The guest who books must be 25 years of age or older. An ID will be required upon arrival. There is an exception granted if you have previous favorable reviews from prior stays at any Airbnb.

You will be asked to read and sign the Good neighbor policy at check in. This is required by the city of Big Bear Lake for all reservations. If the policy is not followed and someone complains, code enforcement will come out and you will be fined.

No Parties - No Pets - No Smoking - Follow all check out requirements that are posted on the refrigerator.

This is not a hotel, it is my private personal home that is dear to me. I ask that you treat it as you would want your own home treated.

Hot tub hours are 7 Am to 10 PM.

Housecleaning is there to do cleaning, not be a maid service. This means you will have to pick up after yourself. Which include the following

1) If you accidentally spill stuff in the fridge, on the stove, in the microwave, etc. take a minute and clean up the spill. Don't let it bake on.

2 )Wash your dishes in the dishwasher before departure. If the dishwasher has started before your departure and or dishes are left in the sink you will be charged $25.00 in addition to the normal cleaning fee.

3) If you moved furniture, please put it back where it was when you entered the home. This includes outdoor furniture.

If you use the hot tub, no glass is allowed. When removing the spa cover take time to check the latches and unlatch them before taking off the top. Do not urinate in the hot tub, Please wash off oils and dirt before going into Hot Tub. The Hot tub will be clean when you arrive. The check-in agent will take a picture when you check in to ensure it is clean. if you do not follow these directions and the Hot Tub is so dirty when you leave that it requires it to be drained and refilled you will responsible for the fee to do that. The fee for drain and fill is $125.00 and you will be charged. So, please follow the rules. I don't want to have to charge you.

The fireplace indoors is gas logs, no wood can be burned in it or it will ruin it. This is also the case with the outdoor firepit which is propane. No lighter fluid, no roasting marsh me

As much as I love pets, No Pets are allowed. Accidents happen and people have allergies. Please respect this rule. The check-in agent will check and the ring camera will capture pets. If we find you brought a pet a $150.00 fee will be imposed.

NO Smoking of ANYTHING in the Home – If you smoke outside pick up your butts. Butts left on the grounds outside are offensive to nonsmokers.

Big Bear does not Provide Trash pick-up service for Vacation Homes. You must take your trash with you. A list of where you can drop it off will be posted on the fridge. clean out any perishables in the fridge you might have brought that are in the refrigerator. There will be some condiments upon your arrival in the refrigerator, those can remainNote, if you are there for a few days, you may want to bring the majority of your trash to the designed sites the night before your departure. . You must bring your trash to the local trash site. There are two trash sites in Big Bear and the location will be on the refrigerator. A 25.00 fee for each bag of trash left will be charged.

Please also note the house rules require you to rinse and start the dishwasher before leaving the home ( If you have dirty dishes) - if this isn't completed $25.00 will be charged for hand washing completed by cleaning staff.

By booking you agree to the house rules and the following;

WAIVER OF LIABILITY: for spa, hot tub, decks, railings, fire-pit, stairs, fireplace, herein referred to as Special Feature. It is the Guest's responsibility to learn about safety precautions concerning utilizing or being around Special Feature. Guest understands that the area surrounding Special Feature is not fenced or secure, and there are special risks that may be involved for anyone, in particular children who are not carefully supervised, person(s) intoxicated, on any kinds of drugs or medication, with health risks or if pregnant. Guest agrees to explain the risks of the presence and use of Special Feature to all guests at the property. Guest agrees to instruct all guests on-premises to not access any off-limit or unsafe sections of the property including roof-tops. Guest agrees to assume all responsibility to make aware all occupants aware of risks and for the consequences of those risks and to be fully and solely responsible for any accidents that may occur. Guest agrees to waive any claim whatsoever against the property owner or Manager for injuries or claims.

HOLD HARMLESS: The Guest and all occupants shall hereby indemnify and hold harmless the Manager and property owner against any and all claims of personal injury, property damage or loss arising from the use of the premises regardless of the nature of the accident, injury or loss. Guests also expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance if such coverage is desired.
