Guests will be provided with our no-stress and easy-access information about a week to a day before the stay begins. We will email you pictures from vermontcottage@gmail.com as to which door to use to access the cottage. We like people to enter via the porch because it makes unloading onto the porch and kitchen so easy. Sometimes this changes due to weather.
ACCESS-MAIN ENTRY POINT

ACCESS INTO COTTAGE....We have two ways in. We will send you how to access the cottage via email for your particular stay. Both ways are pictured in this guide.
Around the back of the cottage, there is 2ndary access once you get inside from the front. The code is to the left of the door inside. If we need you to enter this way, we will send you the code. We tend not to provide this way in because people don't realize that if they don't pull on the upper handle, there will be friction on this Dutch door, and the bolt will not easily slide open. You have to help it.
1) PULL ON THE TOP HANDLE SO THE BOLT SLIDES EASILY.
2) PUNCH IN THE 4-DIGIT CODE PROVIDED. 3) TURN THE KNOB TO SLIDE THE BOLT OPEN.
4) PRESS THE LEVER ON THE BOTTOM SECTION OF THE DOOR & OPEN IT.

ACCESS -
Lights will be left on for you during the winter months. Please turn them off when you no longer need them. Thanks! The switch is left of the Dutch door & left of the French doors in the living room.

The lock box code is different from the keyless entry lock on the Dutch door around the other side of the cottage.
ACCESS - HANDY HOOK AND EYE LOCK TO KEEP DOOR OPEN while you unload.

Once inside the home, it is highly recommended you replace the keys to the lockbox; nobody will get locked out accidentally if you do this. Everyone in the party will have backup access to the home. There are keys inside for you to use during your stay. They are hanging up in the living room between the hallway and the middle bedroom. In late December 2021, we installed a new back door. It has a keyless entry. The code is posted to the left of the door.
AMENITIES - The cottage is very well equipped. Please use whatever you wish while you are staying. We have amazing commodious amenities and are always looking for that unique & special item to add. Recommendations appreciated.
BABY FURNITURE - We do not have any baby furniture available for use. Parents will also have to childproof. We have children's books. Children must be discussed with the owner. The owner must pre-approve any children staying. Expectations around supervision and behavior need to be discussed.
BASEMENT - This is a private area, and there are cameras down there. Please notify us if you need to go to the electric panel. The basement is where we store everything to run our rental business and where our workshop is. Honestly? It's a bit of a mess for anyone who doesn't understand the need to have this resource!
BATHROOM DOOR TO OUTSIDE? We want you to be able to take a shower before entering the hot tub. To lock this door, pull up on the handle and, while holding it up, turn the lock knob.
BATH TOWELS - Bath towels are set out in each room for you. Washcloths are in each bathroom. Place towels in the hampers* or tubs at the end of your stay. Hampers are in the closets. Hampers are bins in which you place used towels. See pictures of hampers under "Hampers."
BEDS - We strive to have a variety of firmnesses to softnesses. âToo hard, too soft, Just right!â Pick the bed that is right for you.

BEDDING - Pillows & comforters are goose-down. Let us know if there are allergies to down, and we have alternative fiber-filled items we can put out. We regret that we cannot change the beds over to down alternatives if you don't let us know before preparing the cottage on Sundays or Mondays.
Extra pillowcases can be found hanging up in the closets. Extra blankets & pillows can be found in bedroom closets or dresser drawers. Upon leaving, we ask that the beds be left as they are. No need to strip! We had past confusion about what goes where for cleaning, and itâs just easier for the cleaning crew to do it, vs sorting out a mountain of comforters from sheets, blankets, and mattress pads.
If you use linens and extra pillows from the closets, please leave them out so we know and can launder them. It is always appreciated if you fold them and leave them on a bed.
All linens are upscale, either by trade, perhaps a designer, or even a lucky vintage find. We look for beautiful, unique 100% cotton items. Sometimes there is a beautiful piece that may have other materials like bamboo.
BREAKAGE - If dishware breaks, please place it on the top of the refrigerator on the red tray. If it's shattered glass, please put it in a paper bag provided in the bottom kitchen drawer. Be sure to sweep, vacuum, and mop up the glass, as we don't want anyone getting cut. Our cleaning crew removes their shoes upon entering, and we get cut.
Do not take glass outside. We have provided plastic and melamine for outside use. Thanks!
BROOM - The broom can be found in the hallway, behind the door, left of the pantry hutch. Vacuum cleaner is in the middle bedroom closet, mops are in the maid's closet, left of W/D.

CAMERAS/SECURITY - The cottage is protected by outside security cameras. They are aimed at entrance locations to capture anyone unauthorized entering the property. We request that you alert us upon your arrival so that we know you have gained access, and we can then turn the cameras off. TEXT 802-356-4712. There are surveillance cameras in areas marked PRIVATE inside the cottage. If you need to get into a private area (the basement for the electrical panel) or the maid's closet, please contact us.
CELL PHONES - Use Wifi calling as much as possible. Your carrier may offer Wifi calling (Verizon offers it for free), but it may use your data. Skype and WhatsApp are two other great ways to Wifi call or text for free.
You'll need to make sure Wi-Fi calling is switched on. On an iPhone, open the Settings app, select Mobile Data, and tap Wi-Fi Calling. Make sure the switch beside âWi-Fi Calling on The iPhoneâ is turned on (slid to the right, and with a green background).
On an Android phone, tap the phone icon to open the calls app, then tap the three dots at the top of the screen, followed by Settings. Tap Calls, followed by âWi-Fi callingâ, and make sure the switch is on (slid to the right, with a blue background).

