This condo is privately owned and managed by Marilyn and Ed Bibbee. We will handle all communications regarding your stay and rental payments unless otherwise notified. Accordingly, if you have any questions regarding your stay, please call me at 386-679-7930 for prompt attention. Be sure to leave a message if necessary. The on-site manager is Arnie and his phone number is 386-427-3894 for information about the resort amenities or for emergency purposes.

This condo does not operate like a hotel. There is no daily maid service. You take care of moving your luggage, making your beds, doing dishes, and taking the garbage out to the dumpster located near the elevator. This self-service allows you to rent at Point East Condominiums at reasonable family vacation rates.

This condo is non-smoking and no pets are allowed. Smoking is permitted outside on the balcony only. Please keep sliding glass door closed so smoke doesn’t draft back into the unit. Smoking in the condo will forfeit your security deposit.

The salt air is very damaging to clothing and furnishings. It will coat everything in the room (including you and your bedding) with damp, sticky salt residue. It’s best to keep the doors and windows closed and enjoy the A/C. PLEASE, no wet bathing suits on furniture or beds.

In consideration of your neighbors, no loud talking, music, or TV, after 10:00 P.M.

This condo has been inventoried and it is checked upon departure. Any items missing will be replaced with funds from your security deposit, so be sure to return items to the condo after use such as beach chairs, beach towels, and other items.

This condominium resort is operated by a Board of Directors who ultimately has the last word regarding Rules & Regulations and they can levy fines against the owner for misconduct by guests. Please be advised serious misconduct complaints can result in you being evicted from the property.

Use caution when crossing South Atlantic Avenue. Traffic can be heavy at times. New Smyrna is a safe, low crime community, but keep your doors locked for your protection and to safeguard the contents of the condo.

In case of fire or other emergencies, there is an emergency phone located outside the office to allow you to call 911. A small fire extinguisher is available in the kitchen pantry. If plumbing leak occurs, call me or Arnie immediately. The electric circuit box is located in the hallway across from the guest bathroom. It’s behind picture on wall.
