Sorry for the no pets policy - I'm a dog owner but my insurance policy prevents me from having pets at the house. +++No music outside and no music inside that can be heard outside. +++ Per Palm Springs City Code: no more than 8 guests allowed, no smoking indoors, renter must be 25 years or older. Guest must abide by Palm Springs quiet times 10pm-8am. No outside music at anytime day or night. ---------------------------------------------------------------------------------------------- All legitimate, licensed vacation rentals in Palm Springs follow vacation rental laws to remain in business. These include occupancy limits, good neighbor policies, party-free homes, collection of hotel taxes, no outdoor music permitted, insuring renters are over the age of 25, and an actual contract signed by the responsible renter. This adds an extra step to the quick AirBnB booking process, and I believe you will find my beautiful Palm Springs home well worth it! Although I don't make these laws, I do follow them, so thank you for your understanding in advance. Rental agreement containing full house rules will be emailed to guest upon booking. Please sign and return signature page within 48 hours. -------------------------------------------------------------------------------------------- Security/Damage Deposit: Your deposit is for security and shall be refunded provided the following provisions are met: A. No damage or loss to the property or its contents B. All trash is placed in trash cans and soiled dishes in dishwasher C. There is no dirt or mess requiring excessive cleaning D. All cigarette butts have been picked up and discarded E. No other costs are incurred by homeowner due to Guest’s stay F. The Guest is not evicted by owner or local law enforcement G. No early check-in or late check-out unless agreed upon H. No charges incurred due to smoking indoors, undeclared guests, or pets I. Occupancy limits are observed J. All windows and doors are left locked, and electrical devices, lights, and thermostat are turned off upon Guest departure K. Pool equipment including heater are not tampered with during stay. If premises appear dirty/damaged at Check-in, Guest shall inform Homeowner immediately. _______________________________________________________________ Responsible Party must be present at check-in. Responsible Party will not sublet or rent the house to anyone else during their reservation. Smoking or vaping is NOT permitted inside the home. Illegal Drug use is not permitted anywhere on the property. If smoking outdoors, all cigarette butts must be placed in trash and windows including sliding glass doors closed. Violation of these rules may result in eviction and/or loss of all monies. To abide by Palm Springs’ strict “Noise Free Ordinance,” Guest will observe quiet between 10pm and 8am, and keep noise to a minimum at all other times. The city provides neighbors with a 24-hour hotline to report noise concerns. Loud noise that disturbs neighbors may result in eviction and/or loss of all monies. NO music is permitted outdoors at any time. Guest will be charged a minimum $500.00 fee for calls of noise/compliance complaints and face immediate eviction with no refund. This is NOT a party house. NO PARTIES, EVENTS OR GATHERINGS shall take place on the premises. People other than those in the Guest party laid out above may not stay overnight (maximum of 8 overnight). Visitors are the sole responsibility of Guest and no more than 12 people are permitted on the premises during the daytime. No more than 4 cars are allowed to park on the street directly in front of the house. Please park in the driveway and RV parking pad. Do NOT park in front of neighbors' homes. ‘Over occupancy’ is considered a serious violation of your rental license and may result in eviction and/or loss of all monies. **NO PHOTO SHOOTS without prior consent** I do not rent to anyone under 25. If you choose to use any lawn games, please wipe them down and put them back in their place when done so they're not damaged by the sprinklers. Remove pool chaises from the pool and place them back on their patio space. Don't use the brass objects as weapons or toys. They're heavy and can damage the floors. Water balloons are not allowed on the property. If hanging decorations, you must use tape (no tacks or staples). All tape must be removed from walls upon checkout. The Untitled House is privately owned and managed; the owner assumes NO liability for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. It is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guest should be aware that pools and surrounding patios can be dangerous. NO DIVING. NO GLASSWARE is permitted in the pool area. Hard plastic drinking cups are provided for Guest’s use in pool area. There is NO LIFEGUARD on duty at any time. *Pool can be heated with 24hr notice for $65 a day. Pool is heated to 82-84 degrees Celsius. At no time may guests change any seating on the pool heater or tamper with any of the pool equipment. Failure to comply will result in loss of deposit. Heat recommended Oct-May. Access for scheduled pool maintenance is required twice per week, and access for grounds keeper and landscaping is required once weekly. Access shall be made available to the owner with a two-hour notice, and immediately in emergency situations. Umbrellas are provided for your use. When not in use, please keep them closed. If it gets windy, please close them so they don't turn into giant lawn darts. Thermostat must NOT be set below 72°. Doors and windows must be closed while using AC, or you may incur substantial penalties for excessive electric costs or damage to AC unit. While linens and towels are provided, daily maid service is not included in the rate. Prior to your departure, all trash is to be placed in outside containers and dishes placed in dishwasher. DO NOT leave food out at any time — it will attract ants. Tupperware containers are provided for storing food. NO outside fires and be aware of windy conditions. Food being cooked on the gas grill must be monitored at all times. Gas must be turned off after use. DO NOT FLUSH anything other than toilet paper. If it is found other products have clogged the system, you could be charged for repairs. Guests are not allowed to climb, sit, or stand on outdoor walls or roof of property at any time. No outdoors fires of any kind allowed. SECURITY: For your safety, and my security, the house perimeter is monitored by a CC TV. Because we respect your privacy, no cameras are facing inside the house or in the back yard (except there is one camera on the side of the house facing the pool equipment, which does not cover any private backyard areas).Not suitable for children and infantsNo smokingNo parties or eventsCheck-in is anytime after 3:00 PM