Cell phone charging stations will change with industry upgrades.
CHILDRENâChildren must be pre-approved before staying. All people, including children and infants, must be listed on the contract individually and by name and age. This is for EMS purposes. If there are young children, the renter named on a given contract is responsible for ensuring their safety and behavior. Young children under the age of 12 are to be supervised at all times by a responsible adult. Extra person fees do apply to infants and children.
Do not let children under 15 cook. Our cottage is not familiar to them and neither will the cooking supplies be familiar to them.
Typical damage after children have stayed are: stones thrown on the lawns, pushed out screens, game pieces thrown around rooms, putting Melamine in the microwave, lawn games in lean-to not placed back in bins, balls in the yard, croquet mallets used as battering rams, wet mattresses that must be replaced, blue-red-orange-purple hair dye on linens, damaged porch screens from balls hitting them (leaves big round indentations & breakage), candy-cheerios-goldfish in and under beds & in couch chair cushions, spills & stained furniture upholstery,.....
Do not let young children "play" with the stones around the perimeter of the cottage. They are for drainage; they are not toys. The stones fly when the mowers come, and the stones also kill the grass.

We hope that you have read the entire listing site where you found us and looked at all the photos and the map carefully so that you understand everything offered.......... and what is not. CLEANING - All surfaces, knobs, handles, etc. are disinfected between every stay.

CLOTHESPINS - There is a jar of clothespins above the clothes washing machine. The clothesline can be hung between the kitchen window and the tree across the yard. It may be down so as not to obstruct the master bedroom view of the lake. There is also a line on the porch.
COFFEE MAKERS - We have 5. There is a Cuisinart, a Keurig, a French press, a CHEMEX, and a coffee grinder. Filters can be found in the hutch (bottom left door) in the pantry. There is a tea kettle for the stovetop. Tea can be found in a basket in the kitchen.

COMMON SENSE - We cannot list all the things that you will need to do to stay safe, happy, and healthy. Please be careful at all times and use caution and prevention where you need to stay safe. Examples, but not limited to these examples: don't swim if there is thunder and lightning, wear sunscreen, wear bug repellent, wear life jackets while in boats, don't run with scissors, know the proper use of knives, understand fire safety, etc., etc. You may use the premises at your own risk. Call us if you have ANY questions!
COMPOST - Vermont requires composting for non-dairy/non-meat items. No food is to go into the garbage. There is a compost bin in the kitchen. There is an aluminum pail on the porch and/or back deck for overflow. We will take care of the compost at the end of your stay. If in doubt, place food in the freezer. Bags can be found in the bottom drawer, left of the stove in the kitchen.
This is a good guide put out by our Chittenden County. The recycling laws apply to all counties in Vermont.

Be careful not to put compost in the garbage bins. Raccoons and bears love this and will come, bring friends, party, and make a mess; they are very clever!

Tops of garbage pails must be secured tightly with criss-crossed bungee cords provided.
COOKING
-The kitchen is pretty well stocked with all the gadgets you might need to make almost everything you want. Just to list a few items we have: coffee makers, toasters, microwaves, an electric grill, baking muffin/bread/cake and cookie sheets and pans, cooling racks, mixer, food processor, Margarita machine, blender, pizza stones, a full set of pots and pans, fondue pot, and air fryer. "Steaks to cakes" can be made here.
-The stove is gas. We have a gas stove at home as well, and we have to gauge the difference. Be sure to watch your food cooking until you get the feel for how this stove heats.
-We donât supply any food items per se, although there is a cupboard in the pantry that may have items. We spend a lot of time at the cottage and therefore have a lot of spices and herbs because we love to cook. The cupboard typically has oil, salt & pepper, herbs & spices. It's developed into a "Pay It Forward" systemâŚ.use what you need and replace it with the same or greater value, and it doesn't have to be the same thing.

COOLING THE COTTAGE - Utilize the weather to help control the temperature inside. Do this by opening up the windows at night to let the cool air in. In the morning, shut windows and doors to the back of the cottage. This will keep the temp down. Only use the AC when necessary. Lakeside homes can be damp, and this leads to a musty smell. Please keep the air moving by using the fans provided.
DAMAGE & LOSS - If something gets lost, broken, or damaged, please tell us immediately. We trust our guests to handle the property with care. In case of damage, we require our guests to inform us right away and tell us how it was damaged. We need to be notified asap so that we can replace broken items/fix the damage promptly for you and before the next guest arrives. Sometimes we simply can't fix something fast enough due to supply and availability. We appreciate your understanding.

¡ Smoking odor, cigarette butts (this is a non-smoking property)
¡ Stained upholstery, rug stains, dishtowels used on the grill, and bleach spots on towels. We supply hot tub towels to be used with the hot tub.

¡ Cutting directly on our butcher block counter
¡ Damage to our soapstone counter
¡ Professional cleaning is required due to smoking, vomiting, soiling

Robes & towels for the hot tub. Unfortunately, we have had quite a few instances of wearing the robes/towels to the fire pit where they have been burnt (burn holes) and sooty.

We do not charge for broken plates, bowls, or glasses; they fall and breakâŚâŚitâs part of life. If you want to donate towards their demise, it is generally $5/glass. That would be a goodwill gesture and would be appreciated. The guest must pay for larger items, such as the ceramic insert for the crock pot or decorative platters, if damaged.
So, if you do damage one of our baking dishes or a bowl, please, it would be appreciated if you paid for it. You break it, you pay for it.

DECORATING - See Our Style below.
DIAPERSâPlace in the trash for pick-up on Monday before 8:30 AM. If you put diapers in the trash before Monday, they may attract wildlife because of the organic matter they smell. Keep diapers secured inside and only take them out on Monday morning before pick-up. Please do not place loose diapers on top of the bag; put them IN the bag. Thank you.
DISHWASHER - We have one. The soap is under the sink.
DOGS - Please have your dog(s) bathed and groomed prior to your stay. Owners are responsible for keeping dogs off the furniture and picking up droppings on the property. We do have covers to put on furniture just in case. Covers are located in the master bedroom in an Adirondack basket. We have a doggie photo album that is a lot of fun. Bring pictures of pups to add to the album. We have some fun art supplies to make a great page. Art supplies are in the desk in the living room.

