The space
Enjoy exclusive access to our entire property! This listing combines both the Main House and the Attached Guest Suite, offering two full kitchens, multiple living areas, and the convenience of two separate washer/dryer sets. This is the perfect setup for large families or groups who want to stay together while still having plenty of individual space and privacy.
During your stay, I reside in the barn located in the backyard. I keep a quiet profile and will completely respect your privacy, though I’ll be out a few times a day to tend to my dogs, chickens, and geese.

Property Highlights:
• Total Privacy: You have exclusive use of the entire house, the porches, and the hot tub. We do not host any other guests on the property during your stay.
• Dual Amenities: Two full kitchens (Main House includes a dishwasher; Suite does not) and two sets of laundry facilities—one in the Main House and one in the Suite bathroom.
• Guest Access: You have full access to all living areas and bedrooms pictured. Please note that the garage and a few internal closets are reserved for owner storage and will remain locked.
• Farm Charm: Enjoy the peaceful surroundings and our friendly flock of poultry from the comfort of the private outdoor spaces.

Booking & Rates:
• Free Parking: Ample on-site parking is available.
• Occupancy: The base rate is for up to 10 guests. There is a $60 fee per extra guest/night for groups of 11-12 (maximum occupancy of 12).

Small Events & Micro-Weddings:
With our flat yard and mountain backdrop, we welcome intimate weddings with a maximum of 25 attendees (including the 12 overnight guests).
• Event Fee: There is a non-refundable $900 event fee for all weddings.
• DIY Setup: We provide the space and the view only; all setup, decor, equipment rentals, and post-event cleaning are the responsibility of the guest.
• Occupancy: While 25 people are allowed for the ceremony, the maximum overnight occupancy remains strictly 12 people. Please message us before booking to discuss your event!
To protect both parties, we require wedding guests to provide a Certificate of Liability Insurance naming the host as 'Additional Insured' for the day of the event.

Guest access
You will have full access to all living areas, kitchens, and bedrooms pictured in the listing. Please note that the garage and a few internal storage closets are used for owner supplies and will remain locked and off-limits during your stay. We appreciate your understanding!

We have a friendly flock of chickens and geese living on the property! You are more than welcome to watch them from a distance. Please note that for their protection, their area is secured with an electric fence—we ask that you keep a respectful distance and supervise children at all times.

Other things to note
• Arrival & departure: Check-out by 11:00 AM and check-in after 4:00 PM. This gives us time for a full clean and helps our septic system between guests.
• Occupancy & Pricing: Our nightly rate is based on up to 10 guests. For groups of 11 or 12, there is an additional fee of $60 per person, per night to cover the extra utility and laundry costs. (Maximum occupancy is 12 guests).
• Septic System Care: We are on a septic system, which is common for our beautiful rural area. We kindly ask that you only flush toilet paper—please do not flush wipes, feminine products, or pour grease down the drains.
• Owner Storage: Please note that the garage and a few internal closets are reserved for owner storage and will remain locked during your stay.

Friendly reminder: To keep the hot tub water sparkling clean and skin-friendly for everyone, please take a quick shower to rinse off any lotions, body oils, or makeup before entering. This helps prevent foam and keeps the water clear during your stay!

Pro tip: Rinsing your swimwear with plain water instead of washing with heavy detergents can also help prevent bubbles in the hot tub!
