Overview

Magnificent five bedroom spacious family home in Gascony with private swimming pool. L' Airial is a charming remote house in peaceful Landes countryside. This lovely "maison de maître" is a real get-away-from-it-all location, yet only 3kms to the pretty village of Moustey. 5 bedrooms, 3 bathrooms, modern kitchen, dining room with open fireplace, and large living room with woodburner. Private and securely fenced gardens. 5x11m swimming pool catches the sun all day. 45 mins to Bordeaux.

L' Airial; a charming remote house in rural Les Landes, Aquitaine built in 1830. 3kms to the pretty village of Moustey with its 2 churches, 4 restaurants, Proxi grocery shop, and amazing boulangerie.

The upstairs of house comprises three good-sized bedrooms, a central hallway/lounge/games room (with sofabed), and two bathrooms, each with shower, toilet, and sink (one bathroom may, or may not, be used as ensuite as required). Downstairs there are a further two double bedrooms, a bathroom (toilet, bath/shower and sink), a well equipped modern kitchen, a welcoming dining room with open working fireplace (the real heart of the house), and a large living room with woodburner.

Outside the 1 acre mature gardens with grand old oak trees and tall pine trees are very private and securely fenced. The 5x11m private swimming pool catches the sun all day and has comfortable pool loungers. The pool's electric hard cover keeps the water warm at night and is also for safety and peace of mind when pool unattended.

Immediately on the boundary of the property is the forest which ideal for hikes and all manner of outdoor activities. The property is located between the Grande Leyre and the Petite Leyre rivers. These small calm rivers are great for kayaking (kayaks available for rent locally) or a bracing dip.

Plenty of local activities for families and groups of friends. Swimming (pool/rivers/lakes/sea), kayaking (local rental), biking/hiking/jogging on forest trails, dog walking, horse riding, pony trap rides (local stables very close at end of forest track). This location is great for yoga, painting, meditation, or just relaxing and reading. There are plenty of games available in the house including, a whole trunk of boardgames, badminton set (net plus 6 rackets), table football, garden lawn darts...

Just 45 mins from Bordeaux airport it is easily accessible by plane, train and automobile.

Minimum Stay
Based on past experience and guest feedback in order to properly enjoy your holiday in L'Airial there is a minimum stay of 14 nights in summer season. Special requests for shorter stays will be considered - please contact me directly with your dates; 7 nights minimum applies at all times.

The house was built in 1830 so regrettably has some limitations in making the space fully wheelchair accessible, nevertheless considerable effort has been made to enhance accessibility.
Flat path from parking to front door, enter home through double wide doorway with small step (ramp over step can be arranged by prior request).
Step-free access to common areas.
Internal doorways are approx 82cm width so (only just) wheelchair-friendly.
The two downstairs bedrooms are level with no step.
Accessible downstairs bathroom:- Step-free access, entryway is level and 83cm width; Fixed grab bars for shower, toilet, and bath; Accessible-height toilet; Roll-in shower (no threshold/step between the shower and bathroom floor); Shower chair (small freestanding stool that allows a guest to be seated in the shower); Handheld shower head on both bath and shower; Wide clearance to bath/shower/toilet/sink - have each have at least 90cms of clearance to access them.
Floors are largely original terracotta tiles and can be a little bit uneven. The staircase to first floor is steep and not wheelchair accessible; the elderly and infirm may also be uncomfortable using this staircase. I am happy to discuss in detail if required.

You will have the entire property, swimming pool, and gardens all to yourself!

A friendly and helpful neighbour has keys for the property, will do your check-in/check-out and is available in case of any issues with the house. My neighbour is also a wealth of local knowledge and may, on request, help with your local excursion arrangements - eg vineyard tours.

L'Airial is a great base for exploring the Parc Naturel Régional des Landes de Gascogne. The beaches of the Atlantic coast and two large lakes (Étang de Cazaux et de Sanguinet and Lac de Biscarrosse et de Parentis) are less than an hour away. The fantastic vineyards in SW France are a great attraction; Léognan in the Graves area of the Bordeaux county has 6 chateaux and is 44kms from the house. Bordeaux city can be reached in under an hour by car or train (from Ychoux station). Bordeaux, renowned for its wines (considered amongst the best in the world) is also an exciting metropolis. After years of neglect, the former wet docks is France's new hot spot, with new cafés, gardens, and museums springing up all the time (do check out the newly opened Cite de Vin). The cultural, artistic, and music scenes in the city are very vibrant.

Plenty of local activities for groups of friends or families. Swimming (pool, rivers, lakes, and sea), kayaking (local rental), biking/hiking/jogging on forest trails, dog walking, horse riding (local stables very close at end of forest track), badminton (net and rackets provided at house). This location is great for yoga, painting, meditation, or just relaxing and reading.

