* Guests must sign a rental agreement online upon booking.
* It only takes a few minutes and ensures safe, proper use of the amenities.
* Check-in instructions will only be released once the rental agreement is signed.

* Early check-in: 2:00 PM ($50, if available)
* Late check-out: 1:00 PM ($50, if available)
* Availability is confirmed by 4:00 PM the day before arrival

* Basics/starting supplies provided. Please make sure you bring extra in case you need more.
* Food and grocery delivery is welcome during your stay. However, no packages or mail may be sent to the property before, during, or after your stay, as we cannot guarantee forwarding or return.

* There are 3 steps leading up to the front door.
* All bedrooms are on the second floor. The stairs are padded and carpeted and has a handrail. Please take caution when going up and down to avoid accidents.
* The property is not fully fenced. Do not leave your children or service animal unattended.
* The basement is unfinished but has ample heat/air. It is set up as a game room for you to enjoy. The infrared sauna is in that space as well.
* For stays longer than 3 weeks, our cleaning fee is $399. To maintain our high standards, we require a professional cleaning by our team every 4 weeks (laundry not included), and the additional cleaning fees will be applied.

Guests will have access to the entire property except 2 supply closets that are locked, one on each floor, and the area underneath the basement stairs which is sectioned off.

This home built in 2023 is a rare find with its prime location in Norton Hills Estates subdivision. The neighborhood has a a private and paved neighborhood access to Lake Michigan, as well as private tennis and basketball courts and a playground.

Driving your own vehicle is the best way to get around the area. There are so many nearby attractions in Norton Shores, Muskegon, and Grand Haven. The attached garage can fit 1 vehicle and 2 other vehicles can fit in the driveway. Free street parking on the wide grassy sidewalks is also available.

By booking your stay, you're confirming that you've read and agreed to the house rules, policies, and details listed here and in the “House Rules” section. * No parties, events, outside visitors or overnight guests without prior approval from the host.

* The property is child-friendly but not childproofed. Guests are fully responsible for supervising children and ensuring their safety during the stay. Use of any child-related items is at the guest’s own risk.
* No confetti, glitter, pinatas, or fireworks are allowed on the property. Please do not use tape or anything that may mark the walls.
* An illegal or abusive internet usage is not allowed.
* No commercial filming or photography is allowed - this rental is for personal, recreational use only.

⏳ EARLY CHECK-IN & LATE CHECK-OUT
Early check-ins and late check-outs may be available and are confirmed by 4:00 PM the day before arrival. If available, each can be added for just a $50 fee to give you extra time to enjoy your stay!

👥 NUMBER OF GUESTS
Please be sure to accurately list the total number of guests - including adults and children - when making your reservation. This number sets the maximum occupancy allowed at all times, including any daytime visitors.
Unless you’ve received prior approval from your host, exceeding the stated occupancy may result in immediate cancellation of your stay without refund or a fee of $100 per unapproved guest per night.

🚭 NO SMOKING OR VAPING INDOORS
* Smoking, vaping, or using any substances (including marijuana or illegal drugs) is not allowed inside the home. A $500 fee applies for any violations, and guests may be charged more if odor removal is needed.
* Cigarette/vape smoking is allowed on the deck. Please use the provided receptacles for cigar/cigarette stubs.
* A smoke monitor is on site and may result in immediate termination if indoor smoking is detected.

🌙 QUIET HOURS
Out of respect for our neighbors, please keep noise to a minimum between 10:00 PM and 7:00 AM. We want everyone - guests and neighbors alike- to enjoy a peaceful environment.

🧼 CLEANLINESS
Please treat the home with care and respect - it’s someone’s home and you are a welcomed guest. Even with a cleaning fee, we ask that you leave the home in a neat and orderly condition so our team can do a thorough job during the short turnover window.
If anything is not up to standard upon arrival, please notify us within 24 hours so we can address it promptly.

⚠️ISSUE RESOLUTION+GUEST CONDUCT
*If any issues come up during your stay, please give us the chance to address them first - our team is happy to help.
*Refusing access to inspect or fix an issue may make refunds ineligible.
*We take time-stamped photos before each stay to ensure the home is ready for you.
*False or aggressive claims, or disruptive behavior, may result in the stay ending early without a refund.
*If a technician is called and no issue is found, the guest will be responsible for the service fee.
*If you choose to leave early or remain unsatisfied after we’ve made every effort to resolve your concern, we’re unable to offer a refund or alternative housing. In that case, we recommend reaching out to Airbnb or your travel insurance provider for assistance.

🛡️ SECURITY NOTICE
* For safety and security, there is a motion-activated camera/doorbell at the exterior of the home that records audio and video. It may be used to verify guest count and protect the property.
The camera is always on but does not face any interior spaces.
* One noise/smoke monitor is inside the common area and another in the back deck. They do not record, but alert us if noise exceeds local limits or if smoke (from cigarettes, vapes, marijuana, or heavy cooking) is detected.
* Tampering with or disabling the camera or noise/smoke monitor is a violation of the occupancy agreement and will result in immediate cancellation without refund.

🔥 FIREPIT TABLE
Guests must turn off the propane valve completely after use. Allow the fire pit to cool fully before replacing the cover, and always keep it covered when not in use.

🥩 BBQ Grill
* Feel free to enjoy the grill during your stay! We just ask that you clean it after use. If left dirty and requiring extra cleaning, a $50 fee will apply.

🧾 DAMAGE/ADDITIONAL CLEANING
* Any damage to the property or furnishings will be billed to the guest and reported to Airbnb. By booking, the guest agrees to reimburse all costs for any damage caused during their stay.
* An extra cleaning fee may be charged at the host’s discretion if the property is left excessively dirty beyond normal use. The amount will be based on the condition of the home and determined by the cleaning crew.

🌡️ SAUNA USE & LIABILITY WAIVER
* Your rental includes a $50 facility fee for sauna use. If the sauna is not working due to mechanical issues, that fee is the maximum amount refundable. If you notice any issues with the sauna at check-in, please let us know right away so we can address it as quickly as possible.
* By choosing to use the sauna, guests agree to the following terms:

* Guests are welcome to enjoy the sauna as part of their stay, but by doing so, you agree to the following terms:
* Use at your own risk. Guests accept full responsibility for their own safety and that of anyone in their group while using the sauna.
* Inherent risks. Sauna use can pose risks such as overheating, dehydration, burns, or aggravating medical conditions. By using the sauna, guests voluntarily accept these risks and release the host from liability.

* Please follow all sauna rules provided, including:
• Limit use to 20 minutes at a time
• Stay hydrated before and after use
• Avoid use if feeling unwell or sick

* Guests with health concerns (e.g. heart conditions, blood pressure issues, respiratory or skin conditions) should consult a doctor before using the sauna. Pregnant guests or those who may be pregnant should not use the sauna.

* Anyone under 18 must be directly supervised by an adult at all times. Do not allow children to access the sauna unattended.

* Do not use the sauna while under the influence of alcohol, drugs, or anything that could impair your judgment or physical ability.

* Please do not tamper with safety devices or equipment. Report any issues with the sauna to the host immediately.

* The sauna is provided as-is, and the host makes no guarantees about its safety or performance. Guests accept responsibility for its use and any related risks.

* Please note that host insurance may not cover incidents related to sauna use. Guests are encouraged to carry their own coverage if concerned.

* Waiver of liability
By using the sauna, guests release the host, manager, and co-host from any liability, including for injuries, illness, or death—even if caused by negligence.

By booking and using the sauna, you confirm you’ve read and agreed to these terms and understand this waiver is legally binding.
