SECOND FLOOR:

• Master Bedroom: King size bed, sofa bed, private bathroom, TV and mini-split.

• Second Bedroom: King size bed, spacious closet, TV and mini-split.

• Third Bedroom: Double Bed, TV and mini-split.

• Shared full bathroom for the secondary bedrooms.

GROUND FLOOR:

• Living and dining room with air conditioning and TV.

• Kitchen equipped with modern appliances.

• Utility room with washer and dryer.

• Half bathroom for visitors.

EXTERIOR: Backyard with barbecue and enclosed garage for 2 cars.

ENTERTAINMENT AND SAFETY:

• TV in each room.

• Security: 3 outdoor cameras (garage and facade). No cameras inside or in the patio.

STRATEGIC LOCATION (La Rosita Extension):

HEALTH AND EDUCATION (3-5 min): Hospital Ángeles, IMSS 16 and 71, Tec de Monterrey, Ibero.

BUSINESS (10-15 min): Parque Industrial Mieleras, Peñoles, Caterpillar, John Deere.

LEISURE AND SHOPPING: Intermall, Galerías Laguna, TSM (Santos Laguna) and Golf Clubs.

CONNECTIVITY: Quick access to the Airport (TRC) and roads such as Saltillo 400 and Periférico.

IMPORTANT: We currently do NOT have a billing service.

The entire house is at your disposal, 3 bedrooms, 2.5 bathrooms, living room, dining room, kitchen, laundry, covered and closed garage for 2 cars, backyard, barbecue.

There is no access to storage warehouses, 2 located in the garage and one more in the master bedroom.

Information Important for your Stay

To make your experience in Torreón excellent, we share some details about the house and the surroundings:

Location & Setting

•Area: We are in Col. Ampliación La Rosita, a very quiet high-end residential area. As it is not a gated community, there is occasionally free vehicle traffic.

•Noise: We have double glazed anti-noise windows. Although it is not very common, you can sporadically hear some noise or barking coming from neighboring properties, although it is beyond our control, for your comfort and rest, we provide earplugs.

• Desert Climate: Torreón is hot and dry. It is possible to find an occasional insect despite our constant fumigations, or fine dust after a "sandstorm" typical of the region.

Security and Accessibility

•Stairs: The house has two floors. Due to the design of the property, the ceiling above the staircase is low; please be careful with your head when going down, especially if you are a tall person.

•Cameras: We have 3 outdoor cameras (garage and facade) active 24 hours a day. There are no cameras inside or in the backyard, fully respecting your privacy.

•Vehicles: We are not liable for damage to vehicles parked inside or outside the property.

Services and Resources (Sustainability)

•Water and Electricity: Being in a desert area, water is a valuable resource and electricity has high rates. We appreciate a conscious use of both (additional details in the manual and house rules).

• External Failures: We are committed to making everything work, but we cannot offer refunds for utility outages (electricity, water, internet) that are outside of our control. Report any faults immediately to help you resolve them.

•TV: Streaming service is available (Magis/Xuper TV). Its stability depends on the provider and the internet.

• The house has an instant water heater. To make it work properly, follow these steps:

==> Open only the hot water faucet in the shower.

==> Do not mix with cold water, as the boiler will shut down.

The temperature is regulated by opening the hot water tap MORE or LESS

===>Less open water = hotter water

===>More open water = less hot water

• You can support the adjustment with the boiler temperature knob.

Communication

If you notice any damage upon arrival or during your stay, please let us know immediately to fix it before your departure.
