We will be sending you a guest rental agreement. The guest signing this agreement must be over 25 years of age and must occupy the property throughout the reservation. This guest is responsible for any violations or fines resulting from this agreement. Bookings are not final until both parties sign the Guest Rental Agreement. Here are some important terms of the agreement:

🌊HOUSE RULES🌊

1. CHECK-IN / CHECK- OUT: Check-in is at 4pm and Check-out is at 11:00am. Please notify us of any issues you have with the home within the first hour of checking in or immediately upon incident.

2. SMOKING POLICY: Smoking/Vaping is absolutely NOT allowed and drugs of any kind are NOT permitted indoors and outdoors on the property. Smoking inside the premises will result in 100% of the security deposit being forfeited or a fee of $250 per occurrence, whichever is greater.

3. VISITORS: No visitors will be allowed.

4. EXTRA GUESTS/MAX OCCUPANCY: There is a maximum 7-person occupancy at all times. Children under the age of 1 are not included in this count. This house has one bathroom and cannot accommodate extra guests. People other than those in the Guest party set forth in the online agreement may not stay overnight in the property. If you bring more people than agreed upon by your reservation, you will be asked to leave without a refund and/or charged an extra $100 per person per night. Please provide names and ages (if under 18) of all guests. The person making this reservation is responsible for the behavior of ALL guests. Please have all guests review and agree to these House Rules prior to booking.

5. PARTY POLICY: Absolutely no parties allowed.

6. QUIET TIMES: As the home is located in a residential area, guests should not create excessive noise at a level that disturbs neighbors. Please no loud music or voices after 10pm or before 8am.

7. CHILDREN: While the home is totally suitable for kids, it is not child proofed. Electrical outlets are not covered, and sharp corners don’t have bumpers, etc.

8. STAIRS: As there are 3 small sets of stairs inside the bi-level home, and a step up/down to the screened in patio, babies and small children will need to be supervised at all times.

9. PET POLICY: Pets are NOT allowed. Although we love them, we leave them at home and need you to do the same to ensure the cleanliness of our property for our guests. Bringing in a pet will result in eviction and/or a fine.

10. HOT TUB POLICY: You are going to love soaking in the hot tub! At night you can turn off the porch and string lights if you’d like and try to star gaze. Please use the hot tub with care and follow the steps in the Welcome Guide (to be provided prior to check-in) that outline how to remove/replace the cover and keep the water clean.
The hot tub should be set no lower than 100 degrees, or more than 104 degrees, at all times. Please do not stand on the hot tub covers. Hot tub covers are for insulation purposes and are not designed to support a person or group of people. Guest will be responsible for replacement fee. Remember when not using the hot tub, leave cover on so hot tub will stay warm. Shower with soap and water before you come in. Enter and exit the hot tub slowly. Please no jumping or diving. Do not bring glass in or near hot tub. Do not use alcohol, narcotics or medications that can cause sleepiness. Elderly persons, pregnant women, anyone with heart disease, diabetes, high or low blood pressure or any other serious illness should consider consulting with their doctor before use. Children below 18 years of age must be supervised by an adult at all times. Children under 6 are not permitted in the hot tub. Do not enter, if temperature is over 104 Fahrenheit. Limit your soak to 15 minutes and cool off before reentering. Please turn off jets after use. Please do not use soaps or oil in spa. Use at your own risk.

11. BBQ/PATIO RULES: Ensure BBQ is not close to siding of house, or any structure. Please discard used charcoal safely when cool.

12. FIRE PIT RULES: Ensure all guests are in safe distance from the flames, especially children who must be supervised at all times. Please discard used ashes safely when cool.

13. SECURITY CAMERAS: For your safety, and the safety of our property, we have security cameras on the exterior of the home. Covering cameras or tampering with them will result in a $500 fine and immediate eviction without refund. There are no cameras or recording devices anywhere inside the home.

14. PARKING: Please don’t park on the street. There is a driveway which can comfortably accommodate 2 vehicles. There is additional parking for 1 more vehicle on the grassy area to the left of the driveway.

15. GARBAGE: If you need to take the garbage out, please make sure the bag is tightly secured and placed in one of the large black bins in the driveway.

16. LAUNDRY: Washer/Dryer are provided for your convenience. Please don’t overload the washer. For safety, please empty the lint from the dryer after each load. Please do not wash any linen or towels unless you need them during your stay as we have special laundry procedures to ensure they remain in perfect condition.

17. HOUSEKEEPING: There is no daily housekeeping service. Linens and bath towels are included in the unit, but daily maid service is NOT included in the rental rate. Please do not take towels or linens with you. If you would like housekeeping during your stay, we may be able to arrange the service for an extra fee. Any stays over 7 days require a mandatory cleaning once every 7 days.

18. PLUMBING: DO NOT FLUSH anything other than toilet paper. No feminine products, diapers, etc. should be flushed at any time. If it is found that feminine products or diapers have been flushed and clog the system, you could be charged damages of up to $250 to have a plumber unclog the system.

19. OFF LIMIT AREA/OWNERS CLOSET: There is one room in the house, next to the laundry room that is off limits to guests. Any tampering of locks or forced entry will result in a fine.

20. TRAVELERS INSURANCE/ CANCELLATIONS/REFUNDS: We strive for you to have a fantastic and memorable time but in the unlikely event that something outside of my control negatively affects your stay such as weather, natural disaster, personal injury, illness, trip interruptions or delays, death of a family member, etc., please know refunds will not be given if not within the specified cancellation policy timeframe. As an excellent host, I will go out of my way to ensure your comfort as much as is reasonable for me to do in those circumstances. However, if you wish to receive compensation in these circumstances, I suggest you take out travelers’ insurance prior to coming.

21. DAMAGES: Any damage to any items in the house including couches, chairs, tables, TVs, video game table, hot tub, beds, sheets, towels, pillows, outdoor furniture, etc., are the sole responsibility of the guest. Every item will be looked at before arrival and after departure. If you cause damage, please notify the owner immediately. Please treat our home as if it were you own.

22. DEPOSIT POLICY: We require a refundable $500 security deposit that will be returned within 14 days after check-out. We reserve the right to withhold the Security Deposit after expiration or termination of Guest’s tenancy, and to deduct from the Security Deposit costs for extraordinary expenses or damages including, but not limited to, damage to the property, loss and/or misuse of personal property, excessive laundry and/or cleaning, or staining of linens/towels/rugs/furniture. If expenses and/or damages exceed the amount of the Security Deposit, Guest shall be required to pay additional fees to restore our home to its pre-rental condition within ten (10) days of your receipt of additional billing.

23. NON-COMPLIANCE: Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through Airbnb assigns your consent to all listed under "House Rules".

BY CONFIRMING YOUR RESERVATION AND CHECKING IN TO OUR HOME you agree that you are not entitled to, nor will you seek, compensation of any type, including partial or complete refunds for any such disclosures as listed above.

As with any business, we reserve the right to deny service to guests who violate our house rules and will result in a forfeiture of all fees/rent. Please use common sense and treat our home as you would your own. If you feel that this property may not be a good fit for your needs, you may cancel your reservation for a full refund (if done within the timeframe of the cancellation policy specified).
