The space
The villa is located in a high-end private estate in the heart of Pattaya, just 1.6–1.8 km from Walking Street and The Cliff restaurant, around 5 minutes by car. It features a large private swimming pool, two full kitchens with double-door fridges, indoor and outdoor dining areas with nearly 24 outdoor seats, and two indoor parking spaces. Guests can visit our cafe for special rates included with your booking.

Guest access

Guests have access to the entire villa, pool, garden, gym, and all living spaces.

We include 100 kWh of electricity per day. Extra use is charged at 7 THB per unit. Water is complimentary throughout your stay.

Other things to note

– Quiet hours are 10:00 PM to 9:00 AM.
– No smoking anywhere on the property.
– Please wear slippers inside.

Maintenance

Due to Thailand's tropical climate, regular upkeep is essential to keep the villa in top condition.

Two types of staff may service the villa:

1. Pool cleaner — cleans the pool every Saturday to maintain water quality.

2. Complimentary Housekeeping — our housekeeping service is complimentary and operates as follows.

Daily bed make-up is provided depending on guest availability. Staff will ring the bell and wait for a reasonable time. If guests are asleep or unavailable during the scheduled cleaning window, that visit will be skipped. Staff work across multiple properties and cannot wait or return repeatedly, so if the scheduled window is missed, housekeeping will not be rescheduled for that day.

Full villa cleaning takes place every 3 days. Bedding and towels are changed at this time. Fresh towels are provided for the number of registered guests, including pool towels. Any additional towel or linen changes outside of this schedule will incur a small fee.

Please be aware that if guests are regularly unavailable during cleaning hours, the standard of the villa may deteriorate. This is not something we can be held responsible for if access has not been granted.

Staff will always ring the bell and wait for permission before entering. If you prefer no staff visits during your stay, please let us know in advance.

Please note

Water, electricity, or internet interruptions may occasionally occur due to local weather or works and are usually resolved quickly.

If you require a villa that remains completely undisturbed throughout your stay, we suggest considering an apartment instead.
