⚠️ PRE-ARRIVAL REQUIREMENTS (AFTER BOOKING) ⚠️
To ensure a smooth and secure check-in, ALL guests must complete a short pre-arrival process AFTER the booking is confirmed. This is managed through Airbnb’s preferred third-party guest portal and helps protect both you and the home. This verified process keeps everything platform compliant and ensures a worry-free stay for both guests and hosts.
Here’s what to expect:

‣ Damage Waiver ($56-82 depending on length of stay) – Covers accidental damage up to $700. (No deposit hold required)
OR
‣ Refundable Security Deposit ($700) – Pre-authorization only; collected 24 hours before check-in and released 5 days after checkout if no damages, missing items, or issues.
❗Please note: The damage waiver covers accidental damage only. It does not cover smoking, intentional or negligent damage, policy violations, or pet-related issues. Such costs may be charged separately or submitted through Airbnb’s Resolution Center. By booking, you confirm your agreement to these terms.

‣ Confirms you’ve reviewed our terms and helps us verify that all stays are safe, respectful, and fully insured.
➡️ ID & Selfie Verification
‣ A valid ID and selfie are required to verify the booking guest and ensure the safety and integrity of our home.
🌡️ NO AIR CONDITIONING
‣ This home does not have A/C. It is not common in Edmonton. It can get warmer occasionally. Fans are provided for your comfort. Please do not book if you are sensitive to heat.
⏰ EARLY CHECK-IN / LATE CHECK-OUT
‣ We are strict on check-in and check-out times due to cleaning needs, but may allow up to 2 hours of flexibility with at least 24 hours’ notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren’t always possible. If the home is ready sooner, we’ll let you know.
🧳 LOST OR FORGOTTEN ITEMS
‣ Please double-check before leaving. Items left behind are stored for 14 days, then donated or discarded. Coordination for pickup or return will incur a shipping and admin fee. We are not responsible for items left, lost, or damaged after departure.
📦 MAIL & PARCELS
‣ We do not have access to a mailbox at this property. Please do not use our address for receiving mail. If you require postal service, contact a local post office for options. For larger parcels, arrange door drop-off or depot pick-up. We are not responsible for retrieving, storing, or replacing any mail or packages that are lost, delayed, or mis-delivered.
🛠 MAINTENANCE & ACCESS
‣ Emergencies may require entry without notice. For non-emergencies, we will always provide notice where possible. Guests will always receive a message from us as soon as possible in all situations.
💳 CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.
👤 GUEST SCREENING
‣ Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.
⚠️ LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you’re staying in our home, not a hotel, treat it with care and respect.
