* Guest Accommodation:

✧ Sleeps up to 8 guests (ages 24 months and older—infants under 24 months do not count toward the total).

✧ Pricing Note: The base rate includes 6 guests. Each additional guest (up to two) will be charged a small fee of $15 per night to cover extra laundry costs (linens, towels, blankets, quilts)

*TV - we provide guests with Free Roku TV. Please bring your logins for Prime, Netflix, your cable providers etc.

*Guests may use entire home with the exception of the garage which is used for owners personal storage.

We are available by message, phone or text. Quickest response will usually be through text. We respond quickly between the hours of 7 am - 10 pm and will respond at other times as soon as possible.

✧No Pets or animals of any kind due to owner and grandchild's severe allergies (we will use this home about 3-4 months each year) and it must remain animal free. Thank you! Guest will be asked to remove the pet or leave the property with no refund. If you want to keep your pet at the home, there is a $500 convenience fee and an extra anti-allergen deep cleaning fee of $800 payable immediately. Non refundable. No exceptions

✧Texas House Bill 4164 explains the penalty for people misrepresenting their dogs as service animals when they are not specially trained. The State fee for violating this law is $1,000 and 30 hours of community service. This will be enforced.

✧This is a non-smoking property. No smoking of any kind (cigarettes, cigars, hookah, vaping, marijuana) is allowed inside, on the back or front porch or back deck. Smoking outside 10' away from doors and windows is permitted. Do not leave butts on the driveway, street, yard, plants, or throw them into the water. If this is inconvenient, please consider another property more accommodating for smokers