Landes is located in the Aquitaine region and one of the original departments created in the French Revolution, Landes is the second largest department in mainland France. Its straight coast stretches for more than 100km and is famous for its beaches and sand dunes while lakes and forests fringe the shoreline. This is a department in which world-class surfing and a deeply traditional rural culture sit side by side. Landes has several thriving industries including forestry and agriculture. Popular seaside spots include Biscarrosse, Capbreton and Hossegor. Landes' best assets are its natural ones: professional surfers come to ride the waves while three of the department's golf courses have been noted as among the best in Europe. The flat, forested landscapes are great for family cycling trips while the abundance of lakes and coastline make fishing a popular pastime. There's plenty to appeal to wildlife lovers here too: birdwatchers should flock to the Arjuzanx nature reserve, which is home to many thousands of migrating cranes for several months of the year.

Parc Naturel Régional des Landes de Gascogne. Situated in the north of Landes and the south of Gironde, to the east of the Atlantic coast and the banks of the Arcachon basin, the Gascon Landes Regional Nature Park covers at least 315,000 hectares . Planted by man in the 19th century, with the aim of reclaiming the marshes and stabilising the moving sands of the coastal dunes, the Gascon Landes forest, mainly made up of maritime pines, is the most extensive forest in Europe!
In the heart of the Landes forest you can explore the unmissable Grande Lande Ecomuseum, constructed on three sites which are open to visitors: the Marquèze Quarter, at Sabres, a part of the Grande Lande reconstructed as it was in the 19th century; the Luxey resinous products workshop, a former workshop where pine resin was distilled; the museum of religious heritage and popular beliefs, situated in the Church of Our Lady in Moustey. The Marquèze Quarter is only accessible by train from Sabres station, and is arranged around the airial – a vast lawn shaded by oaks - including mansions, smallholdings, sheep folds, bread ovens and a watermill, which show the agricultural, pastoral way of life in the 19th-century Landes countryside.
As to leisure sports, you have the choice between walking on woodland paths, cycling along the little forest trails, a mountain bike ride along signposted paths, a horse ride or a trip down the Leyre in a canoe-kayak...
Graine de Forêt, at Garein, is an entertaining and educational discovery centre, which has an interactive museum area dedicated to the Landes forest, a nature trail in the forest, and a nursery where everyone can sow a pine seed!
In Gironde, near Belin-Béliet, lies the departmental estate of Hostens, a must for those who want to recharge their batteries, relax or enjoy a walk. As well as a leisure centre, this Natura 2000-listed natural area of 600 hectares has five lakes with very pleasant green banks. An ideal place to take a nap on one of the two white sand beaches of Lake Lamothe, enjoy a refreshing swim, ride a canoe or go fishing, picnic quietly in the shade of the pines, discover the geological history, flora and fauna of the site by following a route lined with information signs, or go hiking, riding or cycling along the tracks and trails.
The Park House (La Maison du Parc), based in the old Belin-Béliet school building, provides the public with information and literature on the Landes of Gascony Nature Park.

In summer I pack up my stuff and prepare my house for holiday rentals - then my dog, Sami, and I take to the road to visit friends and family all over Europe.

I have lived in Pakistan, Afghanistan, India, Japan, Russia, Lebanon, USA, France, and Kenya and in addition have been a world traveller/nomad - having spent many years visiting friends all across the globe.

Cancellation by Guest. Booking cancellation terms are clearly stated on booking website. If booking through www.airialmoustey.com primary policy the following applies.
50% payments due at time of booking. Remaining balance due 30 days before arrival.
50% of paid prepayments refundable when cancelled 30 days before arrival or earlier. 0% refundable if cancelled after.
The refundable damage deposit of €900.00 is fully refunded if reservation is cancelled.
Cancellation policies may be superseded by extenuating circumstances at the discretion of the Owner.
If the Owner cancels a Guest’s reservation a full 100% refund will be made. Owner is not liable for any other costs, compensation, or payments. Owner will make every reasonable effort to avoid cancelling a Guest’s reservation.