DOG FEE - Why do we charge a fee? It's an option to bring the pooch. Not everyone wants to bring their dog on vacation and it is not fair to charge everyone, so it remains an optional add-on. We do extra cleaning after a dog has stayed. Our local kennel in Vermont charges $45 per night per dog, so we base our fee on that. Just 50% of what kennels normally charge. We don't want any dog left behind, so we have made it affordable to bring your pooch with you. The dog fee is $25 per night/per dog if booked on the site. OR a discount of $20/night/dog if you leave cash. Leave cash for the dog fee in the holder in the kitchen. Please advise if you are bringing a dog and arrange payment before your stay.
AIRBNB & VRBO have different ways to calculate the dog fee. They will add the dog fee to the total, add the tax, and that then drives up their commission/booking fees. So you are not only paying a booking fee on the rental, but a booking fee on the dog fee as well! We believe this is wrong! Therefore, we request that you discuss your needs for bringing your four-legged family, and we will advise. If you've chosen to pay via Airbnb or VRBO, it may not calculate correctly. So, please leave cash for any dog stay to make up for the difference. Please inquire if you are bringing a dog and discuss it with us. Thank you.
DRINKING WATER - The water is from a deep artesian well and is perfectly good to drink. The water in the fridge has filtered water inside on the left.
DYSON â Hot & Cool units - An amenity to ensure individual climate control for bedrooms. They can be controlled manually by holding your finger on the button. The temp will go up, and then once it reaches its peak, it will go back down. Continue to hold your finger on the button until it sets to the desired temp. The control for the Dysons is on the Guest Board in the hall. It will operate all of them. This is because we understand that individuals in your family or party may have different temperature needs. It's best to set the main furnace on a temp everyone can be comfortable with, within 5-10 degrees, and then use individual units to control the rooms.
ELECTRICITY - We would really appreciate it if the lights in rooms unoccupied were turned off. Turn off outside lights when no longer needed. We have solar panels, and while this provides a backup battery, it does not actually reduce our costs. In fact, our costs have risen! We think this is because guests feel the electricity is being generated right there from the solar panels. This is not true.
ELECTRIC BOX - We have two systems.
The main electrical box is located in the basement. Go down the stairs and turn left. The box is on the wall in front of the oil tank. This shouldnât be a problem, but just in case.
The basement is under surveillance. LET US KNOW you will be entering the basement.
ELECTRICAL OUTAGE- & EMERGENCIES
Let us guide you in an electrical outage.
Green Mountain Power # is 1-888-835-4672.
This is a thing for Vermonters a few times a year. Power outages usually last less than 2 hours. Our family is always a little bit bummed when the power comes back on because it allows us to huddle, cuddle, and tell stories.
We are in a heavily wooded area. While power outages are rare, they do happen. Usually, a tree will have fallen on the power lines and knocked out power. This has nothing to do with the property as it is not a direct consequence of the property itself. The power company, Green Mountain Power, will work judiciously around the clock until the power can be restored.
WATER- During a power outage, it will be important not to use the water from faucets or the toilets because we have an electric water pump. We have stored drinking water, some food staples, and battery-powered lanterns in the pantry & laundry areas. Do not use or let children play with or use the lanterns at any time. These items must be kept in working order in case of an emergency.
FLUSHING WATER- There is chlorinated water in jugs labeled for flushing toilets. They are located on the cellar steps. Simply pour the prepared water into the toilet and it will flush from gravity. Remember, the water pump is electric and will not work, so donât use it.
EMERGENCY LIGHTING - Emergency items such as flashlights and small lanterns are located in the hall on top of the cubbies, across from W/D. These items need to be kept in working order so they should not be used at any other time.
We encourage you to start a fire if it is cold and sit tight. The power will come back on.
LONGER THAN USUAL POWER OUTAGE- If the power is out more than 6 hours and this should prove a hardship for you, you have the option to leave under the âAct of Godâ and disabled property clause in your contract. You will need to move yourself out completely and not return. You will have to find alternate housing at your own expense and we will refund an hourly prorated rate to you for hours used and unused based on an arrival time of 4 PM on one day with departure at 11 AM the next morning. So full days are from 4 PM â 11 AM. The refund will be mailed 30 days after your departure. We will verify with the electric company how many hours the power was out in the area.

QUICKIE SURVIVAL CHECKLIST FOR POWER OUTAGE
Monitor all children at all times-do not let them have candles!
Build a fire in the fireplace if cold
Use battery-powered lanterns- on the top shelf in the laundry area above the cubbies.
Do not run water from taps, showers, or flush toilets-use emergency water as labeled. Stored on cellar steps.
Use emergency supplies only as necessary
The gas stove top can be lit with a match-light match, hold close to the burner, and then turn on the burner. Remember, it is gas!
Sit tight, the power will come back on
Enjoy the adventure
We do have a back-up battery that will keep the lights, wifi, and furnace on in the living room, kitchen, and main bedroom. It cannot power the electric water pump. It is very important that you do not run water or flush toilets during the outage. There are jugs of chlorinated water on the cellar steps to flush the toilets if they absolutely must be flushed. It takes about 4 jugs to get the water to flush down.
EATING OUT - Call ahead to be sure they are open.

Call 911. Please CALL us if anything is urgent.
ENTERTAINING AT THE COTTAGE - We do most of our entertaining at the cottage and have it set up so that we (and you! :-) can do an array of things. Using the fully stocked pantry of dishes, platters, bowls, and textiles, you can put on a nice spread!

