Snowflake Chalet in Arnold, CA (AKA MySnowflakeChalet) is a remodeled spacious cabin located east of the historic Gold Rush towns of Angel's Camp and Murphys, gateway to the Sierras. Located just across the street from the Blue Lake Springs Recreation Center, our cabin is an entire home rental that is perfect for multi-family gatherings. We can sleep 8 adults plus 2-4 children/teens comfortably, and will consider more than 10 guests total for a small additional charge. Please send an inquiry if you would like to register additional guests. We allow up to 2 well-behaved dogs, and charge $100 for each dog.

We offer a cozy atmosphere with plenty of space for a multi-family vacation, family reunion or weekend-getaway.

We require guests to sign and return attached rental agreement, which includes but is not limited to the following summary of rules:.

RENTER AGREEMENT for Snowflake Chalet

Snowflake Chalet is owned by Naomi and Rick Hunter, and is our family’s personal vacation cabin. We truly enjoy sharing our space with guests, and ask that you, in turn, treat our home with care and respect! We hope you have a wonderful vacation at Snowflake Chalet!

The owner requests the following to reserve this property:
• 50% non-refundable reservation deposit
• E-signed Reservation Agreement
• Text or email photo of Guest’s photo ID (may block driver's license #)

Travel insurance is highly recommended to protect both parties in the case that the reservation needs to be cancelled for any reason.

This Agreement applies to all members of the Guest's party no matter the age or affiliation.  Guest acknowledges that Guest is responsible for sharing the renter agreement, and its requirements, with all members of the Guest's party and anyone else permitted onto the Rental Property by the Guest. Guest is responsible for the actions of all other guests on the premises at all times during the rental period.

100% fully refundable if County suspends short term rentals at the time of reservation.

100% fully refundable if evacuation orders are issued by local authorities.

We do not issue refunds for poor weather, air quality or other conditions that are outside of our control. We highly recommend purchasing travel insurance to protect GUEST and OWNER should a cancellation be necessary for any reason.

The Property Damage Protection Plan (CSA) provides up to $1,500 of coverage for accidental damage to the property or to Owner’s personal property during the Reservation period. This rental damage protection does NOT cover damage to the property or Owner’s personal property due to intentional damage, damage due to Guest’s misuse of the property, cleaning fees directly caused by the damage or misuse, or other monetary penalties or fines due to Guest’s failure to comply with this Agreement or any other rules or regulations concerning the property. If the property or any personal property is damaged during the Reservation period, Guest shall inform Owner ASAP so Owner may initiate the claims process if deemed necessary. There is no additional cost to Guest for Owner initiating a claim, so please inform Owner of any damage as soon as possible.

Guest shall be liable for any accidental damage that exceeds $1,500 in repair costs. Primary Guest shall be liable for any damage not covered by the Rental Guardian Property Damage Protection. Owner will provide policy information to Primary Guest upon request.

In consideration of the rent received and the mutual promises contained herein, Owner of the Rental Property does hereby lease and rent to Guest(s) such Rental Property under the following terms and conditions:

The primary renter must be at least 25 years old to book and must be present for the entire stay, unless the Owner has agreed in advance to make an exception. Owner reserves the right to ask rental party to vacate the Property and guest will forfeit all rent paid if it is discovered that the primary renter is younger than 25.

Maximum Occupancy. The maximum number of persons allowed to stay in the Property is limited to 10, unless owner agrees in writing to allow additional guests for a small additional fee. Guest will be charged $200/person without notice for additional persons staying in the Property and not disclosed to Owner. Additional guests may visit from 9am-11pm as long as the total number of guests does not exceed 15, unless approved in writing by Owner. Owner may ask rental party to vacate the Property and guest will forfeit all rent paid if rental party exceeds max occupancy.

All persons visiting the property will be bound by the terms of this agreement. Please list all guests by first name, last name that are staying in the Property):
Name / Age

Cleanliness.  Guest shall inform owner ASAP about any concerns about cleanliness, safety or functionality of furnishings and equipment. The owner will make every reasonable effort to address concerns in a timely manner. Pricing adjustment will not be considered unless notification is within 24 hours of arrival or when problem arises.

Rules.  Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property.  (Please see Exhibit A) Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses.  Guests agree not to use the premises for any commercial activities or purpose. Guests agree not to violate any criminal law or governmental regulation while occupying the property.  Guest's breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind.

