Please respect the house rules that you have agreed to when booking. 1. Check-in is between 4 pm and 6 pm. If you check in after 6 pm and report any issues with the listing, no refunds will be provided. If you report an issue before 6 pm and we fix it within a couple of hours, no refunds will be provided. Check-out is before 10 am. 2. I am available for phone/email support between 9.30 am and 8.30 pm. Before or after the time is dedicated to my family. 3. Early check-in and late check-out are not allowed. The penalty is $50. If you left, but your stuff is in the room, we will pack it and put it outside the property. 4. If your reservation ends on a certain day, even if you booked the same room again or a different room in the same house, you need to take your luggage to the living room and allow us to clean the room or if you leave your stuff in the room, you will be charged the late check out penalty. 5. No food and drinks in the rooms besides water. There is a $50 penalty for food in the room. The same penalty applies for not doing one’s dishes in the kitchen after eating. 6. People checking out need to leave the premises by 10 am. Please don’t leave your luggage in the house after check out or a penalty of $50 will be applied. 7. Please inspect the property when you first check in to make sure there are no damages from previous guests that we missed when cleaning. Report them to us within the first couple of hours from when you check in. This way you don't get charged for things you didn't damage. 8. Label your food with your name and check-out date before putting it in the fridge or common areas or it will be thrown away daily. 9. Booking for other people is not allowed. Your reservation has to have your name on it. If not, we reserve the right to ask you to leave and we won’t issue any refunds. And we will call the police if you or your guest do not leave. 10. Wash your dishes and clean up after yourself. There will be a penalty of $20 if you leave your dishes in the sink. 11. The laundry machine is only for the host to use. No exceptions. 12. No packages may be sent to the house. Packages have been lost before, and we cannot be responsible for items left outside. 13. After 11 pm, it's quiet time. If we get a report from another guest or staff member of noise e.g. talking, playing music, showering, or cooking between 11 pm and 7 am, there will be a $50 penalty. 14. Leave the room in the same condition you found it in. No need to make the bed, but no excessive trash. We charge an extra $20 cleaning fee if you leave the room a mess, move furniture, and/or leave excessive trash. 15. We only provide one set of sheets and one towel per stay per guest. If you need us to clean the room, change the linen, or provide a new towel, please message us, and we can do it for an extra cleaning fee. 16. No smoking or drugs of any kind allowed in the house. Smoking is only allowed 20 ft from the house. $200 Penalty for smoking and using drugs, and you will be asked to move out of the house without a refund for any remaining nights. 17. Only moderate alcohol use and no hard liquor are allowed in the house as a sign of respect to the other guests. 18. Visitors and extra guests are not allowed. If we get a report from another guest or our staff that you allowed inside the house outside visitors, there will be a $100 penalty per day they were there. 19. The rooms are all labeled with their names. Check your reservation to make sure you are going to the correct room. If you check into the wrong room, you will be charged a $100 fee. Sleeping in another room will impact other guests who may check in late and find their room occupied. 20. If a previous guest comes back to the house without a current reservation, they will incur a $100 fee for each illegal entry in the house plus any damage from loss of income from any reservation they disrupt with their presence. They will be reported to the Airbnb safety and security team and the police for trespassing. Video and photo footage will be used as proof. 21. Do not leave your valuables unattended. We will not be responsible for any loss during your stay. 22. We don't accept extensions or alterations to a reservation. If you want to extend, please make a new reservation. We can't waive the management fee. 23. We offer the following extra services: Room key: $50 key deposit Space heater: $20 deposit Early Luggage Drop Off: $10/bag Late Luggage Pick Up: $10 Early check-in at noon: $25 Parking: $10/night (Unregistered cars are towed daily) To request these services please schedule and pay for them a day in advance before 8 pm. For parking, we will also need the car model and license plate number. 24. For the early luggage drop-off, bags can only be dropped off starting at 11 am at the entrance of the house for $10/bag. If you leave more than the allowed number of bags, there will be a $50 penalty and if you leave the bags anywhere else other than the entrance, there will also be a $50 penalty. 25. These are the fees for the following damages: Lost key - $50 Damage and stains to bed sheets or duvet - $50 each Bath towels $20 Damage to carpet $50 cleaning fee Damage to Furniture - receipts will be provided for the replacement cost plus a $50 assembly fee Missing or broken space heater- $50 26. If off-street parking has not been requested and paid for and the model and license plate have not been communicated the day before 8 pm, cars will be towed. 27. Guests should never lock the room door from the inside as they leave the room but always use the key in case the key malfunctions or they forget the key inside the room. If you lock yourself out or need in-person support after the cleaner has already left for the day, there will be a $50 fee to dispatch our on-call maintenance person. Same-day dispatch is not guaranteed and it’s harder to accommodate before 10 am and after 6 pm. If maintenance is not available, the guest will be responsible for calling a locksmith or finding alternative accommodation and no refunds or reimbursements will be provided by the host. 28. The washer and the dryer are not part of our listing’s amenities and they are for the exclusive use of my housekeepers only. Unauthorized use of the washer or dryer will be penalized $50 for each load. Taking out sheets or towels from the washer or dryer is also not allowed and we will charge $50 per violation. The same amount will also be charged for the use of sheets or towels beyond the ones left for the guests in the room. 29. We ask the guests to respect the bedding and towels provided. If the duvet cover or sheet sets are found stained or damaged in any way a replacement fee of $50 per item will be charged.
