We understand that traveling can be exhausting and hope your arrival has been smooth.

Our home is your home, and we want you to feel at ease during your time with us. We have prepared a welcome package for you, filled with helpful details about the house, such as Wi-Fi instructions, operating appliances, and any specific guidelines you should be aware of. Additionally, we have included a curated guide to the local area, featuring recommendations for nearby attractions, dining options, and hidden gems that we personally love.

Throughout your stay, we want you to know that we are here for you. Whether you have questions, need assistance, or simply want some insider tips on the best spots to visit, please don't hesitate to reach out to us. Your comfort and satisfaction are of utmost importance to us, and we will do everything we can to make your stay enjoyable.

We have taken great care to ensure that our home is a haven of comfort. This is a non – smoking property, including vaping. If you smoke or vape please do so only outside. No Cigarette or Cigar smoking should occur on the pool/patio area.

If for some reason you can’t connect to the internet:
1. Shut down your device.
2. Shut down the modem (next to the TV)
3. Turn the modem back on and wait for all the lights to turn back on
4. Turn your device back on
5. Your device should automatically recognize the IP address and have access to the internet.
Supplies
We have provided some essentials to get you started for your vacation including starter toilet paper, dishwashing and laundry detergent, dryer sheets and trash bags. It will be your responsibility to replenish them for use during your stay. There will be no daily maid services. If you’re on extended stay and you would like to arrange cleanings, at additional cost. We’re happy to help arrange it for you.
Electricity – We know many of you have traveled from abroad and we’re so excited you’re here. Understand that the electricity in the U.S. is 110 Volt… If forgot your adaptor you can purchase some at Walgreens, Wal-Mart, and Publix. If you are trying to turn on a lamp you may need to check a wall switch.
Owner’s closets
We have 2 owner’s closets. One in the master bedroom and one in the laundry room. Guests should not attempt to open these closets.
A/C – Thermostat
The temperature should be set between 72-78 during the day -we personally enjoy sleeping in a cooler home and we want you to be comfortable as well. It’s very important that you don’t run the A/C with the sliders or other windows open during the day and dropping the temperature too low for too long could result in freezing the unit. If the unit freezes as result of improper use you will have no a/c during that time and could be responsible for service cost. If the windows have condensation, it’s definitely at risk of freezing.
• Touch the right side of the thermostat and slide your fingers down the right side and you will be able to turn the temp up and down.
Kitchen Appliances
• Please do not use abrasive cleaners.
• Only use Dishwasher detergent intended for a dishwasher in the machine and not liquid dish soap.

Washing Machine/Dryer
We have provided you with some starter detergent/dryer sheets.
• Please do not overload the machines.
• Please clean the lint screen in the dryer after every use
• Make sure you shake sand out of towels before washing.
Linens - Beds
You should arrive to find 4 bath towels and 4 hand towels with 2 beach towels in each bedroom and the den. The king, 2 queen beds are made and the den has a sofa sleeper as well as a blow-up mattress in the closet. If you want to use the sleeper sofa and blow-up mattress you will find another set us queen sheets in the guest room which accesses the pool area.
Spills – Clean ups
We understand things happen – please do not use the white bath/hand towels or the beach towels to clean up spills and messes. There are rags in the laundry room over the utility sink provided for events like this. We are left with no choice but to charge guests for damage to towels and linens as result of improper use or removal from the property.
Tile / Vinyl Floors
Please take extra care caution when wet to avoid any falls and injury.
Garbage disposal – Do not put tea bags, bones, paper, eggshells, banana peels, or silverware in the disposal.
Garbage pickup: Monday, please put out to the curb the evening before
Tan Garbage Can: all kitchen garbage and food left over’s, packaging waste and all other garbage in trash bags.
The town is very particular about the trash handling – please read and follow the instruction -
Green Garbage Can: Plastic, Glass, aluminum, newspaper (Recyclables)
Place carts with lids opening facing the street about 3 feet apart from each other.
Failure to dispose of garbage properly or failure to remove excess garbage of fines imposed by the city due to failure to follow the procedures will be charges the guest of deducted from the security deposit or billed additional charges.