NOW LIMITED TO 8 GUESTS. Discuss with the owner if you have questions.
FEES - We charge for pets, extra people, and early check-in and late check-out. Dogs are $25 per dog, per night. Limit 3 dogs per stay. Extra people (of all ages) are $125 per extra bedroom per night. Early check-in and late check-out is $25 per hour for any part of an hour. All agreements, when made, are firm. If you request to check in early but do not make it on time, there are no refunds. This is because our cleaners rearrange their schedules to accommodate requests, often rearranging childcare and coordination with others. They are paid the fee as an incentive for doing this.
FIREWOOD FOR FIRE PIT - Wood for fire pit fires is stacked under the covered port in the back row. Please only take firewood from the center and not from the end wood cairns HOLDING UP THE PILE! If spring, summer, and fall, there is also plenty of wood in the woods around the outside fire pit to use for campfires. It is perfectly fine to gather wood in the woods around the house to use in your fires and you can find great kindling - a must for a successful fire!

Maybe Bernie will show up as he did at my friend's house. We supply your firewood as an amenity. Please be respectful. Thank you!
FIREPLACE - Inside. Our insurance company was not crazy about offering a fireplace. To ensure safety, we agreed to line it with a ceramic fireplace stove. This has actually turned out to be better as it provides more heat vs sucking the heat out of the room and up the chimney. The fireplace is fully disclosed in the pictures on the site.
The fireplace is all set to go. We have set it up so that all you have to do is light the first match. There is no flue. We have provided kindling, paper, logs, and fire-starters for your future fires. Please leave logs in the fireplace; we will take care of it all after you leave.


FIREWOOD FOR INDOOR FIREPLACE- The wood is stacked outside the master bedroom by the hot tub. Smaller wood is in the front for the inside fireplace and larger wood is stacked in the back for the outside fire pit. To build a fire.....we will initially prepare the fireplace inside, but you will need to be diligent in keeping it going. We will provide you with paper, fat-wood or fire-starters, dried kindling, and logs. We've been putting these on the porch for your easy access.
To keep or build a successful fire in the fireplace, keep it simple and slowly build. Slowly add paper, fat-wood, and kindling. As these get going, you may have to add more kindling, but use just enough because you don't want to use it all up. Add your logs when it is time. Once you see coals, you are on your way to a nice fire. Adding logs- start to add smaller logs first. Please leave the ashes and unburned logs in the fireplace and we will dispose of them. Do not pull a hot log out and leave it on the hearth or anywhere in the building!
FIRE - In the case of- there are two ways out of every room in the house. Please have a family meeting about your escape plan should anything occur. We hope it doesnât and the statistics are that it will not, but better to plan. There is a foldable ladder under the bed in the upstairs companion king bedroom.
FIRE EXTINGUISHERS - There are fire extinguishers throughout the living areas in the house. They are located in the following locations: by the grill outside, hallway, either right or left of the stoves, and beside the fireplace. Every room except the kitchen has a smoke detector. Please familiarize yourselves with the location of fire extinguishers.

FOOD
-Extra food- Please feel free to leave any unopened food that you do not want to take home in the fridge or freezer. Weâll donate unopened items to Turning Point Recovery Center Transition House.
-Please do not put extra food in the garbage. In compliance with ACT 148, please compost non-dairy/non-meat items and freeze anything else in shopping bags provided in the pantry; leave it in the freezer and we will take care of the extra food in the freezer. Not only is this law, but a safety issue as well. Rodents, cute raccoons, chipmunks, squirrels, and even bears have a knack for finding food and will come to dine. Inside, it is important to keep all surfaces crumb-free to avoid attracting mice and bugs. If you leave food or even crumbs on the porch there is a high chance you will attract raccoons, mice, squirrels, chipmunks, and maybe even a bear. Itâs best to put everything away and clean up any food debris.
GAMES- Located in the middle bedroom closet. Please put games and puzzles back neatly. Be sure to not put any near the lightbulb!

GARBAGE - Recycling section.
GARBAGE DISPOSER - Please do not put extra food down the disposer, please compost it. Debris off of dishes is fine, of course. Regular use of garbage disposal is not good for the septic system.
GARBAGE DISPOSAL - As part of your contract you are required to compost food items. We make this easy and educational. Do not put food down the garbage disposer. It will stop working and clog the drains. Debris that comes off dishes is perfectly fineâŚ..of course. There is a reset button on the bottom of the disposal.
GRILLS - Summers only - There is a gas grill and a charcoal grill ONLY in summer for your use outside. If you like charcoal, you may need to purchase it. There may be some in the aluminum pail, but not guaranteed. It is up to you to clean the grill after you use it each time as part of your contract. Do this by keeping the heat on to "charcoal", then shut it off and scrape it clean for the next use. Once cool, itâs a good idea to take a paper towel and soak it with oil, then rub it on the grate so that it doesnât rust and removes any wire brush fibers that may have come loose while scraping. Be sure to repeat this before cooking your next meal. We do not use chemicals on our grills. The method above is the most popular and if you donât agree, then use the charcoal grill and not the gas grill.
There is a grilling basket in the kitchen with grilling supplies: mits, towels, and long matches. If the igniter on the grill doesn't work, use a match. Clean the grill after each use.

HAIRDRYERSâEach bathroom has a hairdryer. Some will be in a burlap bagâŚhow Vermont, huh?!
Hampers- Hampers are used to put towels in before they go to the laundry. Here are our hampers, which are located in bedroom closets.




HEATâThere are a few heat sources. It's all-weather/temp/season dependent. If you follow these suggestions, you can climate-control each room. We have a fireplace, an oil furnace for central heat, a propane wall heater in the living room, new electric heat pumps upstairs, and a wood furnaceâa wood furnace for emergency use only.
1) There is a hallway leading to the back of the house. To the left, across from the washer & dryer, you will see a thermostat. Use the Honeywell thermostat to heat the larger part of the house. Decide what a good average temperature is for all. Simply tap the face, and the + and - indicators will be illuminated. Use only the + and - indicators to increase or decrease the heat. Turn the heat down if you are going to be away for the better part of a day to help conserve energy.

