Welcome to The River House!
This quaint home with stunning views will be the perfect place to unwind and make memories! Bellevue is a beautiful, quiet river town and the people are "Iowa Nice". * This 1111 sf home was built in 1971 by a carpenter, and it has some unique and adorable quirks! Please do not expect "perfect" and modern, as the house has more of a rustic character to it!

* Payments can be made with credit card, Apple Pay, Google Pay, Cash App, and Link.
* Split payment option available!

* The deck provides a glorious unobstructed view of the river. As you can see from the photos, the sunrises are amazing and you have a front row seat! The birds are singing and it is so relaxing.
* The sun room has windows all around and they provide terrific river views. It has a gas fireplace which is perfect for chilly nights!
* There is an office area, complete with a 23" monitor and wireless keyboard and mouse. Perfect for working remotely!
* There is a patio set on the deck with 6 chairs. There is also a patio table/8 patio chairs available to move to the riverbank.
(Since the land after my sidewalk is Corp of Engineer (USA) property, I am not able to have a permanent patio set or fire pit. There is a portable fire pit available. You will need to buy the wood and clean it after use.)

* The River House is dog friendly! (3 dogs Max. Sorry, no cats or other pets!)

* MAX OF 8 total guests. (Infants do not count in this total.)
* There are security cameras outside of both exterior doors. (They only see the area in front of the door. )

* As you can see in pictures, the lane has a small decline/incline. If it snows, my neighbor plows the drive. It can get a little slick. Drive slow and be careful. :) There is kitty litter and salt in the utility room.

*** Any reservations via Houfy will require a signed lease and a $500 security deposit via Credit Card (Secure Stripe payment system)
* There is an $80 cleaning fee for 1-2 night stays, and $100 for 3+ night stays.

Check In: 4PM - Flexible

Keypad door code is the last 4 digits of your phone number. It will be active at 4:00 pm. You will use the East door that faces the water. Both entrances have security cameras. (Tampering with cameras will result in eviction with no refund.) To unlock: Touch the Yale logo > enter code (Listen for the beeps at each number) > check mark. To lock: Outside - Push Yale symbol. Inside - Turn the lock. To prop the storm door open, push that little button on the bottom with your foot. To release the lock, push the door away from you towards the side of the house until you feel it release, and it will close normally. DO NOT FORCE IT CLOSED by pulling it towards you! You will break it.

* You must be over 21 years old to reserve my home. * The River Retreat is dog friendly! (Sorry, no cats or other pets!) Dogs must be well behaved, not allowed on furniture or beds, quiet, and are not allowed to be left in the home unattended unless kenneled. No more than 3 dogs allowed. There will be a $100 non-refundable dog fee per reservation, AND a $100 refundable deposit. You must let me know about the dogs when reserving the home. Dogs observed after check-in will result in cancelation with no refund. * It is imperative that you clean up after your pet, and that you do not let them off leash. If my neighbor complains, you risk eviction with no refund. * The number of people that you registered is how many who stay the night. * If you have guests come visit, please limit the total number of people to 8. Only the number of guests listed on the reservation are permitted to spend the night. * Please respect the neighbors and limit outdoor noise. As you can see in photos, one neighbor is right on the other side of the driveway. This is a home for relaxing on the river, not for parties or events. * No smoking or vaping inside the home. Evidence of smoking inside the home will result in an additional $250 cleaning fee. Please have windows closed if you smoke outside, and do not toss butts anywhere other than trash once cooled. Leaving waste outside on the ground will result in an additional $100 cleaning fee. Breaking the following rules will result in immediate cancelation and eviction from the property with NO refund: * It is against Airbnb policy to book for a 3rd party. You must be in the home, and cannot book for someone else. * Tampering of security cameras or WiFi. (There are outdoor cameras on both doors.) * Having a party or event. Having more than 3 dogs, an undisclosed dog, or having a cat or other pet.No smokingNo parties or eventsCheck-in is anytime after 4:00 PM

Notes

* After booking, you will have access to my Guest Manual which tells you what and where everything is, and Neighborhood Guidebook. Both are very informative! * This is not a party pad! It is for a little R & R along the river. Please keep outside noise level to a minimum out of respect to the neighbors. They are quiet people, and deserve the same respect. (The houses are close to each other.) * No smoking or vaping in the home. Please have windows closed if you are doing so outside, and clean up your butts! (There is an ashtray in one of the bar drawers.) * No glitter or confetti... you know why not. Haha * I have pest control service, but please realize that you are on the river and some unwelcome "guests" may come visit. I obviously have no control over the outdoor insects. Keeping outside lights off and doors and blinds closed will help. (I have vanilla extract in the cupboard that you can try for the mosquitoes/gnats, as well as some sprays on the bar. I would bring some as well to have extra.) There may be some "fish flies" too. If they are really bad, they will turn off the street lights in Bellevue. At least they don't bite or anything! Breaking the following rules will result in immediate cancelation and eviction from the property with NO refund: It is against Airbnb policy to book for a 3rd party. You must be in the home, and cannot book for someone else. Tampering of security cameras or WiFi. (There are outdoor cameras on both doors.) Having a party or event.
