**(October-May) Please note, the spa is always heated; however pool heating is available at an additional cost of $100 per day. We can heat the pool to 85 in any weather but it is expensive with natural gas. There is no pool fee in the summer months. The pool has an electric rolling safety cover that should be closed at all times when not in use for safety and heating reasons.

All of our vacation rentals are fully furnished and have a kitchen with appliances including a refrigerator, microwave, oven, stove, electric kettle, traditional drip coffee maker (ground beans), toaster and blender. Certain properties may have specialty appliances such as a crockpot or Keurig coffee maker. Please check the property description for your specific vacation home to confirm.

Kitchen:
Properties are equipped with the following items to accommodate the max occupancy of the home: basic dining, cooking and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils and kitchen accessories such as can opener, wine opener, measuring spoons and more. We also provide some basic spices including salt and pepper. No other cooking essentials or supplies are guaranteed to be provided (oil, sprays or other cooking ingredients, foil, cling wrap, etc.). No coffee or pods are provided and are not guaranteed.

House Supplies:
Your home will be stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, and laundry detergent.

Other Items:
Listing does include Washer & Dryer.
The property is equipped with a specific quantity of bath and pool towels to accommodate the max occupancy of the home. The bathrooms are stocked with shampoo, conditioner and liquid body wash. There are also fully equipped laundry rooms with washer, dryer, ironing board and iron.
Pet policy: maximum 2 dogs! You must notify me before bringing pets. Please make sure to clean up after your pets. My cleaners are not expected to do this type of pet clean up.

***NOTICE: POOL CONSTRUCTION***

As we continue to give you best amenities, we will be having a pool construction starting tentatively mid-August to October. The pool construction is below the current Swim spa and should have minimal disruptions of current set up.

The following are ensured:
-Access to house will not be impacted. The construction is at bottom of property and there will be nobody impacting the driveway.
-Safety measures to avoid accidents will be implemented
-Rest of the backyard with firepit, hot tub and putting green will be available
-Constructions are only during weekdays Mon-Fri 9AM-5PM
-These are non-disruptive and with minimal to no noise during construction phase
If your check-in dates are impacted, please inquire first and we'll do our best to accommodate your questions and requests.

Liability Waiver:
You understand that swimming and use of Spa/Hot tub/Jacuzzi is at your own risk and that special risks may be involved with swimming and use of Spa. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming and may present to children who are not carefully supervised, as well as the danger to any person swimming and if a person has health risks, or if a person swims, while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming and use of Spa. All Airbnb Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host.

By using the baby gate/fence at this rental property, you agree:

To assume all risks associated with its use, including injuries from improper installation or wear.
To release, indemnify, and hold Airbnb Host harmless from any claims or damages arising from use of the gate.
To ensure correct installation per manufacturer's instructions and regular checks for safety.

By using the gate, you acknowledge understanding and agreement to these terms.