Booking Terms L’Airial Moustey: 1.This Short-Term Rental Agreement (the “Agreement”) is made by and between Nigel Bond (“Owner”) and the person(s) booking and paying through the website (“Guest”). For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows. 2.The “Property” is located at 1140 chemin de Pelette, 40410 Moustey, France. The Property is also referred to as L’Airial or L’Airial, Moustey. 3.The Guest agrees to abide by this agreement and the rental rules at all times while at the Property and shall cause all members of the rental party and anyone else the Guest permits on the Property to abide by the following booking terms times while at the Property. Check-In 4.Check-in time is from 4pm. There is no guaranteed check-in before 4pm. Check-Out 5.Check-out time is 10am. The Property must be completely vacated by check-out time in order have sufficient time to clean and prepare properly for next guests. Failure to comply may incur a surcharge. Occupancy 6.The Property is let on the understanding that the accommodation is for holiday use only, for the period specified and that no right to remain in the Property exists for the Guest or anyone in the Guest’s party beyond the specified date and time. 7.At no time during the period of permitted use may the Property be occupied overnight by more than the number of people specified in the booking (including children over 2 years old). An additional charge per person per night for persons in addition to specified number may be assessed. 8.Guest must not sub-let the Property nor use it for any purposes other than a holiday house. 9.No caravans, camper vans, tents, or other accommodation will be placed at the Property without written permission. Inventory 10.The Owner, or the Owner’s agent, will prepare inventory of all the furnishings, fixtures, and fittings of the Property that will be reviewed and signed and dated by both Guest and Owner (or Owner’s agent) upon check-in and check-out. 11.Any items damaged or missing will be noted on the inventory. Pets 12.The Guest agrees not to allow any animals on the Property without prior agreement from Owner. When animals are allowed on the Property: 13.Pets are to be pre-treated with appropriate topical flea and tick repellent prior to arrival.  Ticks can be very rampant in this area and can cause harmful/fatal illness to humans and pets.  The pet must have all necessary and appropriate vaccinations. 14.Guest agrees that pets are not to be left unattended inside or outside the Property at any time. 15.Guest will clean and properly dispose of all pet waste. 16.Pets are not allowed on furniture at any time.  Any evidence of pets on furniture may incur extra cleaning fees.  17.Pets must not cause damage to Property or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit. 18.Guest should prevent pets from producing excessive noise at a level that disturbs neighbours. 19.Owner assumes no responsibility for illness or injury that may incur to pets while on the Property.  20.The Guest shall be solely responsible for the pet while on the Property. No Smoking Policy 21.The Guest agrees that anyone in the Guest’s party will not smoke inside the Property. A breach of this policy may result in a surcharge cleaning fee. If smoking outdoors all cigarette butts must be disposed of. Linen 22.Linen is provided; this includes bed sheets, duvet covers, pillow cases, bath towels, face towels, pool towels, tea towels, and bath mats.  23.Linen and towels are provided for use at Property only; Guest must not remove them from Property. We suggest you bring your own beach towels. 24.There is no daily housekeeping service. Daily maid service is not included in the rental rate. Septic Tank: 25.The Property is not on mains sewerage and thus has its own and septic system. The septic system is very effective; however, it will clog up if improper material is flushed. Do not flush anything other than human waste and toilet paper. No feminine products or wet wipes, baby wipes, moist toilet tissues, (even if marked “flushable”), nappies etc should be flushed at any time. If it is found that feminine products or any other inappropriate items have been flushed and clog the septic system, the Guest may be charged damages. Quiet Enjoyment and Parties 26.The Guest agrees to respect the rights of neighbours in regard to noise. Loud music is not permitted after 11pm. No events, house parties, or weddings, are allowed at the Property without advance permission in writing. Access 27.Guest shall allow Owner and/or his agents access to the Property for purposes of repair and inspection. Owner shall exercise this right of access in a reasonable manner. Property Maintenance 28.Although every effort is made to maintain the Property in good order, wear and tear on a rental property is unavoidable. Please notify us as soon as possible if a problem relating to the property exists. Every effort will be made to rectify any problem that exists in a timely manner. Repairs will be made as soon as possible after notification. 29.The Guest is responsible for the safe-keeping of the owner’s Property and content during the period booked. The owner is not responsible for any stolen or lost items. Be safe and lock/close doors, windows and shutters when you are away and at night. Any breakage or damage to content or structure of the building must be reported promptly and the Owner will be entitled to recover from the Guest the cost of any repair or replacement needed due to Guest’s act or default. 30.The Guest promises that s/he will:
Keep in a clean, habitable condition and in good repair (subject to reasonable wear and tear):
The interior of the Property;
The carpets, furnishings and all other items of the Property; and
All fixtures and fittings of the Property, including outdoor furniture.
Clean and keep free from blockages and obstructions all; baths, sinks, lavatories, cisterns, drains, and the like;
