We are private homeowners and not in a big rental pool. Our goal is to be gracious hosts. We do not have many rules but we do list safety information for the safety and comfort of our guests. Please read the following information prior to booking for your comfort, safety and understanding of rules/safety notices. These were not put in place randomly. (I know, it is a lot but its important stuff!)

*We are always happy to allow early check in or late check out at no extra charge if property is available and ready for you. Please text us the night prior to arrival or when you are about an hour out to see if home is available for early check in. Ask the night prior to departure about late check out. This is not available if another guest is arriving or departing on the same day, and rarely available during summer months. But please feel free to ask!

HOUSE INFORMATION AND RULES

** As the guest making the reservation, you agree guests are limited to the number registered. If that number increases, please put in an alteration request so the house may be prepared properly for more people. No extra guest fees if the guest total remains at 8 or under.

**If there are more than eight (8) guests over the age of 24 months. at the home at anytime without prior permission you will be charged a $500 over the limit fee plus $50 per person per night or be asked to leave. No exceptions. Why? Our home on septic, extra guests over use the septic and can cause damage.

**No Pets or animals of any kind.

**Texas House Bill 4164 states the penalty for people misrepresenting their dogs as service animals when they are not specially trained. The state fee for violating this law is $1,000 and will be enforced.

**THIS IS A NON SMOKING PROPERTY. No cigarettes, cigars, hooka, vaping or marijuana in the house. You may smoke outside in front of the house with the doors and windows closed, or the back of the home but off the deck and not in the hot tub. You must dispose of your butts properly. Do not leave cigarettes on our driveway or in the street. Do not throw cigarettes into the water, fire pit, our yard or leave in our plants. Do not toss cigarettes into the woods. There is a fire danger in this area. Wet the butts and dispose of in a plastic bag in the trash bin. Do NOT put cigarettes directly into our trash. If this is not convenient for you, we urge you to find another property more accommodating.

**CHECK OUT RULES**

*****No need to wash the beige bath towels, hand towels or wash cloths (Okay to do during your stay if you need, but no need to do that before you leave). Leave wet towels on floor (not carpets) or hanging

***** Please do not strip beds and do not wash any linens unless necessary during your stay. Leave beds unmade. If any linens are stained please let us know with what so we know how to treat them.

As we do not charge you a cleaning fee, we ask you to please help us with these few simple items prior to leaving. This helps us keep costs to our guests down:

**Load the dishwasher and use provided dishwasher tabs and turn it on. No need to unload. Please do not overload. (anything that cant fit can be left in sink.

***Pick up any trash your group may have left outside, including cigarettes, and put in outside trash bin. **Bring trash bin to the end of driveway if departing on Tuesday or Wednesday.

*If you moved any chairs around outside the fire pit please put them back where they were

--Convenience items provided free for your use we ask you to help us with. You may want to do the night before you leave:

**Please wash and dry hot tub towels (non beige large towels) if you used them. You may leave in dryer.
**Hang kayaks and paddles if used, and put dry life vests on hangers in closet.

**Visitors: Because our home is on a septic system, we cannot have more than 8 guests at the home at one time.
**No Parties.
**Guest making the reservation is responsible for all guests behavior, any damage, extra cleaning or trash, any excessive charge for hot tub cleaning/disinfecting over and above normal.

**Boaters & Jet Skis: Behind our house is a calm safe area for our guests and other vacation rental home guests to kayak, tube and swim. You may speed up once in the open lake. We do not have a dock at this time. However, If you have a boat you can tie it up, we have anchors on our platform. It is cement so you will need your boat fenders out. Water may be shallow certain times of the year. Please check online for Lake Granbury information and water levels.

*Guests should bring their own bundles of wood for fire pit or pick them up locally. House book has information on where guest can pick up wood close by. We do not provide fire wood for the fire pit. We do have lighters in the house. Do NOT use lighter fluid, the large flames can cause a fire outside the pit. You may use fire starters or fire starter gel. Do not cut any of our trees for fire wood

*As indicated in the listing, No animals of any kind permitted. Owner has severe allergies to the point of hospitalization (documented with Airbnb). Because we also use this house throughout the year for ourselves, if any animal is found to be at the house, guest will be asked to leave immediately with no refund of any rent or fees as well as pay a required $450 for deep clean. No exceptions, sorry.

*Quiet time regulations is 10 pm - 8am on weekdays (Sunday - Thursday) and 11pm - 8 am on weekends (Friday & Saturday). Enjoy the hot tub, fishing and deck during these times, but please, no loud music or noise during these hours as the noise carries over the water.

SAFETY NOTICES:

**Kayaks are provided for your enjoyment at no charge. Adults and those over 150 lbs should not use the kids (yellow/smallest) kayak. Do not leave life vests or paddles near the lake overnight. They may end up in the water. Please bring up to the deck area.

***Fire Pit: you'll receive a message through Airbnb prior to your welcome message with safety rules regarding the fire pit. Once you have confirmed that you've read it and understand instructions that access information will be sent. ***Please note, Fire Pit is not a guaranteed amenity. Fire pit is not to be used during burn bans (excessively hot and dry times) as dictated by Hood County Fire Department. Notice will be posted in house when Fire Pit use is not permitted by county or please check the Hood County Fire Dept website. There will be no discounts or refunds if fire pit is not available for use due to burn ban. This is not our decision, it is a decision made by the county.