Plumbing/Toilets
Do not flush any baby wipes, personal hygiene products including tampons, disposable diapers, paper towels, QTips, cotton balls, or excessive toilet tissue. Should your toilet become blocked, please use the plunger provided. In the event the toilet begins to overflow, immediately turn off the water at the valve located under the tank below the toilet.

Pool Safety
• There is no lifeguard – swim at your own risk and use extra care with children around the pool, never leaving children unattended. Adult supervision is always required.
• Do not run around the pool area, no horseplay.
• Do not dive into the pool at any time for any reason – the pool is shallow.
• Only plastic glasses and plates are allowed in or around the pool and patio area.
• Never swim in a pool during a storm or when thunder can be heard.
• Please use swim diapers for children that are not potty trained.
• Do not leave food around the pool or patio area – this will invite unwanted pest.

Pool Heater
• There is a control on the side of the pool heater that will allow you to turn the heater up and down – it is very important that you turn it back to 80 before departing the home – not doing so will result in additional charges.

Beach Towels:
Please do not leave towels in the sun to dry and if you take them to the beach return them. Make sure you shake out sand before placing in the washing machine.

Beach Chairs/Umbrella:
We love the beach and hope you do too. If you take the beach chairs to the beach you will need to remove the sand/salt before storing them back in the garage
Paddle Boards:
We have provided 2 paddle boards, life vest and paddles. We love to paddle and hope you enjoy it as well. When you’re done using the equipment it will be necessary to thoroughly rinse the boards, paddles, and life vest with fresh water before returning them to the garage for storage. Do not leave them in the sun when not in use. We like to drop in right behind the house and paddle around the canals. Enjoy! (Use at your own risk)

Bicycles:
There are 4 bicycles in the garage along with a tire pump should the tires need to be re-inflated. (Use at your own risk)

Pest Control
Our home is treated for bugs. Unfortunately, with Florida’s beautiful weather, comes possible bugs. If you find any cockroaches or ants, it does not mean the home is dirty. But we want to know immediately so we can increase treatment. Different times of year will drive more pest activity. When outside, please watch where you walk. If you see a mound of sand, it’s likely a fire ant nest. They will bite you and itch intensely. If you find yourself bitten you can buy cream at the drug store and grocery store.

Mango Tree
If you’re fortunate enough to be visiting when our mango tree is full of fruit, please help yourself. The mangos are delicious. Only eat fruit you can pick from the tree. The landscapers should remove fallen fruit. These are a real treat! I love to cut them up, add green onions and lime juice and put on top of fish or you can add to a smoothie or just eat fresh.

Check out: Please depart by 10:00 A.M. to allow proper time for the cleaning to prepare the home for the next guest. We are more than happy to accommodate later check outs in advance, free of charge, if we don’t have the same day arrival for our next scheduled guest.

• Please put all dirty laundry including towels and bed linens in the laundry room and start a load of laundry.
• Load and start the dishwasher with any used cutlery and dishes.
• Ensure all open non-perishables and all left over food has been properly disposed of and all trash is bagged and placed I the trash can provided.
• Return any moved furniture to its original position.
• Switch off all lights and fans including those outside
• Do one more look for all your belongings, make sure you check all drawers and check under the beds and dressers.
• Check the dryer for any clothing and please make sure you don’t forget any of your chargers.
• Set the A/E to 78 Degrees
• Make sure all doors and windows are closed and locked.
• Set the pool temperature to 80 degrees.
• Return the Garage door opener to the counter.

Missing towels and linens will be charged accordingly $25 per each missing bath or beach towel, $10 per missing hand towel and $8 per missing wash cloth. For missing sheets the charge is $100 for a queen set and $125 for a King Set of Sheets. Missing Comforters, blankets and other bedding will be charged at $150 per item.

If you like something, just let us know and we’re happy to share where we’ve purchased the items so you can purchase for yourself.

Issues: We take great care to ensure a terrific experience, but should you arrive and see any problems please communicate with us within the first 24 hours to prevent any charges.

BBQ: The BBQ is a propane grill. You are expected to return the grill in a clean manner. If you choose not to clean the grill after use there will be a $35 gill cleaning fee taken from your deposit. A spare propane tank is in the garage. Please notify us if a tank is empty.