These are black vents called "cold air return," and they feed cold air back to the furnace to keep it warm. Do not cover them with the rug.

2) In the downstairs living room, there is a propane wall heater. You can heat just the living room and kitchen by closing the doors to the bedrooms and back of the cottage. It heats up very fast if you set it to 68-70. Adjust according to your comfort level.
3) The cottage is designed to have more heat in the living areas and a cooler in the bedrooms for cozy sleeping under blankets and down comforters. However, if some of your party needs more heat in the bedrooms, they can utilize the Dyson heaters in each bedroom. We suggest you set the main furnace heat to a comfortable/agreed-upon temp and then let each bedroom determine what they want. Keeping doors open or closed between rooms will also affect your heat. The bedrooms bordering the outside wall will run cooler, and the inside bedrooms will run warmer. If it is cold in the winter, the best policy is to keep doors open, and that will facilitate air/heat flow.
4) Upstairs, we have two new Fijutso heaters, which are controlled by controllers attached to the window sills by each unit. We arenât crazy about the aesthetics of these, but the energy efficiency won out.
HISTORY OF THE COTTAGE - Aleciaâs grandparents built the cottage in 1934. It started out as just a tiny place with just the kitchen, half the living room now, half the porch now, and the original bedroom above the porch. There used to be a pull-down staircase in the kitchen to access the bedroom upstairs. The grandfather, âPoppyâ, kept adding to the cottage (he was not a design architect) and it became quirky .....and fun. The quirks still remain and are part of the charm. No cookie cutter designs here. Because it is a lakeside cottage, the taxes are high. Keeping up a 3500-square-foot lakefront property on 2.5 acres of land is costly. So, we decided to turn some weeks into a vacation rental so that we could keep it in the family. We would like guests to feel like they are visiting a friendâs vacation lake cottage and not feel it is a âbusinessâ or a rental mill. We are truly grateful to those who choose to spend their family vacations at the cottage. Every cent goes back into paying the bills and making upgrades and improvements. The cottage is as we like it. Itâs a labor of love and continues to be a work in progress. Therefore, we guarantee the quirks and charm will remain included.

HOT TUB MUSTS!!!
-Wash suits in plain water --Shower before entering - scrub off all lotions and deodorant -Limit 4 people at a time - Do not exceed 700 lbs! -NEVER let the water go below the jets. Call us immediately if this happens. -Add a jug of prepped water (in MBR)to the tub after each use to keep the water level up. -Add 1 TBLS of chlorine after each use. Premeasured vials are on the spa table in the main bedroom.
Wash your bathing suits in plain water before you come to visit. Soap in bathing suits will offset the hot tub's chemical balance, which is necessary to protect both you and the tub.
You MUST shower before you get in to remove lotions, soap, makeup, etc. Again, this is about chemistry and balance.
We don't want this to happen!

Bring flip-flops or easy slip-on and slip-off shoes, as these will make it easy for you to walk to and from the hot tub.
Tie up long hair.

HOT TUBâChlorineâVials of 1 TBLS chlorine powdershould be poured into the hot tub after each use. This will keep the chlorine levels up and any bacteria down.
HOT TUBâWater JugsâEach night, gallon jugs of chlorinated water should be poured into the hot tub. This will counteract the evaporation and keep the water levels up. NEVER let the water get below the jets. Stop all use if this happens and call the owners right away. The hot tub could get damaged, and the guest will be held accountable for any repairs or replacement of the hot tub!

IRONING - There are three ironing boards and three irons. 1) located in the master bedroom, 2) in the middle downstairs bedroom closet, and 3) upstairs in the queen bedroom closet. Some sections of the home are not available due to what option you rented.
KEYS - Also see LOCK BOX - Keys you will need during your stay are hanging in the downstairs living room on a hook between the hallway and the middle bedroom. Upstairs, keys are hanging to the right of the back door. Please be sure keys are left hanging up there upon your departure. We do have a $35 "Time & Trouble" fee to replace keys. Important suggestion: replace lock box keys back in the box as soon as you don't need them anymore, and use the cottage keys so you don't accidentally get locked out!
KITCHEN COUNTERSâOne is soapstone, and the other is butcher block. Please use cutting boards to cut food, not directly on the counters. Please do not place hot pans directly on the counters. Ceramic hot plates are provided for hot pans.
KITCHEN GADGETS - This is what we have set up and should be available, if something breaks and we arenât told, it may not be available, but do call us and let us know, chances are we can get whatever it is to you within a day. Blender, Cuisinart Food Processor (currently missing!), air fryer, toaster, Kitchenaid Mixer, slow cooker, Margarita drink machine, fondue pot, hand can openers, waffle iron, electric grill, plenty of cooking pots, pans, sheet pans, utensils. ETC. Baking items and hand mixers are in a drawer in the pantry's hutch, along with rolling pins,

LAKE - About the lake...