*For your comfort, we have the home treated bi-monthly by Granbury Pest Control inside and out. Because we are on the water and in a wooded area, you may see an occasional bug. Please keep the doors or screens closed at all times to help us prevent bugs coming inside. There will be no compensation for any bugs coming inside as we go above and beyond to keep the home bug free, having the home treated inside and around the perimeter outside and swept the morning of your arrival.

*Children should wear life vests at all times when in back of home. Various sizes of life vests are available for your use, though I cannot guarantee proper fit, so you may consider bringing child size life vests. Life vests are also readily available at Walmart in Granbury. Children should never be left unsupervised. Home is not ideal for small children who may roam on their own due to the lake and hot tub. There is water. Lots and lots of water. Supervise your young children at all times. Children should not run on deck area as it can be slippery with wet feet or shoes, be left alone or unsupervised at the fire pit or play near hot tub as area may be wet and slippery

***Propane is provided for grill and tank is checked regularly. Please turn the gas knob off on the tank after using the grill.

*Hot Tub: The hot tub is cleaned and sanitized between guests. There is no charge for hot tub use. Please do not "throw" back the cover when opening. Please close after each use. For your enjoyment, please read info in house book so you do not lock the controls on the hot tub (by pressing random buttons). If you lock the controls accidentally or by a child randomly pressing the buttons, a service call will have to be made to unlock the controls guest will be responsible for payment. (happened only once and I hope it doesn't happen again)

***CAMERA DISCLOSURE: There is one video only security camera on the property, it is facing the driveway.

*Security camera notifications are turned off and camera is not monitored once guests arrive. The notifications are turned back on at checkout. However, if we get a report of excessive guests, excessive cars, excessive noise or animals in the home we will absolutely look at the camera to confirm the report. We always turn off notifications and do not monitor it while guests are staying at the home for any other reason.

**Altering, covering or turning off camera is a violation of Airbnb policy as well as our own and will result in guests being required to leave without refund. No exceptions

*Please no jumping on the beds, especially the fold out beds. These are platform beds with no box spring and jumping on beds can seriously damage the frames.

*Property condition is photo-documented, time and date stamped after every cleaning. If you find anything broken, dirty or damaged please notify us within 12 hours of your arrival so I can send our crew over to clean/check/repair. There will be no refunds for guests who do not allow our crew in to try to remedy complaints.

RESERVATION INFORMATION:

***From March 1 - April 15, minimum age for everyone in your group is 24 except for families with children. ID's are required of all guests over the age of 18 upon arrival for bookings during these weeks. **No exceptions** This is not a spring break party house. This will be enforced. Anyone breaking this rule will be asked to leave and there will be no refund.

**GUEST STAYS LONGER THAN 7 DAYS PLEASE NOTE: You may need to replenish your supply of paper towels, toilet paper, soap. We will supply enough for the first week (may last a little longer), after that, these items will be at your own expense. Propane for grill will be replenished for all guests staying 2 weeks or less should it run out.

By making this reservation it is expressly agreed that:

1. You have read and understand the cancellation policy (further addressed below) and understand Airbnb offered you Travel Insurance prior to booking.

2. You and your guests are aware of the dangers of having waterfront property, hot tub, fire pit and use of kayaks, and that you accept and assume all risks of harm associated with the waterfront, hot tub, fire pit and kayaks.

3. You and your guests release the property owner and their representatives free from any liability, including financial liability for any injuries/harm that may occur from use of waterfront, hot tub, fire pit and kayaks.

4. Small children must be supervised at all times. Small children and children who cannot swim should wear life vests when outside. There is no fence along the waterfront. Adults assume responsibility for all children and their safety.


*****CANCELLATIONS:
*We do recommend Travel Protection, which you can find by googling Travel Insurance online. You agree you are aware of the risks of flight cancellations and delays, becoming ill, being injured, having a work situation or family situation between booking and your arrival date, or bad weather during your trip.
* In the event of cancellations or shortened stays made after the Cancellation Period, and you did not accept the Travel Protection, you will be responsible for the full amount of the total booking charges, unless you cancel (so our calendar can re-open) AND we re-book the dates at the same or higher rate. If re-booked at a lower rate in order to secure a late booking, your refund will be based on that rate. If only some of the dates re-book you will be refunded for those days only.
* If you did purchase travel protection, any refunds for cancellations or shortened stays made after the Cancellation Period has expired must be obtained from the Travel Protection company and are subject to their policies, conditions, and restrictions.
*If you choose to decline Travel Protection no refunds will be provided for cancellations or shortened stays made after the Cancellation Period (unless we re-book as outlined above) and you will be responsible for the full amount of the total booking charges. There are no exceptions to the cancellation policy.


Like everywhere, we may occasionally experience outages that are beyond our control during inclement weather in and around our area. No refunds shall be given for outages, lack of content, speed or access to service unless the outage is specifically at our property only.