In no event shall the Rental Property be occupied by more persons than the capacity of the property as stated on the web site or the confirmation letter, without prior approval by Owner.  No fraternities, school, civic, or other non-family groups are allowed unless Owner grants prior approval.  In no event shall Guests assign or sublet the Rental Property in whole or in part.  Violations of these rules are grounds for expedited eviction with no refund of any kind.  
Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property.  Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair.  If listed "For Sale", Guests agree to grant access by scheduled appointment upon notification.

In the event Guest wishes to terminate this agreement, Travel Insurance, Damage Protection and any processing or administrative fees are non-refundable. 

Pets. Guests must obtain permission from the Owner to have pets on the Rental Property and must pay $100 per pet. Dogs are the only pets considered. Guest will be charged $200 for all unauthorized pets found in or about the Rental Property and may be grounds for expedited eviction and forfeiture of all monies paid.

Lost and Found. Guest is responsible for all shipping costs for any Lost and Found items that Owner is requested to return to Guest.  Items found and not claimed within 30 days will be disposed of at the discretion of Owner.

Linens and towels.  Guest is responsible for lost or damaged items at the cost of two (2) times the published standard rental price for such damaged or lost linens or towels.

Owner Cancellation.  In the event Owner is unable to make Rental Property available for any reason other than described above or a reasonable substitute as determined by Owner, Guest agrees that Owner's sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall Owner be held liable for any special or consequential damages which result from this
unavailability.  Guest also agrees to indemnify Owner from and against liability for injury to Guest or any other person occupying Rental Property resulting from any cause whatsoever except only such a personal injury caused by the gross negligence or intentional acts of the Owner.

Owner may terminate this Agreement upon the breach of any of the terms hereof by Guest.  Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately.

Agreement shall be enforced under the laws of the state within which the Rental Property is located, including any applicable rental acts of that state, and represents the entire Agreement.  Any amendments must be in writing and signed by both parties.  In the event of a dispute, legal action may only be instituted in the county within which the Rental Property is located.  If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement.

The Rental Property may offer access to recreational and water activities, including but not limited to canoes, bicycles, and swimming.  Guest fully understands and acknowledges that outdoor recreational and water activities have inherent risks, dangers and hazards.  Participation in such activities and/or use of equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/or total paralysis, death or other ailments that could cause serious disability.  Guest agrees to fully indemnify and hold harmless the Owner and any and all agents, employees, or contractors for any injury or damage caused by these activities, whether caused by the negligence of the Owners, the negligence of the participants, the negligence of others, accidents, breaches of contract, the forces of nature or other causes foreseeable or unforeseeable.  Guest hereby assume all risks and dangers and all responsibility for any losses and/or damages, whether caused in whole or in part by the negligence or other conduct of the Owners or by any other person.  Guest hereby voluntarily agree to release, waive, discharge, hold harmless, defend and indemnify Owner and any and all agents, employees, or contractors from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of Rental Property facilities, equipment, or activities.  Guest further assumes full responsibility for the actions of any and all persons whom he may allow to enter the property during the rental period and indemnifies Owner from any and all claims arising from such other persons.

NOW, THEREFORE, in consideration of the mutual agreements and covenants herein contained, Guest has read and agreed to the following:

I understand the rules and rental conditions upon which I am agreeing to rent accommodations, equipment, and use of the property.  I acknowledge and accept that the sole responsibility for safety lies with the participant.  In agreeing to this, I acknowledge that outdoor activities and exposure to the natural elements and animals can be dangerous and sometimes result in injury and even death.  Steps and decks can be slippery, animals and insects can threaten and infect or injure, exposure to the elements can cause hypothermia, sunburn, among other risks inherent in participating in camping, outdoor and water activities.  I know that alcohol and/or drugs do not mix safely with any outdoor activity.

I am over the age of 25 and assume responsibility for those in my charge under the age of 25.  I hereby assume all legal responsibility for bodily injury to me or to any person on the property as a result of my visit and use, operation or possession of equipment hired or loaned to me. 

