It would be nice if you could be courteous on my schedule. (I have guests who checked out very early, but didn't tell me, so I had to miss and postpone my weekend activities)

A step away from 267 and 60 bus line A block away from 187, 181 and 487 bus line, Vons Supermarket, Chase bank, Starbucks, Walgreens and restaurants 10 minutes bus ride to Allen Gold Line Station 20 minutes bus rideto Memorial Park Station for the Metro Gold Line from above bus lines Buses and Metro can reach to below places and beyond, 2 minutes drive to Pasadena City College (PCC) and Cal Tech, within walking distance 4 minutes drive to Huntington Library 4 minutes drive to Macy's, Trader Joe's, Nordstrom Rack 5 minutes drive to Target, Whole Foods Market 7 minutes drive to Old Town Pasadena, Westfield Santa Anita Mall 9 minutes drive to San Gabriel 20 minutes drive to Little Tokyo and Downtown LA Close by the 210 freeway. Surrounded by 60, 650 and 110 freeway If you're coming from LAX and don't have a car, I can suggest you to take a shuttle. I usually use ShuttletoLAX; it's around USD 20 per person. If you have more than one person, you can take Uber; it's around USD 45 per car. Uber is more time saving than shuttle. Above suggestions can save you the hassle to take the train and buses.

No Smoking/Marijuana/Vaping anywhere on the premises.
Please leave your pets at home, ADA-approved service animal proof is required.
Approval for visiting/overnight guest are required(No Parties).
Quiet Hours between 9 PM - 7 AM, be mindful of noise between those hours.
Parking spaces are assigned, please let us know if you are bringing a car.

Payment Policy

The reservation deposit and 50% of the reservation must be paid for at booking.

Full payment must be made at at least 7 days prior to reservation date, or upon reservation if reservation is made with less than 7 days before reservation date.

Refundable Damage Deposit

Listed security deposit are for 30 days or less booking, 1-2 months of security deposit for any booking over 30 days. We reserve the discretion to charge security deposit depending on the nature of the trip. Please contact us for more details.

Security deposit are to protect us from intentional damages to our properties.

Security deposit charging rules per host discretion, but here is a following guide:
Smoking/Marijuana/Vaping inside unit - Max Charge
Unreasonable cleanliness/Excessive trash - $35/hour + Cost of uncleanable items
Unapproved pets - $150 plus $35/hour additional cleaning

We can't list everything, but we are reasonable host and have been hosting over 10 years, most of the time we do not charge for breaking a glass/plate or small accidental stuff.

Security deposit will be by Paypal/Venmo/Zelle/Wise in USD or equivalent local currency. Security deposit by credit card will incur 3% non-refundable processing fee.

Cancellation Policy

For a full refund of the nightly rate, the guest must cancel within 48 hours of booking and at least 14 full days prior to listing’s local check-in time (shown in the confirmation email)

For a 50% refund of the nightly rate, the guest must cancel 7 full days before the listing's local check in time (shown in the confirmation email), otherwise no refund. If only 50% of the reservation has been paid, no refund will be issued and the remaining 50% will simply not be charged.

If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.

Notes
