Tenant agrees to comply with all obligations imposed by the North Carolina Vacation Rental Act on Tenant with respect to maintenance of the Premises, including but not limited to the following: (i) keeping the Premises as clean and safe as the conditions of the Premises permit and causing no unsafe or unsanitary conditions in the common areas and remainder of the Premises that Tenant uses; (ii) disposing of all ashes, rubbish, garbage, and other waste in a clean and safe manner; (iii) keeping all plumbing fixtures in the Premises or used by Tenant as clean as their condition permits; (iv) not deliberately or negligently destroying, defacing, damaging, or removing any part of the Premises or knowingly permitting any person to do so; (v) complying with all obligations imposed upon the Tenant by current applicable building and housing codes; (vi) accepting responsibility for all damage, defacement, or removal of any property inside the Premises that is within Tenant’s control; and (vii) notifying Landlord in writing of the need of replacement of or repairs to a smoke detector, and replacing the batteries as needed during the tenancy. Tenant agrees not to use, nor permit the use of the Premises for any unlawful or disorderly purposes, nor commit or permit a nuisance to be committed therein. Tenant agrees to abide by all local ordinances and subdivision regulations. Tenant further agrees not to climb on Premises deck rails or roof or engage in other dangerous or reckless behavior on the Premises. Tenant’s breach of this paragraph shall be considered material and shall result in the termination of Tenant’s tenancy and forfeiture of all rent and fees paid to Landlord under the expedited eviction process.

Travelers who cancel at least 60 days before check-in will get back 100% of the amount they've paid. If they cancel between 30 and 60 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.