Located in a valley area with a series of lakes and ponds, Amherst is the third body of water in a string of five: Woodard Reservoir, Black Pond, Amherst Lake, Echo Lake, Lake Rescue, and Lake Pauline along scenic Vermont Route 100. Echo Lake, below Amherst, is a wonderful state park with a concession truck, rental boats, a playground, and a swimming beach. History will tell you that the lake is known by locals and âold timersâ as Lake Amherst, but somewhere at the state level it was renamed âAmherst Lakeâ and so it stands. General Jeffrey Amherst and his men marched from Fort No. Four to Fort Ticonderoga during the "War of the Revolution" and on their way they camped on the north side of the lake. Several of these men returned after the war to clear the land and build their homes in this beautiful valley. Lieutenant Nathaniel Bowman Brown, one of these soldiers, built his log cabin on the Lake Amherst campsite and helped to establish the town of Saltash in 1787, which was changed to Plymouth in 1798. Sometime in the later part of the 1800s, a wooden dam was constructed at the south end of Amherst Lake. The dam was replaced in 1950 by Central Vermont Public Service. The area surface is 80 acres, but the lake reaches a depth of 90 feet close to the middle and has an average depth of 60 feet. Our end of the lake has always been the shallow end and boats have always provided access to the floating dock where deep water swimming fun and sunbathing can happen. Paddle out, basque in the sun, dive, and jump. The water is clean and clear. Where the floating dock is, it is 15 feet deep. There is also a big rock that jets out at the south end of the lake. It has provided 100s of years of jumping fun.
Today Amherst Lake offers recreation for many with fishing, swimming, sailing, rowing, paddle boats, canoeing, and kayaking against a backdrop of beautiful hills. The lake has a north-south orientation and is surrounded by lake homes and cottages. The State of Vermont Fish and Wildlife stocks the lake with trout and also maintains a boat launch site and fishing access for non-residents. The lake supports both cold-water and warm-water fish. Brook trout, lake trout, perch, pickerel, pan fish, bullpout, smallmouth bass, and largemouth bass are caught here.
The flood of Irene in 2011 had an impact on the lake by creating a delta and wetlands at the head of the lake where the Black River feeds the lake. This has created a unique and wonderful sanctuary for wildlife. Wildlife watchers can watch geese, ducks, loons, turtles, osprey, eagles, bullfrogs, beaver, and bobcats.
Amherst Lake is a truly unique resource. However, due to the age of its dam, itâs also one that could disappear as we have known it to be for over 140 years. The dam is currently undergoing a feasibility study by the State of Vermont to determine what happens to the dam next. The impact of the state and its study leaves many questions regarding the lake's evolution/adaption and its future.
HOW TO ENJOY THIS LAKE: Lake Amherst- We are at the north end of the lake and the water is shallow. This is the sanctuary part of the lake and provides lakeside seats to watch wonderful fish and wildlife. You may sit on our private beach, the dock, or hang out in the hammock provided; there is a sign on the beach pointing to the hammock. You will experience a variety of amphibians, reptiles, and waterfowl to watch. They will put on a great show! We have a floating dock for swimming and the ability to simply hang out in the lake. We have provided boats to get to the floating dock and explore this lake.

LIGHTS- PORCH - The MAIN POWER switch to the porch lights is to the left of the living room French doors. When that is turned on, it will supply electricity to the outside flood lights over the stone patio and the west side of the cottage with the cedar tree, It also supplies electricity to the light bulb up over the couch and the twinkle lights. The bulb and twinkle lights are controlled by pull strings. The outside floodlights are controlled by a switch high up the wall left of the French doors as you face them while on the porch. We know this may not make sense, but you will see it once you are there.

LINENS - Extra sheets can be found either in a dresser in that room or in a closet. We have left 1 set of extra sheets should you need them. Upon leaving, we ask that the beds be left as they are. Donât strip the beds; itâs just easier for the cleaning crew to do it versus sorting out comforters from sheets, blankets, and mattress pads. Place towels in the hampers provided. If you need to use extra items from closets (blankets & pillows) we ask that you leave them on the bed so they can be laundered vs placing them back in the closet.
LOCK BOX - ACCESS POINT ~ The lock box is attached to the front porch French door ON the porch. You will be sent the code to the box shortly before your stay. Inside is a key to the FRENCH door. Push the buttons firmly with the code and then pull down on the TOP black button, the face plate will come off revealing the keys inside. The BOTTOM black button is to re-set the buttons should there be a problem clicking the buttons. If unfamiliar with lock boxes, please let us know!



MAINTENANCEâUndoubtedly, things will need repair. Let us know if you spot a problem. Larger maintenance items like washing upper and outer windows (we can't do this in the middle of winter), painting, etc., must wait until spring and fall. We typically don't rent in April and November so we can attend to these things.
MEDICAL - Ludlow Family Medicine- 802-228-8867. It is not long-distance, so just dial 228-8867.
MICE - Sometimes in the fall a mouse....or 2...or 3..ok...as many as want to, will try to move in and may even be successful. We do our best to keep them out. However, if they decide to join you (usually in the fall) please let us know and we will take care of it. Mice are harmless. Please please please keep counters, tables, and the stove wiped down to prevent mice and bugs from moving in. Thank you!
MUSIC - Bring your own music and player to be sure you can enjoy your music, your way. We do have a small blue tooth Bose speaker.
OARS - Bank side of the woodshed. Please return the oars to their original location.

OCCUPANCY LIMITS - The limit when you rent the entire place is 8 human beings.
OUR STYLE - Every once in a while we get guests who really didn't understand what they were renting. We are a quintessential 1930's lakeside cottage. A recent HGTV article was 40 Things That Make Your House Look Dated. There were before & after pictures of trendy kitchens, baths, and bedrooms that were all "gorgeous" in their day. Easily 30k worth of suggested updates! No. We can't keep up. That is why we decided to really "date" our cottage by choosing items reminiscent of times gone by with a focus on the the1930s, the '40s, and '50s.... when the cottage was in its heyday and in full swing of entertainment and gatherings. We basically stopped the clock and upgraded the behind-the-scenes things like wiring, plumbing, and insulation. We kept the well-loved furniture that found a new life and purpose at the cottage. Well-loved items we remember growing up with remain....the oil lamp, old photos, bird books, binoculars, bedspreads, matlasse coverlets, the glider, wicker chairs, rockers, Adirondack chairs, duck coys, ....after seeing some of the bathroom fixtures (sink, toilet, tub) in a restoration store for a lot of money, we chose to keep two bathrooms as original as possible. The bathrooms are small because nobody lingered in a bathroom when the lake and the great outdoors were waiting to be enjoyed. To be continued
PARKING - Please park anywhere that is convenient for you. There are several "parking areas", but not on the lawns. There is parking around the back of the cottage, but be sure not to block the recycling area or they won't be able to get to it.
PETS - Also see DOGS and DOG FEES -We are a pet-friendly property and have had people come with their dogs. We ask that your dog be bathed and groomed before your stay. Please be sure to clean up after them. We have provided covers for furniture if your pet insists on being on the furniture. They are sheets no longer in use with paw prints drawn on them. You will find them in the Adirondack basket in the master bedroom. The home is basically cleaned twice after a pet has stayed and every inch is vacuumed. The bedding is washed twice.
We also have an album for dogs. Please bring a picture of your dog and put it in the album. Itâs fun to look at past guests! Supplies in the desk drawer.

