub, beach, equipment, fireplaces, and/or any other features of the Property are entirely at your own risk. You acknowledge that children and all non-swimmers should be supervised at all times.
PET RULES:
⭐️ Pet fee is $150 for up to 2 dogs, each 50 lbs or less. Please make sure, if you are bringing a pet, it is accounted for on your reservation. There will be an additional fee of $200 per pet if not on the reservation.
⭐️ Do not leave your dog/s unsupervised in the home, if you need to leave them at the property they must be crated.
⭐️ Pet/s are not allowed on the furniture or beds.
⭐️ Must be house-trained
⭐️ Make sure to pick up after them
INCIDENTALS:
⭐️ As common for vacation rentals in our area, our cleaning service provides "start-up supplies" including: one roll of paper towels, one small liquid dish soap, 2 dish washer pods, 2 laundry pods, kitchen and bathroom trash can liners, one hand soap and face soap in each bathroom and one roll of toilet paper per bathroom. These are travel size items, please be prepared to purchase more to get you through your stay.
⭐️ The property comes stocked with dishes, glasses, utensils, cookware, linens and 2 bath towels per guest.
⭐️ Prepare to bring or purchase incidentals, like soap, shampoo/conditioner.
⭐️ Drip/Pod coffee maker. Bring your own Coffee.

This is not a spring break property, absolutely no parties! The minimum age to book is 25 years old. If you book under false pretenses, you will be asked to leave without refund.
