Note, we acquired this unit January 2025. Therefore, you will find no rental history included. Please know that we have been renting other units on Hilton Head Island for 15+ years.
With this villa being only a short 10-minute stroll to the beach, and the Dunes House Grill, this villa is where you want to be with all the comforts of home. But you must visit one of the 5 pools - one is about a 30 second walk from the villa.
You will have everything you need for your stay...fully equipped kitchen, including new washer and dryer, fresh bed linens, fluffy towels, and for your convenience, a starter kit of amenities so you don't have to run to the store the minute you arrive.
Master bedroom has king size bed, and second has two queens, with pull out sofa to accommodate 8 people comfortably.
The living room and both bedrooms have flat screen TVs, and FREE secure wireless internet allows you to stay connected.
A private deck with gas grill allows for additional dining and relaxation under the stars. It also allows a relaxing view of the larger pond with fountain within the complex.
Also included is the FREE Palmetto Dunes Buggy shuttle service that is available April-September. This quick and easy, no hassle service picks you up at the villa and can take you to the Disney House & Dunes House beachfront centers for private beach access, grill and restrooms. Shelter Cove Harbour, mall and plaza are also easily accessed using the shuttle, including the new Kroger Grocery store.

Our villa is in Georgetown section of Queens Grant within Palmetto Dunes Oceanfront Resort.
Getting around
There are a variety of ways to get around the resort and the island. By foot, bike, car, Palmetto Breeze Bus (operates during peak season), Palmetto Dunes Buggy (FREE shuttle service that is available April-September. This quick and easy, no hassle service picks you up at the villa and can take you to the Disney House & Dunes House beachfront centers for private beach access, grill and restrooms. Shelter Cove Harbour, mall and plaza are also easily accessed using the shuttle, including the new Kroger Grocery store.

The maximum number of guests is limited to the number of persons in rental party as provided with the reservation. If it is determined that more persons than the rental party is staying at the property during the term of rental an additional charge will be assessed.

Any other person in the property is the sole responsibility of Guest.
Smoking is NOT permitted at this property. Violations will incur a $300 fee min.
Parties or private events are NOT permitted at this property. Violations will incur a $300 fee min.
Keep the property and all furnishings in good order.
Remove/rinse off all beach sand prior to entering the condo. Shower in service has hot and cold water to rinse off sand.
Do not sit on the furniture with wet clothing or towels.
Only operate appliances for their intended uses.
Clean grill after use.
Garbage pickup is Tuesday and Friday all garbage must be in the bins provided including recyclables in the service yard. Recyclables are Wednesday
Do not hang towels or clothing on deck railings, you can hang them in the service yard.
Shower in service yard has hot/cold water and should be used for pets or to rinse off from the pool/beach
No motorcycles, campers or trailers allowed to enter the resort.
Parking pass(es) must be picked up upon arrival at the pass office: 16 Queens Folly RD and displayed on the dashboard. The Phone Number is 843.785.1125. The fee for the parking pass ranges from $20 - $100 per vehicle based on length of stay and you will pay this fee when you pickup the pass(es).
Please only park in the signed parking lots, there is no street parking allowed, ticket or towing may result in illegally parked vehicles. You will be responsible for payment of any fines/tickets impose to your parking pass.
Common areas such as walkways and landscaping areas shall be kept clear of personal belongings such as bikes, beach gear, toys, furniture.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. There is a washer and dryer in the unit which may be used, if needed, during your stay. A departure cleaning will take place on the day of your departure from the unit during which all used linen and towels will be laundered. We Do Not permit the towels or linens provided to be taken from the unit for use at the pool or the beach. Therefore, you must be sure to bring your own personal beach towels.
All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
