Long-Term Luxury Retreat: Modern and Fully Stocked - Forney

- This property is available for a long term rent
- Person making a reservation is required to submit a copy of Driver License or a government ID after booking and prior to receiving access to the property.

- All guests must be registered on the AIRBNB platform under "guest" section. Only registered guests are welcome.

- This property is a smoke/vape/drug free. Smoking fees are $200 per night, for each night of the reservation, or $300 for a 1 night stay.

- Quiet hours are 9:00pm - 8:00am. This is a quiet residential area.

- Please note, this is a community pool which requires a key to access. Key replacement fee is $80.
Please read and follow pool rules displayed on the gate before entering.

*****Host has no control over the pool maintenance. Pool might be closed without prior notice. There are 2 pools in the community, it is rare that both are closed at the same time. Because host has no control over the pool, it should not impact the review in case pool isn't available during your stay.

- Video surveillance is in place to protect the property. Tampering with security system and /or obstruction of the view will result in immediate termination of the booking with NO REFUND for the remaining stay.
Location of each camera will be sent to you on the welcome message along with the access code.

- Check-in is at 4pm, unless agreed otherwise. The owner takes possession of the property at 10am on the last day of booked reservation.
If you, as a guest, stay past the agreed upon check out time without prior Host's consent documented in writing on Airbnb platform, an additional charge of an additional nightly fee of two times the average nightly Accommodation Fee originally paid by the Guest to cover the inconvenience suffered by the Host, plus all applicable Service Fees, Taxes, and any legal expenses incurred by the Host to make the Guest leave (collectively, “Additional Sums”). In addition, Airbnb Payments may recover any costs and expenses it incurs in collecting the Additional Sums by charging the Guest’s Payment Method on file.

- No refund/discount will be provided for issues outside of owner's control, for example: act of God, temporary utility disruptions, weather conditions, insects or bugs. NO REFUND if you see bugs on the property or inside the house.

- Guest agrees to keep the property doors and windows locked at all times, to safeguard guest's personal belongings and property's furnishings and decorations. Host is not responsible for damage or theft of guest's personal property, guest will be financially liable for missing items.

- The property is cleaned thoroughly for each guest according to Airbnb cleaning guide. If there is a problem that needs to be addressed, guest agrees to notify the host immediately and allow 24hrs for correction.
NO refund for nights already stayed at the property for any reasons.

-We take safety of our guests seriously. If guest walked in to the house and changed his mind about staying at the property, for any reasons, the cleaning fee will apply to clean the property for next guest.

- Garage is not available for guest use.

- Life happens, please purchase travel insurance for any unexpected cancellations.

If for any reasons, guest decides to cancel the future stay or cancel for any other reasons, no refund will be issued for completed nights, future nights refund will be considered on case by case basis and the terms of the agreement at the time it was booked. No smokingNo parties or events.