POT & PANS - We've chosen Cuisinart stainless steel pans for their longevity and performance. They aren't the cheapest or the most expensive, but they have proven themselves. Please treat them well by thoroughly washing them and their lids and putting them away where you found them. Thank you!

As a person who loves to cook, I will tell you about my pans: Respect them. If you put my pans away dirty, I will think you are disrespectful. I'm being honest. I expect only the best from you.
PRICING - We price the cottage based on what the local hostel is charging and what the local hotels are charging for our area. We also look at competing properties and the amenities they provide. Rates are based on beds. It will be a little bit more than the hostel (but you don't have to bunk in with 5 other people) and a lot less than a hotel room. Therefore, if you think about it, the rest of the home is not charged for. We provide many amenities: coffee, tea, fireplace inside, firewood, fire pits outside weather/snow permitting, boat/docks in summer, private beach, grills/propane, hot tub, fully stocked kitchen cookware/appliances, washer/dryer, fine bedding with down comforters & pillows/100% cotton or other natural fiber sheets, cell phone charging stations, 15 X 20 screened-in porch overlooking the lake, volleyball court, first aid supplies, toiletries, feminine products .... much more than you typically get at a hotel. Please be sure that our prices fit your budget!
RECYCLING RECYCLING RECYCLING
Before renting to guests, we want to ensure that they are aware of and will abide by recycling laws. This is described on all our platforms, and we expect that the site has been thoroughly read and acknowledged. No, we are not "recycling Nazis"....we are law-abiding citizens.
Pick-up is on Mondays around 8-9 a.m. Leave trash & recycling in the recycling area. The truck will come to the area and pick it up.

RECYCLING AREA & CONTAINERS IN DETAILâThe trash company picks up trash and recycling outside by the lean-to shed. It may help to go and look at the setup to understand it better. At the end of your stay, you will need to take the trash from the kitchen to the recycling area by the lean-to shed. A small compost bin is in the kitchen, and a compost backup bin is on the back deck. Put meat and dairy in the freezer.

SUMMER ~ Behind the lean-to shed. 3 larger square BLACK trash containers secured in a crib-like electric fenced-in area; 2 red bins for rinsed plastic, glass, and tin; 1 blue bin for clean cardboard 2 smaller black round bins for redeemable (5 - 10 cents) cans and bottles. Pizza boxes- Place on washer and dryer. We will take care of them.
WINTER ~ The set-up is IN the lean-to shed.
Trash & Recycling pick-up is on Monday around 9 a.m. âŚâŚ..usually. Leave the trash and recycling in the recycling area and the truck will come to the area and pick it up. If staying for longer than a week, the maintenance person will take any frozen meat leftovers off your hands and will dispose of them properly. Please let us know if you need us to take compost and frozen meat.

SHOPPING FOR FOOD
SIGNS ~ We hear that guests don't like too many "signs" in a home. Our kids don't like signs in their 2nd home. We don't like signs when we rent a home...but but but, when a situation causes confusion, damage, or violations of rules/laws/ordinances too many times despite us asking/informing the guests in emails and other general info sent....we end up with signs. This is to prevent confusion, damage, or violations of laws/rules/ordinances.
SMOKING ~ NO ~ This is a non-smoking property. Now, we know larger groups will have a smoker or two, HOWEVER, they cannot smoke in the house and when smoking outside, they must not leave butts anywhere. ALSO, this cauldron is NOT NOT NOT an ashtray!

SNOW REMOVAL- We have a plow company that clears the driveway and a separate team that shovels the walkways. For your convenience, weâve also left shovels and ice melt at the cottage in case youâd prefer to tend to the walkways on your own schedule.
Please know that after a snowfall, these crews are working long, full days caring for many homes, and timing can vary. There may be a bit of a wait depending on the storm and its route. We deeply appreciate your patience and understanding â winter in Vermont is beautiful, but it asks a little grace from all of us.

Snow has been falling on this little camp since 1934 and it still doesnât rush for anyone.
When the lake turns quiet and the drifts pile high, our plowman clears the drive and our hardworking shovel crew makes their steady rounds from camp to camp. After a true Vermont snowfall, they work long, cold hours tending many homes. Sometimes that means a bit of waiting while they make their way here.
If youâre eager to venture out before they arrive, youâll find shovels and ice melt tucked nearby, just as generations before you have done.
Winter at camp has always asked for patience, warm hands, and a generous spirit. Weâre grateful for yours. And weâre grateful for the folks who help keep this old place safe and open through every storm.
This cottage has stood through many winters.
It knows how to wait.

SUMMER SPECIFIC AMENITIES
BADMINTON - Summer only. Rackets & birdies are in the woodshed.
BEACH - Summer only. We did have a lovely rock wall on our beach. Unfortunately, kids seem to love to move rocks in the water. We just had someone come and rebuild the wall this summer. We ask that you not let children move the rocks. Instead, we suggest they search for cool flat rocks and build cairns on the beach.
BEACH TOWELS - Beach towels will be in a basket in the summer.

