A modern, thoughtfully furnished cabin located on a quiet and secluded wooded property next to the coveted Rock River with access to a private swimming hole. Take a cold plunge and warm up in your personal sauna!

This heated tiny home offers a loft bedroom, a half bathroom (no shower), coffee/tea, a small dining table that can also be used as a workspace, and fast WiFi. You will also have access to outdoor seating.

Come enjoy all that Southern Vermont offers including nature, small family farms, wine and cheese tasting, delicious farm-to-table restaurants, and local arts. We are located 12 minutes from downtown Brattleboro, 5 minutes from the town of Newfane, 25 minutes from Grafton, and 30 minutes from Bellows Falls.

Please check in at the main house. The host will meet you and show you around the house and outdoor access spaces.

In addition to the living space, guests will be able to access a private sauna, fire pit, and private river beach and swimming hole.

There is also a Pilates/Yoga studio on the property where we offer private classes for an additional charge. Please note, our Pilates, Physical Therapy and Yoga sessions book up fast so please reach out as soon as possible if you are interested in signing up for a session.

We are a short drive to the village of Newfane which includes a General Store, hardware store, Dutton’s Farm Market, a few restaurants/taverns, and adorable shops. A full grocery store is located about a 10-minute drive away.

The hosts live in a separate house on the property and are available anytime to answer your questions.

We also have a sweet and (overly) friendly Golden Doodle named Bennett who may be out at about at times. 😊 Please feel free to let us know if you prefer not to interact with him.

Please note the tiny home has a toilet and sink (no hot water). To shower you will be able to access a full bathroom in the main house that we reserve for our Airbnb guests.

Guests will need to climb a ladder to access the bed.

The house has great wifi but there is limited cell phone service in most of Newfane and you will likely have no cell service on and around our property. Guests can connect their cell phones to wifi and send messages, make calls, and FaceTime.

In the winter, if there is more than a few inches of snow someone will come to plow.

In addition to offering lodging via Airbnb, we are also a private wellness getaway and offer day passes for 3-4 people at a time to enjoy the property and our wellness services for a few hours. You may see other people during your stay but this is not a very common experience and we work hard to make sure your stay is not disturbed by other guests.

No smoking at all, inside the unit or on the grounds.

No littering, loud music, or parties. Visitors are allowed with advance notice.

Pets are not allowed.

Our space is designed as adult, couples’ spaces and may not be suitable for children. If guests hope to bring children, please know that space is limited and we are unable to provide additional bedding/sleeping accommodations.

Our property is a natural wooded area and, as such, there are hazards, such as rocks, tree roots, bugs, poisonous plants, and depending upon weather conditions, cold, wet, and slippery surfaces. There is limited solar lighting around the property after dark.

This area is home to wildlife both big and small. For this reason, we ask that guests take care to clean and pick up any food items left outside the unit to avoid attracting pests and animals.

We cannot accept responsibility for any loss, damage, or expense arising from adverse weather conditions or any other event outside our control.

We accept no responsibility for any loss or injury arising from being on the property, using the sauna or swimming in the river.