Not damage, change, or remove any of the Owner installations, furniture, fixtures and fittings. 31.The Property must be left in a clean and tidy state and all furniture returned to the place in which it was found on arrival. Guests are fully responsible for cleaning all crockery, cutlery, pots, pans, kitchen equipment general utensils, oven, fireplaces, and BBQ and disposing of their rubbish in the prescribed way. If these items are left dirty the Guest may be charged an excess cleaning charge.  32.Whenever the Property is left unattended (including a self-check-out), the Guest will fasten all locks to all doors and gates and close windows/shutters, to prevent unauthorised access to the Property.  33.A call out due to lost keys or lockout may attract a fee to be paid by the Guest.  34.The Guest will not change or install any locks on any doors or windows nor have additional keys made. Security Deposit For Bookings Though Airbnb 35.Security Deposit terms and conditions are specified on booking website; Airbnb. 36.Owner requires a security deposit of €2000. The Guest does not pay the deposit when s/he makes the reservation. Instead, the Guest will be charged if a host makes a claim on his/her security deposit. 37.All security deposits are paid through Airbnb. The Owner can request some or all of the security deposit within 14 days of Guest check-out.  Security deposits aren’t collected automatically. Owner uses the Airbnb Resolution Center to upload documentation of the damages and request money from the Guest to repair those damages. Owner and Guests can resolve the details on their own, or they can choose to involve Airbnb. 38.The Guest agrees that the liability is not limited to this amount. Security Deposit For Bookings Though www.airialmoustey.com 39.The Guest authorises the Owner to obtain a security deposit of €900 prior to check-in. The Guest agrees to pay a security deposit at the time of final payment by bank transfer. 40.The Guest will receive the amount paid for a security deposit back after check-out, provided the Owner has not reported any damage to the Property. This process can take up to 14 days for the amount paid to be released. Guest must provide banking details for the refund. Deposit collection and return is normally made in Euros; the Owner is not liable for any currency exchange differences or bank transfer fees. Depending on Guest’s banking institution, it may take 5-7 working days from the refund being released to the money reaching Guest’s account. 41.If the Owner notes there has been damage to the property, Guest may not receive all the money paid back. Guest may contact the Owner directly to discuss any damage costs. 42.The Guest agrees that the liability is not limited to this amount. Cancellation Policy For Bookings Though Airbnb 43.Cancellation by Guest. Booking cancellation terms are clearly stated on booking website. If booking through Airbnb the Guest Strict (grace period) applies. 44. Full refund is made if cancellation is within 48 hours of booking. For a full refund of accommodation fees, cancellation must be made within 48 hours of booking and at least 14 full days prior check-in time (4PM) on the day of check-in. 45.Cleaning fees are refunded if the reservation is cancelled before check-in. 46.The Airbnb service fee is refundable, is governed by Airbnb terms and the Owner has no influence in this matter. 47.For a 50% refund of accommodation fees, cancellation must be made 7 full days prior to check-in time (4PM) on the day of check-in, otherwise no refund. 48.If the Guest cancels less than 7 days in advance no refund is made of accommodation fees. 49.If the Guest decides to leave early after check-in, the nights not spent are not refunded, nor is the cleaning fee. 50.A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page on Airbnb website. 51.Cancellation policies may be superseded by extenuating circumstances, or cancellations by Airbnb for any other reason permitted under the applicable Airbnb Terms of Service. 52.If the Owner (the Host in Airbnb terminology) cancels a Guest’s reservation a full refund will be made. Owner is responsible for paying any cancellation fee imposed by Airbnb. Owner is not liable for any other costs, compensation, or payments to Guest. Owner will make every reasonable effort to avoid cancelling a Guest’s reservation. Cancellation Policy For Bookings Though www.airialmoustey.com 53.Cancellation by Guest. The Guest acknowledges that all personal items and vehicles (including vehicle contents) of the Guest remain the Guest’s responsibility and the Owner accepts no responsibility for loss or damage. 62.In the event that the Guest uses facilities at the Property including swimming pool, such use is entirely at the Guest’s own risk at all times and the Owner accepts no responsibility for any injury or loss to the Guest. Children are to be supervised at all times by a parent or responsible adult. 63.Guest must have appropriate valid liability insurance for renting this Property. It is a normal condition of renting in France that the Guest has third party/personal liability insurance. This may also be referred to by its French name, assurance villegiature. French residents’ own home insurance normally covers when renting in France. Non-French residents will normally need adequate personal liability insurance to rent a house. Principle 64.The Guest agrees, that should these conditions not be adhered to, the Owner or his agents will have the right to immediately terminate this contract and the Guest and all other persons will vacate the property immediately if requested to do so by the Owners or the Owners’ agent. In this event, the Guest agrees that no refund will be due or paid for any unused accommodation nights. 65.The Guest agrees that by making a booking, they indicate to accept these booking conditions as set out above. 0219
