Another exquisite custom-built BEACHFRONT house and a new addition to our growing portfolio of vacation rentals which specializes only in luxurious. It is located in The Preserve at Grand Beach, a gated community on the beach at the east end of Galveston. The beach just steps away. The property is impeccably furnished with products from Restoration Hardware and professionally managed by Galveston Luxury Vacation Rentals.

HOUSE RULES:
• No Events: No Prom-No weddings - No parties - No gathering
• No more than 16 occupants including infants and day guests at any time.
• No Smoking, No e-cigarette, No illegal drug inside and outside of the property.
• No firearms
• A strictly animal-free zone with no option policy, and no smoking due to family members, children, and grandchildren having asthma, severe allergies. Also, the house is marketed to families who also have the same illness.
• Must be 30 or older to reserve. And you are required to sign a rental agreement and return with a copy of your driver's license within 48 hours of booking, Or the booking is cancelled without notice. In addition, you also must be at the rental for the entire time. No third party booking. • No RVs, No Trailers,
• PARKING SPACES: Limited to 4 cars only in private driveway, no inside garage parking. House is in a very restricted community. Per HOA: parking is not permitted on the street. Yours may be towed at car owners' expense. Additionally, we will be penalized a hefty amount from the HOA. Unfortunately, we must pass this to you.
Please inquire about the parking. There are extra parking spaces in the community. However, they are first come first serve.

WARNINGS: It is very important to know that All the dunes and bushes on the island are the poisonous snakes’ habitats. This has been known in Galveston for many years. Please stay off the dunes and bushes. Stay on the dune walkover to get to the beach. Always watch your steps when you walk on grasses or the walkover.
BUGS: ants, mosquitoes, chiggers, palmetto bugs, cockroaches, silverfishes, spiders, love bugs, big bugs, small bugs, tiny bugs, and all kinds of bugs are part of Galveston's life. Because we are in the coastal region with wetlands and open ditches surrounding.
To control these pests, the house has been scheduled to be sprayed quarterly and annually by our local pest control company. Per our pest control company, the spraying does not prevent them from crawling or flying in during the open and close of getting in and out of the house. However, if they do get in, they won't survive. You might see them unexpectedly during your stay.
Do not leave the door open, close it immediately after use, turn off the outside lights at the doorways also help to minimize them from getting inside. Because lights attract bugs.
Please do not bring food, snacks, candy into the bedrooms to prevent ants. Please do not leave food crumbs on the floor, inside the house will attract ants, or the ground floor, outside where the picnic tables are, will attract wild animals such as snakes, ants, bugs.
NEW CONSTRUCTION:
The house is in underdeveloped communities. We do not know exactly when new construction will start or how long to expect construction on any house to last. You may reserve a house at a time when there is no construction, but it may begin prior to your arrival.
We regret any inconvenience that may result. We have no control over these situations and are unable to refund you the money.

• The Primary Guest ( the one had paid for the booking) must check-in at the property and be there for an entire stay or we have the right to refuse occupancy, cancel the reservation and retain the full payment and the security deposit.
• Maximum occupancy is up to 16 (including infant and up) at any time. Only registered guests (listed on the rental agreement) are entitled to stay at the house. Having day guests, unless pre-approved in writing, will be charged for $100/day /guest. Day guests are any guests beyond those are registered or listed on the rental agreement.
CANCELLATION:
• Due to the nature of the vacation rental business, we are not able to accept the cancellation occurs less than 60 days before the arrival date. Cancellation of 90 days or more prior to your check-in date receives a full refund less a 3% for cancellation fee. Because the credit card processor does not refund their processing fee.
• Cancel less than 90 days prior to your arrival date will not receive a refund. With all effort, we will try to rebook and refund the difference and less 3% due to the credit card processor does not refund their processing fee.

Cancellation Policy
• Due to the nature of the vacation rental business, we are not able to accept the cancellation occurs less than 90 days before the arrival date. Cancellation of 90 days or more prior to your check-in date receives a full refund less 3% for cancellation fee. Because the credit card processing fee was not refunded.
• Cancel less than 90 days prior to your arrival date will not receive a refund. With all the effort, we will try to rebook and refund the difference and less 3%. Because the credit card processor does not refund their processing fee.
• No credit will be given for shortened stays due to the last arrival or early departure for any reason.

• Confirmation of your booking dates: Please note that we sometimes receive multiple inquiries for the same dates and reservations are ONLY confirmed once payment has been made and a signed rental agreement has been received with 72 hours of booking with a copy of your photo government-issued ID.