BOATS - Summer only- Memorial Day until Labor Day If you rent boats, we will have separate instructions about those. Keep cottage boats locked to the beach or dock (chain around tree or dock) when not in use. Life jackets are located in the woodshed. The key to the cottage boat is hanging in the downstairs living room between the pantry hallway and the middle bedroom. The oars are on the far side of the woodshed hanging up. Children under 12 MUST wear life jackets and adults have to have them with them. There are hefty fines for disobeying this law. We had a guest who got a $150 fine from the game warden.

Please be sure to lock the boats up after use and store boats right side up if no rain or on their sides and not upside down as it tears the seats. Please bring rental kayaks back up to the cottage overnight. Unfortunately, the boat thief is out there and worked in the area last summer.
Be careful not to get sand in the lock, which should be kept off the ground at all times. If that happens, there is W-D40 in the lean-to. Bring oars and equipment back to the lean-to and hang them up on hooks around the side of the woodshed. Please hang up life jackets in their proper places.
BOAT RENTALS - Available upon request. We want to make it super easy for you, so we will arrange to have the rentals at the cottage prior to your arrival. All boat rentals are final upon decision with a signed document and full payment prior to your arrival; preferably one week prior to arrival. Boat rentals are not refundable due to weather. There are no discounts because the boats are already priced below all other competition.
BOAT CARE-Weâve been asked that if you rent boats they must be locked up when not in use. Please be sure to store boats on their sides if raining and not upside down as it tears the seats. Be careful to not get sand in the lock. The lock should be kept off the ground at all times. If that happens, there is W-D40 in the woodshed and on the mantel of the fireplace inside. A few good sprays into the lock should fix it.
Please hang up life jackets in their proper places on hooks at the lean-to and not on the ground. LAST-MINUTE rental requests can be honored based on schedules. The First Stop Ski Shop up on Route 100 near Killington also offers boat rentals.
BOCCI BALL - Summer only. Is located in the lean-to. Oops, sorry. Kids left the balls on the lawn and the mowers didnât see them and destroyed them! No Bocci ball this summer.
CHAIRSâLAWN & BEACHâSummer only. Beach chairs and extra lawn chairs are located in the woodshed. If you are not going to be down on the lakeside beach for an extended period of time, please bring all equipment back up to the house. Everything should be brought back to the house at the end of the day. Items may disappear overnight if left on the beach.
COOLING IN SUMMER - Naturally - Summer nights tend to be cooler. Leave windows up and open. The cool night air will cool down the cottage. In the morning, close the doors to the bedrooms, close the doors to the back of the cottage from the living room and kitchen, close the curtains in the bedrooms, keep the fans on and they will stay cool all day. Even when it is 85 outside, the cottage can remain at 65.
CROQUET- Summer only - There is a modern croquet set in the woodshed. Please do not use the antique set which is in the cottage. Itâs now as a piece of art.
DOCKS - Summer only - There is a floating dock out in the lake. Take the boats out to swim in deeper water. There are also many cozy places along the lake shoreline to hang out under the trees. The lake is shallow until you get about 400 feet away from shore, then it drops off. The shallowness is the good news and the bad news. Despite a private sign and no trespassing sign on the float, other boaters and swimmers tend to help themselves to the use of these. Weâve maintained a âneighborlyâ attitude, but if you want to use the dock and raft, do politely ask them to leave.

The dock away from the shore is a really nice 9 x 9 floating dock.
Our beach dock is 12 X 12 and is anchored off the shore. Itâs simply wonderful to sit on it with morning coffee or afternoon tea or cocktails. The water where it sits is very shallow so do not attempt to dive from this dock. Use the dock that is anchored out in the lake.

FIREWOOD - Summer - There is wood for outside fires piled by the hot tub and in the woods. Use the grayer wood first as it is driest and will give you a better fire. There is plenty of wood in the woods around the outside fire pit to use for kindling to start campfires. It is perfectly fine to gather wood in the woods around the house to use.
FISHING - You can fish in the lake. You will need fishing licenses. We do not supply fishing gear. That is not to say that you wonât find poles (maybe) hanging around in the woodshed. They tend to come and go. Feel free to use them if you find them. Try not to leave them tangled. Chloe's Market is 5 minutes up the road. They supply fishing gear and bait.
GRILLS - Summers only - There is a gas grill and a charcoal grill ONLY in summer for your use outside. If you like charcoal, you may need to purchase it. There may be some in the aluminum pail, but not guaranteed. It is up to you to clean the grill after you use it each time as part of your contract. Do this by keeping the heat on to "charcoal" or anything on the grill plates, then shut it off and scrape it clean for the next use. Once cool, itâs a good idea to take a paper towel and soak it with oil, then rub it on the grate so that it doesnât rust and removes any wire brush fibers that make have come loose while scraping. Be sure to repeat this before cooking your next meal. We do not use chemicals on our grills. The method above is the most popular and if you donât agree, then use the charcoal grill and not the gas grill.
HAMMOCK - Summer only - There is a hammock set up on the front lawn. It should be on the front lawn.
HEATING & COOLING .....SUMMER NATURAL COOLING - To keep things naturally cool in the summertime, open windows at night to let fresh cooler air in. In the morning, shut all doors to the back of the cottage, and the rooms will stay nice and cool. Utilize the environment to help you. If it's too warm inside and cooler outside, simply open the windows. The cottage is actually very energy efficient if you follow our directions.
LAWN CARE - CLEMENT IRRIGATION takes care of our lawn. They will be there during your stay to mow the lawn. Please keep children away for safety..
LAWN GAMES - Badminton, croquet, whiffle ball, basketball hoop, volleyball. All can be found in the lean-to.
LIFE JACKETS - Summer only - We have a variety of sizes and enough for each boat. We donât provide infant/toddler life jackets, so be sure to pack yours. All children under 12 must be wearing a life jacket in any boat. Adults do not need to wear them, but must have them in the boat. There are hefty fines for violations. We had a renter get a $150 fine one year.
OARS - Oars to the boats are on the far side of the lean-to facing the bank. Kayak paddles will be with the kayaks.
