Situated in a quiet area, with minimal traffic, this spacious home is 350 meters away from the sea, on a slightly elevated position, offering a picture-perfect 180° view of the charming town of Skopelos, the harbour and the open sea to the North. On a clear day, one can see Mount Athos in the distance! All boat traffic coming into Skopelos harbour is clearly visible from the villa.
The villa is a custom-built private residence, with a lavish 200 sqm(2,200 sqft) interior, completed in 2023. Located in a privately owned 3,000 m2 olive grove with 36 mature olive trees, it is surrounded by traditional stone walls. The neighboring plots are also olive groves.

THE RESIDENCE CONSISTS OF TWO FLOORS (GROUND and UPPER), POOL LEVEL and BASEMENT.
Ground Floor: It houses the covered passageways leading to the covered verandas to the South and North, the two independent bedrooms and the master bedroom of the main house.
Upper Floor: The main entrance of the house opens into a hall with a marble staircase leading upstairs. Open plan, the upper floor includes kitchen, dining and living areas, as well as a small bathroom. Two spacious balconies, North and South, add extra floor space and outside seating options.
Swimming Pool: On the north side of the villa, the passageway leads to a staircase that descends with 6 steps to the pool level. Surrounded by an L-shaped tiled terrace with built-in bench and loungers for relaxing time and sunbathing, the pool is 10 meters long by 5 meters wide, all 170 cm deep.
Basement: The 5th bathroom with walk-in shower is located in the basement, offering easy access to those using the pool for their comfort. There are also laundry facilities here and storage space for guests' luggage.

The first bedroom is very private. Connected to the house and accessed via a walkway, it has two separate entrances, from the North (the pool side) and South (driveway side) area. This lovely bedroom has a traditional high wood beam ceiling and thick stone walls, and benefits of its own private terrace, off its north entrance. The room is furnished with a queen bed (160 x 200 cm). Mattress is medium to hard, with progressively independent coils and smart technology that adjusts to the body’s unique shape, providing individualised support. The fabric of the mattresses has been specially treated with the natural Greenfirst® method for effective treatment of mites. It is also equipped with and a built in wardrobe with its safe and, a handy small fridge for quick access to cold water, a beverage or snack. The an en-suite full bathroom has bathtub with shower and a separate toilet.

The second bedroom has a separate entrance from the covered passageway. It offers a large built-in wardrobe with a safe and the benefit of a large desk with a comfortable chair suitable for work, under a window with sea view. There are two single beds (90 x 200 cm) which can fit together. Mattresses are soft, with pocket springs that adjust to the body and hold the spine in its natural curve allowing the muscles to relax resulting in a perfectly restful sleep. The en-suite full bathroom has a spacious walk-in shower and a separate toilet. Inside the bathroom, hidden in a closet, there is a washing machine for small loads.

The third bedroom is the only one inside the main house. Access is from the main entrance, where a short passage to the right leads to this spacious room, with oak hardwood flooring, thick stone walls and high wood beam ceiling. The room is furnished with a queen bed (160 x 200 cm). There are 5 windows here that offer scenic views all around. A separate private door leads out to the adjacent covered veranda to the North, above pool level. The an en-suite full bathroom has bathtub with shower and a separate toilet. A large window above the bathtub provides plenty of natural light, while giving the feeling of being outside in nature.

• No unregistered overnight guests are allowed.
• If you book for 4 people we offer the villa and its amenities at a lower price, but 2 bedrooms of your choice will be prepared. The other bedroom will remain vacant and locked.
• For each additional guest over 4 people, there is an additional standard charge per night.
• If 4 people want to use 3 bedrooms, there is an additional charge and you should let us know in advance, before your arrival, so that all bedrooms can be prepared.

GENERAL HOUSE CARE RULES
- Inform us immediately on any problem that may arise, so we can sort it out asap. Don't assume you know what’s best for it. Telling us a problem after you have left is not helpful.
- Person who makes the reservation undertakes to report of any damage or loss, and to pay for such damage or loss. Security deposit is shown.
- 🚫 🚽 To avoid clogging the toilets, do not throw papers or other junk inside, bins are provided.
- Sun cream, makeup or ink can permanently stain linen. The oil as a rule will not launder out. We will request reimbursement if linen are destroyed.
- No eating or drinking on the beds. We will request reimbursement to cover the cost of odor removal and steam cleaning.
- House and pool towels are not allowed to be taken to the beach. We will be happy to provide you with beach towels and/or mats.

KEYS, REMOTE CONTROL
- 🔑🔑 You are fully responsible for lost house keys. Associated fees of €100 will be charged for the entire replacement of each lock, as security of our guests is our priority.
- Losing the gate remote control will cost you €50.