Acknowledging this, I accept complete responsibility for the minor children and myself in my charge and visit the property and equipment and engage in activities or events at my own risk.
I will abide by the rules and accept these rental conditions:

The property I rent will be returned in the same condition in which it was rented and I will be responsible for all damage and/or loss that occurs during my rental period.
I agree to hold harmless and to indemnify the Owner of the Rental Property against all loss, damage, expense and penalty on account of personal injury or property damage to the rental dwellers, the undersigned or to any minor child or children in the charge of the undersigned, howsoever rising, whether by act or acts or failure to act of the employees, owners or animals of the said company or property owners or not.

I acknowledge receipt of the property in good order and condition (if found otherwise per my arrival I will contact Owner immediately) and further agree that the Owner of the Rental Property shall not be liable for consequential damages of any kind or nature from whatever cause arising, whether property or equipment is loaned or rented.

I enter into agreement freely with the Owner of the Rental Property at my own risk, acknowledging the risks inherent in indoor and outdoor activities and assume any and all responsibility for the minor children and myself in my charge.

All parties agree to and will comply with Federal, State and County pollution laws and any other applicable laws and regulations.

Additional Rental Rules
No Smoking of any kind is allowed inside or outside at Snowflake Chalet.
No fires of any kind are allowed on our property! This is our first and most important rule as we are located in a fire danger zone! Please help us keep Arnold safe by exercising extreme caution outdoors:
• Please do not build fires of any kind on our deck or our property.  This includes fire pits, and portable charcoal grills – there is a reason we do not provide these amenities! 
• Be cautious even when using our gas grill – monitor food carefully when cooking to avoid flare-ups. 
• All fireworks, explosives and all hazardous materials are strictly forbidden.
Please observe quiet hours from 10 pm to 8 am
Parties and special events are NOT allowed (unless the Owner has agreed beforehand in writing to allow an event such as a bridal shower or small family birthday celebration)  Unathorized parties or events will result in a $3,000 fine, be shut down and you will be asked to leave the property immediately.

Trash Disposal at Snowflake Chalet. We have weekly trash service, and pick up is on Tuesday mornings.  Please dispose of your trash ONLY in the bear bin at the end of the driveway – please do not leave trash on the deck or in the driveway – IT WILL ATTRACT BEARS! Please be sure that bin is secure after you dispose of your trash: we will be fined by our homeowners association if there is a spill.  If the container is not closed properly and there is a spill, we will deduct any resulting fines from your security deposit.

Heating and Cooling. The main house has central heating and AC.  The bonus room over the garage has a wall heater and a portable AC unit.  We want you to be comfortable during your stay, but please help us conserve energy and cost by keeping the thermostat at about 67-69 degrees in the winter, and 70-75 degrees in the summer. Please turn off the AC off or the heat low when you are not in the cabin. The Owners receive email alerts when temperatures go above or below these levels and may reset temperatures remotely if they notice significant variations from the suggested range for long periods of time.  

TV and Entertainment . Please don't rearrange the cables on the TV and AV .

Furnishings. Please don't rearrange furniture.  If you must move items for some reason, please be careful not to drag heavy furniture on our floors and please return everything to its proper place before leaving.  We will charge an extra cleaning fee against your deposit if we need to rearrange furniture after your stay.

Septic System. We are on a septic system, which is more delicate than a wastewater system tied to a city sewer.  Please help us prevent expensive clogging by flushing ONLY toilet paper, no feminine products, baby wipes or anything other than septic safe toilet paper.  If it is found that anything other than septic safe toilet paper has been flushed and clogs the septics system, we will charge you for damages.

Dogs. We welcome well-behaved dogs (only!) at Snowflake Chalet for a small additional fee, and if approved in advance. If your dog may scratch doors or chew furniture legs, or eliminate in the house, we ask that you please crate them while you are away from the house.  Please feel free to use our dog crate, which is stored in the garage.  No cats, please, as the owner is allergic! If your dog scratches or doors or damages our furniture, we will deduct the repairs from your deposit. We will charge $200 if we discover evidence of unauthorized pets after your stay.

Firearms. It is prohibited on the Property to use a firearm or any other implement capable of taking human life, causing injury, or damage.

Check-Out Instructions.  Please follow check-out instructions carefully.  If you leave the house excessively dirty or do not follow the instructions, we reserve the right to hold back money from your security deposit. We will charge $50/hour if more than 5 hours of cleaning is required after your stay.
